FROM THE PRESIDENT, Bobby Van Pelt

Happy New Year to the best community in Greenville. I would like to thank everyone for a great 2017. Let’s make 2018

even better. It is so evident, in so many ways, how this neighborhood looks after one another.

The Christmas Parade was awesome. Thanks to all of you who participated and contributed. Be planning on how you can

help continue this wonderful neighborhood tradition in 2018.

GREAT NEWS….. The neighborhood dues did not increase for 2018! Please have your dues in on time to avoid any late

charges.

We appreciate our “new” neighbors, Joe & Carla Sicilia, and all their effort with the Social Committee. They are an

incredible asset to the neighborhood with their creative ideas. This is a very important aspect of a community. Please share

ideas with them for events for 2018 and be sure to participate!

I appreciate Tony Hudgins, a retired law enforcement officer, helping with the security of our community. It is evident that

he wants to address all safety concerns in Half Mile Lake.

And let’s not forget Jill Hancock with getting the newsletter out on time – it’s so important in helping us communicate any

news.

At this time, as President, I would like to thank each and every Board member and Committee member for volunteering

their time to make our neighborhood great. I think everyone will like the new ideas coming from Brad Detandt and the Pool

Committee for this upcoming season.

There are BOARD POSITIONS coming open this year and it would be great to have new members with new ideas to

participate.

“I BELIEVE THE WORLD IS ONE BIG FAMILY AND WE NEED TO HELP EACH OTHER.” How will you help your

ANNOUNCING CHANGE IN CLUBHOUSE RENTAL FEES

The Clubhouse is available for any homeowner in good standing with the HOA and can be requested through the

website at www.halfmilelakehoa.com by filling out the request form. The Clubhouse has been used more than 100

times since opening 18 months ago. Utilization is allowed for three categories of events:

• HOA Sponsored Events (i.e. HOA Board/Committee Meetings, and HOA Sponsored Social Events).

No fee or deposit required

Requires Board/Committee Sponsor

• Non-Profit Events (i.e. Homeless Period Project collection, Alzheimer’s Awareness Dinner)

The Homeowner sponsor is required to invite the HML Community via Facebook

There is no rental fee, but the Homeowner Sponsor is required to complete a rental agreement and provide a

refundable security deposit of $150.00 (check from non-profit organization is acceptable in this case.)

• Private or Commercial Events (birthday party, Tupperware party, etc.)

The Homeowner is required to:

Complete a Rental Agreement

Pay a Clubhouse rental fee of $75 for a 4-hour rental ($15 per additional hour)

Provide a refundable deposit of $150

All renters are required to leave the clubhouse in a clean and ready to use condition.

A common issue has been routine cleaning of the clubhouse. Historically, the lifeguards cleaned the bathrooms

daily during the pool season, and renters cleaned after their party. Because of inconsistencies, the Board voted to

increase the rental fee, beginning January 1, 2018, to $75.00 in order to provide scheduled janitorial services for the

Clubhouse. The Board also voted to reduce the security deposit to $150. This was decided because there have been

no incidents to date that warranted forfeiture of a security deposit. Thanks to all who have rented the facility for

being responsible and respectful. Please send an email to [email protected] if you have questions

regarding the Clubhouse.

SAFETY/SECURITY

A reminder for everyone to be aware of

who and what’s around you at all times.

The Patrol Deputy will be working different hours

during the month for the safety of the community.

Please keep posting any suspicious vehicles or

person(s) in the neighborhood and don’t hesitate to

contact Tony Hudgins with any security or safety

issues. [email protected]

LANDSCAPING

Plans are underway to remedy the

erosion problem at both walking trail

entrances to the Dam. The fence along

the entrance on the Waters Edge side

will be repaired as well.

Come Spring, we’ll also see a new look

at the entrance to Waters Edge off How

Long. 😊

POOL NEWS

• The HOA Board voted last Fall to have Sweet Water Pools

take over the management of our pool beginning in January,

2018. After carefully evaluating three companies, Sweet

Water presented the best overall safety practices, service and

price. We are very excited about this new partnership and can't

wait for the pool cover to come off!

• Installation of our new Key Fob Security System is in progress

and will be completed by the end of January. This will allow us

to extend our pool season and the hours each day. Watch for more

exciting news to come very soon!

• The Pool Committee is looking for volunteers! To offer your help, please contact Brad Detandt at

[email protected]

Holiday Craft Show In December we celebrated our second annual HML Holiday Craft Show, headed up by Jennifer Lowry and Betsy

Lauber. The vendor spaces were full and we saw a great variety of handmade goods from crochet, art, candles and

jewelry to tasty treats and original games! Thanks so much to all the participants for making it a great show. The

event was well attended and we are looking forward to a another great show in 2018 with even more vendors and

shoppers as the word spreads. We have some wonderful artists and bakers in our neighborhood!

NOTE FROM TREASURER…

Thank you to all the homeowners who have already paid their 2018 Annual Dues! We would love to make it to

the “half-way” point before the end of January. This helps us with cash flow at the beginning of the year. Please

remember, only checks or “bill pay” from your bank (other options cost the HOA too much money). Any dues not

received by February 28 will be charged a 1.5% late fee per month beginning in March.

Don’t forget that one name will be drawn in February from the list of all who have paid their dues by January 31,

and the winner will receive a credit to cover their 2019 HOA Annual Dues! 😊

If for some reason you have not received your Dues Notice or have any questions, please contact

[email protected] .

HML COVENANTS We all want Half Mile Lake to look as neat and well

maintained as possible, and your Board takes this

responsibility seriously. One way to help the appearance

of our neighborhood is to keep up our yards and

driveways according to our Covenants. Please be

reminded that Article VII, Section 2, (k) states:

“Any and every container used to store garbage, refuse

and debris until collected by public or private or waste

disposal service shall be stored on each lot so that it

shall be out of sight from all streets.”

Remember to store your trash cans

out of sight when it’s not trash/garbage

day. Thanks!

The HML Covenants provide a guide

for keeping our community in good shape and our

property values up. Please take some time to review this

document to insure HML remains the best community in

which to live and raise our children! You can find the

Covenants at our website www.halfmilelakehoa.com .
