THE IREO UPDATE01 | IREOWORLD.COM
The big moment of 2014 was undoubtedly October 7, 2014, when we sent out the letters inviting owners of The Grand Arch to take possession of their apartments. It has been an exciting journey from there on, welcoming residents and taking every possible care to make their moving in comfortable and delightful. The iconic development featuring the world’s tallest residential arch now stands as a landmark feature on Gurgaon’s skyline. Its suite of best-in-the-city facilities for its residents set a new benchmark in condominium living. This issue covers several aspects of the agship project including the handover in progress, the nishing details of the interiors, the one-of-its-kinds clubhouse, making of the ‘the Arch’ tower and more. It would just be right to say that we are absolutely “Delighted to welcome you, at The Grand Arch!”
Meanwhile, the master plan of the upcoming 500-acre* Ireo City is also beginning to take shape. Ireo, in consultation with HUDA, has commenced construction work for the 500-m(1640.42 ft) sector road mock up in front of The Grand Arch, which will become a model for an international standard streetscape featuring safe pedestrian walkways and cycling spaces. This is just a glimpse of Ireo’s larger landscape vision for the township. Read more about the distinct landscape design of Ireo City in “Designing a landscape that cares for its people”.
Over in Ludhiana, the 13-acre* lake that is the heart of Ireo Waterfront township was unveiled during a gala wine tasting and grape stomping event. An integral part of the lifestyle of residents of lakeside villas, the glittering lake has also become home to birds of dierent feathers. Turn to “Migratory birds arrive at the Ireo Waterfront Lake” to know what makes the lake complex a bird watcher’s paradise and a photographer’s delight.
Capturing the beauty of location, taking a cue from the surrounding landscape and weaving it in every detail of the project is intrinsic to all Ireo developments. Take for instance Ireo Fiveriver in Panchkula. Its scenic location with Shivalik range on one side and a forest cover on the other has inspired the resort-like theme for the entire township, be it architecture, amenities, clubhouse or landscape. At Ireo Fiveriver, you will live “A lifestyle that feels like a vacation”.
As Ireo communities begin to come alive, the art and culture activities have also revved up. It has been a delight to celebrate culture, art, architecture, music, festivals and more with our existing and future residents. For those who missed the fun, turn towards the end pages for a glimpse of the various events.

THE IREO UPDATE03 | IREOWORLD.COM
For the residents of The Grand Arch, the year 2015 started with a grand new beginning, as they got ready to
shift base to their brand new homes. Since the commencement of Phase 1 handover in November last
year, 35 families have already moved in. Many have started interiors and fit out works. Some are waiting
expectantly for the second phase of handover to begin.
Walk into this 21-acre* condominium and the excitement is almost palpable. The Residents Services team and the concierge are busy attending to every request from providing assistance with daily needs to ensuring a comfortable settling down for the new movers.
Once the residents settle down, they can pamper themselves with a range of services from the concierge including restaurant reservations, bespoke travel itineraries, organizing concert passes and sports/theatre tickets, and even managing household tasks including payment of bills to sourcing of babysitters.
The early settlers at the condominium have already started using the shuttle bus service for commuting to the neighbourhood community and the metro stations. Currently the shuttle service is on demand basis, but as more occupants move in, the service will be made available at frequent intervals. Ms. Mehra, one of the earliest residents to move in at The Grand Arch says -
“It has been a very pleasant experience. The concierge takes care of our daily needs. It has been very thoughtful of the developer to have provided the shuttle bus service, which we use to commute to metro.”
Towards the evening, a Quick Response Team, comprising of ex-service personnel patrols the condominium from dusk to dawn for the security of the residents. A 24x 7 ambulance, equipped with the latest of life saving equipment such as an AED (Automatic External Debrillator) along with trained paramedics, is stationed round the clock at the site for any medical exigency. Nitya Mohan, Head of Resident Services at Ireo, says, “We are taking a holistic approach in addressing how to better serve our residents beyond bricks and mortar. Through the various resident welfare measures, we are ensuring a better quality of life and a hassle free living experience for our resident communities.”

The handover of apartments has been planned over two phases. In Phase 1, handover of possession is in progress at A, B, C, and H towers and will sequentially cover other towers. Towers D, F, G, J and the Arch Tower will subsequently be handed over in Phase 2.
Landscape work is also complete in some parts of the condominium. A network of walkways or ‘raastas’ connect the towers, common areas and the clubhouse. Landscaped jogging trails run the entire perimeter of the complex with tness pockets along the tracks. A grand axis dotted with greens and water
features connects the condominium entrance to the 2787 sq. m. (30,000 sq. feet) club facility, Le Club. The clubhouse is operational and residents have already started using the sports and tness facilities including gymnasium, table tennis, squash and the bowling alley.
With its unique architecture, one of its kind clubhouse and enhanced lifestyle services, The Grand Arch is coming true to its vision of creating an iconic lifestyle for its residents.
“I went for the pre inspection for my apartment at The Grand Arch this morning, and was so happy with what was presented to me. I was also happy to see that people have already moved in and that the Club is adding new facilities each month. I have absolutely no doubt that Grand Arch will continue to delight its apartment owners and also inspire Ireo to build a vibrant community in the days ahead. My investment, my faith and my trust in Ireo has been rewarded handsomely and I wish Ireo continued successes in the future. My congratulations to the entire team.”
Imran Baig, Tower C Resident
“It has been just over a month since I moved in and I believe its an appropriate time to put on record my sincere appreciation for the work done by the concierge team in helping me move in, feel settled and at home here. In doing this, they have often gone well beyond the call of duty, attending to matters after hours and even on holidays. Above all, they solve problems with a smile.”
Avirook Sen, Tower B Resident
“Ireo team has been very cooperative and I have actually taken possession of a at in record time for the rst time, which is really commendable. Everything was up to the mark and every member of the Ireo team has done everything they could to make it a pleasant experience for me.”
Ranjana Garg, Tower H Resident
“I would personally like to thank all the people who have helped in rectifying most of the issues in my at. I have had properties with other builders but I can say that IREO has an excellent team and would hope that we would not be disappointed even in future and continue getting the extended support.”
Anishya Uberoi, Tower B Resident
The 13-acre* man-made lake at Ireo Waterfront in Ludhiana was recently unveiled. While owners
begin to move in to their lakeside villas and lakeside facilities pick up pace, the lake has
already become a second home to migratory birds that have flown in from distant lands to test new waters. Little Grebe better known as Dabchicks
and Cormorants can be seen happily swimming in their flocks. Pochards are soon expected.
The landscape around, comprising of more than 40
dierent types of trees, palms and shrubs, has
become the perfect nesting ground for these birds.
Among others who have made the scenic lakeside
landscape their home are wagtails, shrikes, short-toed
larks, red start, cattle egret, little egret, grey hornbill,
tree pie, beaver bird, crow pheasant, bee-eater,
kingsher and purple sunbirds and black stilt.
Human settlement is also beginning to happen
around the lake as residents of villa neighbourhoods
East Lake Village and The Terraces have started
moving into their villas. Dierent edges have been
created around the lake to make it a part of the
lifestyle of all the residents of the 500-acre*
township. Residents at the lake facing villas will
enjoy sweeping views of the natural landscape. The
other part of the lakeshore is being developed as a
public space with open-air amphitheatre, club
facility featuring world-renowned Angsana Club and
Spa, food and beverage area and kids play zone,
where the water feature will form a beautiful
backdrop to all the leisure and recreational
activities. Two lake jetties in addition to the series of
steps at the water’s edge have been created as
picturesque spots to allow a closer interface with
water. The structure for food and beverage area is
already complete and construction has commenced
at the 6-acre* club facility.
Proper planning measures have been taken to keep
the lake water clean and prevent the breeding of
algae and mosquitoes. Aquatic plants planted in the
lakebed absorb excess nutrients in water and thus,
prevent the formation of algae. A 30.48 m. (100 feet)
water jet or oating fountain has been installed to
aerate the water and maintain its oxygen level. The
wetland like system around the lake also contributes
in water ltration and maintaining its oxygen level.
Treated storm water is directed back to the lake as
part of the water re-circulation system.
As the vibrant lakeside community begins to come
alive, the shimmering waters with its ora and fauna
have already become the talk of the town
captivating photographers and bird watchers alike.

CONCEPTUALIZATIONOF THE “ARCH”
“Drawn to the impressive arches framing timeless architectural works, The Grand Arch design infuses monumental inspiration with modern minimalist design to dene a new perspective on contemporary living in the current building boom.”
SORG ARCHITECTSPRINCIPAL DESIGN ARCHITECT OF THE GRAND ARCH
“The Grand Arch design has sparked a new trend inspiring architects and developers to create unique residential structures. Building the Arch tower was a challenge given the span and the height of the arch. A structure of this kind demanded everyone to be their ingenious best. Experience of working with metro networks and basic laws of physics came in handy to successfully surmount the arch. Today, it stands as a proud achievement for the entire Ireo team.”

Arc De Triomphe, Paris
Monumento a la Revolución, Mexico India Gate Memorial, New Delhi
hink of the world’s greatest
arches – Arc De Triomphe in Paris,
Monumento a la Revolución in
Mexico or India Gate Memorial in
New Delhi - The Grand Arch
supersedes them all in dimensions
with its 82 m (269 ft) height and 67
m (220 ft) width. The iconic arch
tower at The Grand Arch is not only
unique as far as residential architecture
is concerned, it is also the world’s tallest
residential arch.
Historically, the arches and the towers
have marked important revolutions and
triumphs but at the same time also
served as a way to display the
engineering excellence of those times.
The Arc de Triomphe honours those
who fought and died for France in the
French Revolutionary and the
Napoleonic Wars. It was the tallest
triumphal arch in existence until the
completion of the Monumento a la
Revolución in Mexico City in 1938,
which is 67 metres (220 ft) high. India
Gate in New Delhi, designed by Sir
Edwin Lutyens, is a war memorial for
soldiers who died in the First World War.
The Grand Arch too, has made history,
though of a dierent kind. The design of
the Arch tower marks an architectural
leap in residential space and has
revolutionized the way residential
spaces are conceptualized. The ‘arch’
disrupts the tower-like conception of
apartments and gives an iconic touch
to apartment living. The structure is
supported by eight 33 m trusses, each
weighing a massive 60,000 kilograms.
Erecting these trusses at a height of 65
m was a challenging task. The process
involved 150 people, two 40 MT tire
mounted hydraulic boom cranes, 160
MT crawler mounted lattice boom
crane, two 10 MT winches and six
diversion pulleys. Since the basement
had the constraint to take the load of
160 MT crawler crane, a special track
was made to transport the truss with
the help of Hillman Rollers. This is just a
glimpse into the kind of engineering
that has gone into the making of
apartments in the Arch tower.
For those who will be living in the four
penthouses that form the arch, it will be
like owning a private space in the sky,
with no apartments above or below.

further accentuated by exquisite
interior details like the Italian Satvario

of pearl frames on restaurant walls.
This 2787 sq. m (30,000 sq. ft.) club is
as unique in look as it is in the choice
of facilities it oers for the residents,
making it one of its kinds
condominium club in the city.
The entrance to the club opens into
an oval atrium, which houses a
pool-facing bar with a lounge bar
facility on the rst oor. Open
corridors on both sides lead to sports
and tness facilities on one side and
social amenities on the other.
For residents who are sports and
tness enthusiasts, the club’s right
wing houses a plethora of amenities
ranging from squash, badminton and
basketball courts to table tennis and
a temperature-controlled swimming
pool (which is a rst in the region).
The football and lawn tennis facilities
coming up on the club’s periphery,
will add to the sports options that
residents can indulge in. Overlooking
the swimming pool is the gym that is
equipped with world’s best tness
equipment from Italy-based
Technogym, the supplier of tness
equipment for Olympics. Residents
can also enjoy a game of bowling at
the fully automatic 10-pin two-lane
bowling alley, which is the rst of its
kind in a condominium club. For kids,
there is a spacious and
air-conditioned indoor kids playroom
with colorful seating and mind
stimulating games.
Indulge in ultra-luxurious grooming sessions at Warren Tricomi spa and saloon. Enjoy year-round swimming at the city’s only temperature-controlled swimming pool. Get into an exciting game of bowling at the club’s fully automatic two-lane bowling alley. Delight your guests with lavish parties by the pool side with a dedicated

with Himanchal on one side and Chandigarh on the
other, Panchkula has access to vacation spots as well as
well-developed social and physical infrastructure. It is
the beauty of the location, the existing infrastructure,
and proximity to Chandigarh that inspired Ireo to plan
its idyllic 200-acre* integrated township, Ireo Fiveriver,
in one of the most scenic locations in the area. The
township has convenient access to NH22 and is just a
15-minute drive from Chandigarh with close proximity
to Panchkula CBD, retail hubs and other commercial
developments.
Surrounded by Shivaliks on one side, and a forest cover
on the other, Ireo Fiveriver will be a nature lover’s
paradise. A vibrant internal environment has been
planned with shopping, leisure and outdoor sports
amenities, which will create a resort like lifestyle.
Residential options include villas, plotted development
and apartments to suit varying tastes and lifestyle
choices. The highlight of the township is The Woods, a
group housing complex designed to include
well-planned activity areas, walking trails, children’s
playgrounds, themed courtyards, tness zones, outdoor
sports facilities including multipurpose court and a
swimming pool, to create a complete lifestyle for the
residents. A central boulevard will form the heart of the
complex with comfortable sit outs, convenience stores,
open play areas and spaces for shopping, dining and
entertainment. A mall-like commercial centre with
retail, leisure and business spaces has also been
planned within the development.
Completing the resort-like feel of the township will be
a world-class clubhouse overlooking the lush
landscape that will cater to the recreational needs of
the residents. The clubhouse will oer a plethora of
entertainment and leisure options including
half-Olympic size swimming pool, outdoor dining,
tness and sports facilities, and a banquet hall. Villa

DYNAMICSin Apartment Design
THE GRAND ARCHThough by its very nature, an apartment encloses an area from the outside world, yet its quality lies in its openness, how much it keeps you connected - with yourself, with people around you and with nature. Perhaps that is the purpose of good design. It connects. It provides a seamless connection with the world outside, and with the world within. So if we take o the walls, such as the one between living, dining and the kitchen - the way we have done it at The Grand Arch - the result is an open living and dining space that allows a seamless ow of conversations, cooking, dining and entertaining, inviting everyone to participate in the moment.
Space can be opened up in many ways. At The Grand Arch, multiple factors such as ceilings, door frames, windows, and oor plans have been rethought and resized to create a sense of spaciousness. Four side open apartments with oor-to-ceiling windows open your apartment to natural light and surrounding landscape. Ceilings are a generous 3.048 m (10 feet) high, in comparison to 2.74 m (9 feet) which is the usual norm. Even the door frames are a notch higher, 2.43 m (8 feet) in comparison to 2.13 m (7 feet), complementing higher ceilings to enhance the sense of
openness. Together with open oor plans, these features add more room to your rooms. Open the curtains to enjoy sunrise, sunsets, rain or a star lit sky. Close the curtains and the feeling of spaciousness would still remain.
Then comes in meticulous attention to nishing details and choice of high quality xtures that further uplift the design and ambience of the apartments. Natural stone oors in Living/Dining and engineered wood oors in main bedrooms add quiet elegance to interiors while being high on strength and durability. The entrance door is 45mm thick instead of standard 35 mm with 2.43 m (8 feet) door frames (vs. usual 2.13 m (7 feet). Bathrooms are tiled with premium Kajaria Eternia tiles right up to the ceilings as against 2.13 m (7 feet) which is the norm. Superior WC/CP ttings from world famous brands like Grohe and RAK add to the chic factor.
Intelligent space planning, enhanced sense of openness, attention to detail, exactness of design, and the choice of xtures and ttings make the quality of living at The Grand Arch apartments greater than the sum of its parts.
Your apartment is your very own physical portion of space in the world. A shelter. A place where you eat, sleep, relax.
Nurture and nourish yourself and your family. Not just that. Where you dream your dreams, prepare for life’s challenges, rejoice in your success, make peace with your mistakes, fuel your ambition, fight your limitations and create yourself. At the Grand Arch, every inch of space, each wall and window, and every finishing detail contributes in creating a sanctum
where you can live and enjoy more.

DESIGNING A
that cares for its
The breathing lungs of the upcoming 500-acre* Ireo City township will be its lush landscape that is being designed to nurture the health and well-being of its inhabitants.
Every aspect of the landscape design at Ireo City places human beings at its center. Be it making the township walkable
and cycle-able, planting large canopy trees along footpaths to provide shade to pedestrians, creating shaded
outdoor seating areas to promote community interaction, installing artworks to encourage art appreciation
especially amongst children, creating exploratory and engaging kids play areas, and more. Here are six dening features of landscape at Ireo City that will inuence and inspire the lifestyle of the future
residents of this township:
“The quality of
the sidewalks in
a city is the most telling thing.
Just as a bird needs to y, sh need to swim and deer need to run, we need to walk.”
CONNECTING 500 ACRES* WITH INTERCONNECTED TREE LINED
WALKWAYS AND CYCLETRACKS
Walking and cycling will be a preferred
mode of commuting within the
500-acre* Ireo City township.
Residential, commercial and recreational
spaces would be seamlessly
interconnected through tree-lined
walkways and cycle lanes inviting
people to make cycling and walking a
part of their daily activity. The
township’s safe pedestrian environment
and bicycle system will contribute to
the overall health of its resident
community and also reduce carbon
footprint by being automobile
independent.
Modeled on the world’s favorite walker
friendly cities such as Copenhagen, New
York and Melbourne, the township
streetscape is being built to
international standards. Facilities that
compete for space on footpaths such as
haphazard parking, electricity poles,
trees, drains and other service lines have
been allocated clear demarcated space
to keep the sidewalks free of
obstructions. Streets and sidewalks will
be well lit to create a safe nighttime
walking and cycling environment.
"Trees are poems the earth writes upon the sky.”
A LANDSCAPE RICH WITH INDIGENOUS TREES
Jamun, Pilkhan, Mahua, Peepal, Baheda,
Papdi, Gulmohar, Saptparni, Goolar,
Arjun, Kachnar and Kadamb – this is just
a sampling of the beautiful canopy trees
that will be lifelong companions to
generations of Ireo communities. The
choice of trees will give a distinct
character and charisma to this 500-acre*
township, providing shade to the
pedestrians and adding a soft natural
edge to the modern architecture. Over
the years, Ireo City will age into a lush
green city, similar to the green parts of
Delhi and other old cities.
“There has to be frequent interesting things to see for it to be a nice walk.”
WEAVING TOGETHER NATURE, ART AND ARCHITECTURE
Apart from architectural highlights like
Foster + Partners-designed Grand Hyatt
Residences and The Grand Arch,
residents will enjoy and appreciate the
many aesthetically appealing details of
the township including its vibrant
plazas, water features, sculptures and
artwork of renowned national and
international artists. ‘Dada’ tree sculpture
by top Indian artist Subodh Gupta,
recently unveiled at the central greens
of The Grand Arch, is the beginning of
the line of artworks that will dot the
landscape at Ireo City.

“It is a happy talent to know how to play.”
BRINGING BACK A SENSE OF ADVENTURE AND RISK-TAKING
IN THE KIDS PLAYSCAPE
Kids need more than swings and slides.
They need to climb walls, jump from
boulders, hide in a tunnel and get dirty
in mud. Kids play areas in Ireo City are
being creatively designed to oer
challenging, adventurous and exciting
experience for kids. For example, at The
Grand Arch, kids play area comprises of
sand pits, walls with climbing pegs,
embankments for sliding and rope
climbing, tunnel, rounded boulders and
world class play equipment. It will make
outdoor play exciting for children, invite
them to take risks and enjoy a sense of
achievement. Painted in vibrant colors
the play zone will encourage kids to
play imaginatively. Needless to say,
these play areas will have numerous
development and health benets for
children.
“The safety of the people shall be the highest law.”
MULTIPLE CONTRIBUTING FACTORS THAT MAKE IREO CITY
LANDSCAPE SAFE AND SECURED
Some design decisions challenge
conventional practices. For example,
choosing narrow roads with tight turns
within developments over wide roads.
The former encourage people to drive
slow and thus make the internal
environment more safe. Some design
elements have been inspired by the
concept of inclusive mobility. Tactile
paving for partially sighted, ramp access
for wheel chair, appropriate footpath
widths, handrails and colored signage
will make the streetscape within Ireo
developments safe and accessible to all.
Moreover, the township will have a safe
and aesthetically lit nighttime
environment with sidewalks and main
streets lit with durable and high IP
rating lighting xtures. Landscape team
at Ireo is bringing international best
practices in landscape design to build a
landscape that is safe, secured and
above all, humanistic.
“Sustainability is the key to our survival.”
TAKING ENVIRONMENT- FRIENDLY APPROACH
Bio swales or sunken planters will be
built along roadsides to contain storm
water. This will help in recharging
ground water for the entire site instead
of being drained with the city’s sewage.
100% of wastewater from the
development will be treated at the
Sewage Treatment Plant (STP) with
tertiary treatment based on MBBR
technology and reused for landscaping.

According to John Mathew Hall, VP – Landscape Design at Ireo:
My vision for Ireo city is to create a city that can achieve the following:A place where residents can walk down leafy streets free from the hectic hustle and bustle typical to metropolitan cities. A place that is thoughtfully master planned, where the parks and community facilities are just a short walk away down shaded footpaths. A place where residents have the option to walk, cycle or drive through a safe pleasant environment; where pedestrians and cyclist are given priority over the car user. A place where the latest creative design solutions and sustainable strategies can create safer, healthier places to live, work and play.

Making it easy for you to access details of your property at Ireo anywhere, anytime - with Ireo Track.Searching for documents and managing the various (but crucial) pieces of papers is unarguably a hassle. Be it the last bill, some receipt, an identication number or any other information – the process of scouting through les and folders to nd the right document is exasperating.
Imagine you are at the bank and your bankers ask you for some information related to your property. You would probably need to go back home, nd the documents, carry them to the bank and later le them back in the cupboard. Or, maybe it is the last day of payment and you plan to drop a cheque on your way to oce. You pick up your cheque book and rush out. On the way, you try to recall when was the last payment you made and for what amount. You jog your memory and you may or may not be successful in recalling the exact details. Again you go through the whole process of digging through various papers at home to get the information.
What if you had access to all this information online? Like when you were at the bank, you could instantly go online to check whatever detail was required, and close the transaction right then. It would save both your precious time and limited energy.
With this thought of making customer experience smooth and hassle free, Ireo recently launched www.ireotrack.com. It is an online portal that will be a one-point destination for our customers to access their property details and
payment-related information, anywhere, anytime. With the convenience of this portal, Ireo property owners can view their property information, access payment schedule and keep track of all their payments at one place.

On the scintillating Saturday evening of April 25, 2015, The Grand Arch residents got a real taste of ne living as the spectacular
‘Dada’ tree sculpture by renowned contemporary artist Subodh Gupta was unveiled at the condominium amidst live music,
cocktails and a talk by the artist himself.
The nearly 22 ft. high installation, which resembles a banyan tree, complements the eye-catching “arch-shaped” architecture of
The Grand Arch and creates an immersive experience for residents who are now beginning to move in to their stylish new
homes.
The sculpture is made of polished, hyper-reective stainless steel, with curvy branches and has clusters of utensils as leaves.
The artwork makes creative use of objects that were part of the artist’s childhood in the small town of Khagaul in Bihar,
including steel tin boxes, thali pans, bicycles, and milk pails. According to Subodh Gupta, “The tree is its title ‘Dada’, the Hindi
word for grandfather, the patriarch under whose protection a family thrives and in whom one sees one’s own reection.”
Undoubtedly the tree was the favorite sele spot for guests who clicked themselves with the unique sculpture and the ‘arch’
tower as the backdrop. Guests also got an opportunity to interact with the artist as he was present on the occasion.
‘Dada Tree’ installation at The Grand Arch is only a taste of things to come. Ireo has plans to display more such exclusive
artworks throughout the upcoming 500 acre* Ireo City township. According to Lalit Goyal, Vice Chairman & Managing Director
at Ireo, who is himself an avid art collector, “Bringing soulful and inspiring art to the residents of Ireo communities is an integral
part of our vision to create a holistic lifestyle in Ireo townships.”
