The big moment of 2014 was undoubtedly October 7, 2014, when we sent out the letters inviting owners of The Grand Arch to take possession of their apartments. It has been an exciting journey from there on, welcoming residents and taking every possible care to make their moving in comfortable and delightful. The iconic development featuring the world’s tallest residential arch now stands as a landmark feature on Gurgaon’s skyline. Its suite of best-in-the-city facilities for its residents set a new benchmark in condominium living. This issue covers several aspects of the �agship project including the handover in progress, the �nishing details of the interiors, the one-of-its-kinds clubhouse, making of the ‘the Arch’ tower and more. It would just be right to say that we are absolutely “Delighted to welcome you, at The Grand Arch!”

Meanwhile, the master plan of the upcoming 500-acre* Ireo City is also beginning to take shape. Ireo, in consultation with HUDA, has commenced construction work for the 500-m(1640.42 ft) sector road mock up in front of The Grand Arch, which will become a model for an international standard streetscape featuring safe pedestrian walkways and cycling spaces. Over in Ludhiana, the 13-acre* lake that is the heart of Ireo Waterfront township was unveiled during a gala wine tasting and grape stomping event. An integral part of the lifestyle of residents of lakeside villas, the glittering lake has also become home to birds of di�erent feathers. Capturing the beauty of location, taking a cue from the surrounding landscape and weaving it in every detail of the project is intrinsic to all Ireo developments. For the residents of The Grand Arch, the year 2015 started with a grand new beginning, as they got ready to

shift base to their brand new homes. Since the commencement of Phase 1 handover in November last

year, 35 families have already moved in. Many have started interiors and fit out works. Some are waiting

expectantly for the second phase of handover to begin.

Walk into this 21-acre* condominium and the excitement is almost palpable. The Residents Services team and the concierge are busy attending to every request from providing assistance with daily needs to ensuring a comfortable settling down for the new movers.

Once the residents settle down, they can pamper themselves with a range of services from the concierge including restaurant reservations, bespoke travel itineraries, organizing concert passes and sports/theatre tickets, and even managing household tasks including payment of bills to sourcing of babysitters.

The early settlers at the condominium have already started using the shuttle bus service for commuting to the neighbourhood community and the metro stations. Currently the shuttle service is on demand basis, but as more occupants move in, the service will be made available at frequent intervals. Ms. Mehra, one of the earliest residents to move in at The Grand Arch says -

“It has been a very pleasant experience. The concierge takes care of our daily needs. It has been very thoughtful of the developer to have provided the shuttle bus service, which we use to commute to metro.”

Towards the evening, a Quick Response Team, comprising of ex-service personnel patrols the condominium from dusk to dawn for the security of the residents. A 24x 7 ambulance, equipped with the latest of life saving equipment such as an AED (Automatic External De�brillator) along with trained paramedics, is stationed round the clock at the site for any medical exigency. Nitya Mohan, Head of Resident Services at Ireo, says, “We are taking a holistic approach in addressing how to better serve our residents beyond bricks and mortar. Through the various resident welfare measures, we are ensuring a better quality of life and a hassle free living experience for our resident communities.”

The handover of apartments has been planned over two phases. In Phase 1, handover of possession is in progress at A, B, C, and H towers and will sequentially cover other towers. Towers D, F, G, J and the Arch Tower will subsequently be handed over in Phase 2.

Landscape work is also complete in some parts of the condominium. A network of walkways or ‘raastas’ connect the towers, common areas and the clubhouse. Landscaped jogging trails run the entire perimeter of the complex with �tness pockets along the tracks. A grand axis dotted with greens and water

features connects the condominium entrance to the 2787 sq. m. (30,000 sq. feet) club facility, Le Club. The clubhouse is operational and residents have already started using the sports and �tness facilities including gymnasium, table tennis, squash and the bowling alley.

The 13-acre* man-made lake at Ireo Waterfront in Ludhiana was recently unveiled. While owners

begin to move in to their lakeside villas and lakeside facilities pick up pace, the lake has

already become a second home to migratory birds that have flown in from distant lands to test new waters. Little Grebe better known as Dabchicks

and Cormorants can be seen happily swimming in their flocks. Pochards are soon expected.

The landscape around, comprising of more than 40

di�erent types of trees, palms and shrubs, has

become the perfect nesting ground for these birds.

Among others who have made the scenic lakeside

landscape their home are wagtails, shrikes, short-toed

larks, red start, cattle egret, little egret, grey hornbill,

tree pie, beaver bird, crow pheasant, bee-eater,

king�sher and purple sunbirds and black stilt.

Human settlement is also beginning to happen

around the lake as residents of villa neighbourhoods

East Lake Village and The Terraces have started

moving into their villas. Di�erent edges have been

created around the lake to make it a part of the

lifestyle of all the residents of the 500-acre*

township. Residents at the lake facing villas will

enjoy sweeping views of the natural landscape. The

other part of the lakeshore is being developed as a

public space with open-air amphitheatre, club

facility featuring world-renowned Angsana Club and

Spa, food and beverage area and kids play zone,

where the water feature will form a beautiful

backdrop to all the leisure and recreational

activities. Two lake jetties in addition to the series of

steps at the water’s edge have been created as

picturesque spots to allow a closer interface with

water. The structure for food and beverage area is

already complete and construction has commenced

at the 6-acre* club facility.

Proper planning measures have been taken to keep

the lake water clean and prevent the breeding of

algae and mosquitoes. Aquatic plants planted in the

lakebed absorb excess nutrients in water and thus,

prevent the formation of algae. A 30.48 m. (100 feet)

water jet or �oating fountain has been installed to

aerate the water and maintain its oxygen level. The

wetland like system around the lake also contributes

in water �ltration and maintaining its oxygen level.

Treated storm water is directed back to the lake as

part of the water re-circulation system.

As the vibrant lakeside community begins to come

alive, the shimmering waters with its �ora and fauna

have already become the talk of the town

with its 82 m (269 ft) height and 67

m (220 ft) width. The iconic arch

tower at The Grand Arch is not only

unique as far as residential architecture

is concerned, it is also the world’s tallest

residential arch.

Historically, the arches and the towers

have marked important revolutions and

triumphs but at the same time also

served as a way to display the

engineering excellence of those times.

The Arc de Triomphe honours those

who fought and died for France in the

French Revolutionary and the

Napoleonic Wars. It was the tallest

triumphal arch in existence until the

completion of the Monumento a la

Revolución in Mexico City in 1938,

which is 67 metres (220 ft) high. India

Gate in New Delhi, designed by Sir

Edwin Lutyens, is a war memorial for

soldiers who died in the First World War.

The Grand Arch too, has made history,

though of a di�erent kind. The design of

the Arch tower marks an architectural

leap in residential space and has

revolutionized the way residential

spaces are conceptualized. The ‘arch’

disrupts the tower-like conception of

apartments and gives an iconic touch

to apartment living. The structure is

supported by eight 33 m trusses, each

weighing a massive 60,000 kilograms.

Erecting these trusses at a height of 65

m was a challenging task. The process

involved 150 people, two 40 MT tire

mounted hydraulic boom cranes, 160

MT crawler mounted lattice boom

crane, two 10 MT winches and six

diversion pulleys. Since the basement

had the constraint to take the load of

160 MT crawler crane, a special track

was made to transport the truss with

the help of Hillman Rollers. This is just a

glimpse into the kind of engineering

that has gone into the making of

apartments in the Arch tower.

For those who will be living in the four

penthouses that form the arch, it will be

like owning a private space in the sky,

with no apartments above or below.

Ireo Ludhiana Art Beat 2014, organized for the second

consecutive year on the pristine grounds of Ireo Waterfront,

brought together renowned as well as budding artists and

the art lovers of Ludhiana over a two-day art conclave held

on 8-9 November. Works of 35 contestants were presented

alongside an exclusive exhibition of renowned Indian

contemporary artists by Art Bounty in association by

Gallerie Angel Arts, Mumbai. Ludhiana Art Beat has become

a unique platform to identify, recognize and promote art

and artists alike in the region.

Artists were invited to paint their imagination on three

themes - ‘Something Di�erent’, ‘Tell Me a Story’ and ‘City of

Dreams’. A total of 349 entries were received for the contest.

After an intense competition, 35 works were shortlisted by

the eminent jury members including Picky Bindra, Amita,

Samita Munjal and Neepa Sharma.

SECOND YEAR OF

Renowned Indian contemporary artist Heeral Trivedi was the

Special Guest for the event. She conducted a special

workshop for the art enthusiasts while Neepa Sharma, a

noted artist and art consultant, gave a talk on Art

Appreciation.

Charanjit Kaur was adjudged as the winner of Ireo Ludhiana

Art Beat. Prabhjot Saundh was the 1st Runner Up and the

position for 2nd Runners Up was shared by Saru S and Sahil

Jain. Jyoti Sahota was declared the winner of consolation

category ‘Ireo Life’ and Chanpreet Chawla won the popular

category.

The event ended on a musical note with a melodious

performance by Gharana band.

People of Ludhiana witnessed the unveiling of Punjab’s �rst

ever man-made lake at the lush 500-acre* township of Ireo

Waterfront. A glittering preview for a select few was

organized with an extravagant event of wine tasting and

grape stomping that brought to life the traditional European

way of winemaking. The 8 acre* lake is part of the larger 13

acre* lake complex that will feature the world famous

Angsana Club and Spa managed and operated by Banyan

Tree Hotels and Resorts group.

Ludhiana’s crème de la crème, decked up in their best,

were in attendance to enjoy this exuberant lakeside

experience. The guests had a gala time stomping wine

grapes with their feet in the vat while jumping and jiving

to pulsating music. They were provided with party props

like hats, tiaras and baskets to complement the event and

accentuate their looks.

Wine Champion Ajay Nayyar educated the guests about

the secrets of tasting and appreciating wine over an

interactive session. A food-wine pairing session was part of

the event to make the guests enjoy the exact taste. Live

music by leading band ‘Just ittefaq’ enthralled the audience

with fusion music. On the sidelines of the event, guests

also saw the luxury car display from Range Rover and

Jaguar.

complimentary gift. International kite �yers Mehul Pathak,

Rajendra Pathak, Pradeep Shah, Jitendra Kumar Pathak and

Gopal Patel left the audience in awe with designer kites

such as 100-m (328 feet) Neather Snake, 15-m Komodo

Dragon, 100-m (328 feet) spongers, 40-m (131 feet) king

cobra, and a ring kite cerco�ex amongst others. Apart

from the excitement and thrill of kite �ying, people

grooved to live music and foot tapping songs. Couples

On the scintillating Saturday evening of April 25, 2015, The Grand Arch residents got a real taste of �ne living as the spectacular

‘Dada’ tree sculpture by renowned contemporary artist Subodh Gupta was unveiled at the condominium amidst live music,

cocktails and a talk by the artist himself.

The nearly 22 ft. high installation, which resembles a banyan tree, complements the eye-catching “arch-shaped” architecture of

The Grand Arch and creates an immersive experience for residents who are now beginning to move in to their stylish new

homes.

The sculpture is made of polished, hyper-re�ective stainless steel, with curvy branches and has clusters of utensils as leaves.

The artwork makes creative use of objects that were part of the artist’s childhood in the small town of Khagaul in Bihar,

including steel ti�n boxes, thali pans, bicycles, and milk pails. According to Subodh Gupta, “The tree is its title ‘Dada’, the Hindi

word for grandfather, the patriarch under whose protection a family thrives and in whom one sees one’s own re�ection.”

Undoubtedly the tree was the favorite sel�e spot for guests who clicked themselves with the unique sculpture and the ‘arch’

tower as the backdrop. Guests also got an opportunity to interact with the artist as he was present on the occasion.

‘Dada Tree’ installation at The Grand Arch is only a taste of things to come. Ireo has plans to display more such exclusive

artworks throughout the upcoming 500 acre* Ireo City township. According to Lalit Goyal, Vice Chairman & Managing Director

Gurgaon saw 150 participants including biking enthusiasts and racing veterans!

The 4th edition of annual mountain biking race, Ireo Firestorm, was held at Ireo City complex on Golf Course Extension Road, Gurgaon. This year’s race was jointly organized by Firefox India and Ireo, bringing Gurgaon’s biking talent together to contest for prizes worth over Rs.3 lacs.

Kick starting at 7:00 in the morning, Ireo Firestorm witnessed cycling novices and veteran bikers battling the rugged terrain of the Manger forest in Gurgaon. The race was held amidst dirt paths where participants had to combat broken rocks, thorny Kikar trees and the occasional appearance of Neelgai and foxes. Going head to head in a multi lap format, the professional racers were required to cover a distance of approx. 42 kms and bike-fanatics had to cross a distance of 29 kms. Evening at Le Club

A Dazzling

A red carpet December evening with high-end scotch tastings, �nest cigars and scintillating music marked the opening of The Grand Arch clubhouse Le Club, the newest addition to world-class clubbing facilities in Gurgaon. The gala event saw an exclusive

sneak peek of the city’s largest residential club, which has been

designed by renowned Singapore based architect Steve Leung.

Guests at the event got a guided tour of the many facilities at Le

Club including the swanky double deck bar, bowling alley,

temperature-controlled swimming pool, family theatre,

barbeque cabana and multipurpose indoor sports hall.

Eminent scotch connoisseur Sandeep Arora gave a special

master-class session on “Malts and Cigars”. Pepping up the event

with glitz and glamour was a scintillating music performance by

rock band of Manta Sidhu followed by dinner at the pool side.
