SituationThe Hermitage is located on the outskirts of Wye Village just before you enter Oxenturn Road and is surrounded by glorious countryside.Wye boasts a diverse mix of properties through the ages from medieval to modern therefore it is not surprising that it is a top rated village. It is well served by a variety of great shops including artisan bakers, butchers, newsagent, Co-op and chemist. It also benefits from a doctors, dentist, the Wife of Bath restaurant owned by Mark Sargeant, who also owns the award winning Rocksalt Restaurant in Folkestone, three pubs and a coffee shop. Wye also boasts an Outstanding primary school (Lady Joanna Thornhill) and Wye Free School. Wye has its own train station offering a fast and early morning commuter train from Ashford International to London St Pancras (37 minutes) and also direct access to the continent including Lille, Brussels and Paris. It also has excellent road links to Ashford on the A20 and Canterbury via the A28. Ashford Town has further shopping and educational facilities including private and grammar schools, McArthur Glen Outlet (currently undergoing massive expansion), Waitrose and John Lewis. The City of Canterbury is approximately 12 miles away and offers further extensive shopping facilities, schools including private and grammar, university and of course the stunning Cathedral. There are some fabulous walks across the North Downs and Wye Crown.

The HermitageThe Hermitage is a detached house built circa 1800 and believed to originally have been 2 houses for the shepherds. On the ground floor, the entrance lobby serves as a rear porch and utility area with space for a tumble dryer and freezer. The entrance hall has stairs to the 1st floor with understairs storage cupboard. The kitchen is fitted with a range of wall and base units with space for appliances.

This is open plan into the dining room with feature multi fuel Rayburn which heats the hot water and 1 radiator. The cosy sitting room is fitted with a wood burning stove and boasts views of the Wye crown from the window. There is a study on the ground floor which could be used as a bedroom as there is a separate bathroom next door with bath, w/c and wash basin. On the first floor are 3 bedrooms, 2 of which are doubles and with fitted wardrobes. The family bathroom is fitted with a shower cubicle, bath, w/c and wash basin. Every window boasts stunning countryside views. The property would now benefit from some sympathetic updating and/or extending (subject to the necessary planning consents).

OutsideThe house is set back from the road and has a 5 bar gate with driveway providing off road parking for several cars leading to the undercover carport and extending into the rear garden. The front garden is partly laid to lawn with a mature clipped hedge, fence and side access to the rear garden. The rear garden is mostly laid to lawn and wraps around the rear and sides of the property. There is a detached single garage, big double garage, workshop, log store/shed and potting shed (originally the old stable). I also found an old bike hanging up in the shed with birds nest in the seat! The plot measures approximately 1/3 of an acre.

ServicesMains water and electric. Electric storage heaters. Wood burning stove and Rayburn mulitfuel (which heats hot water and 1 radiator). Private drainage.

With excellent road and rail links to Ashford, London and Canterbury, the pretty village of Wye with its cluster of period houses and cottages and nearby nature reserve is a popular village. Ashford is about 4 miles away and the city of Canterbury about 12 miles. This vibrant village has a Co-Op, newsagents, florist, restaurants, interior design studio, pharmacy and beautician. There is also an excellent medical centre and osteopath. The farmer’s

market sells a good selection of local produce. The primary and Spring Grove prep schools provide a choice of primary education and the new Wye Free School is proving popular and successful. There are further secondary schools (grammar and comprehensive) in Canterbury and Ashford. The station at Wye has services to Ashford (St. Pancras 37 minutes) and Canterbury.
