RETURNING RESIDENTS & NEW UPPERCLASS RESIDENTSWednesday, August 14th: For returning Granville residents and upperclass students only. Move-in begins at 9am on the west side of the Agora (CyberCafé area).

NEW FIRST YEAR RESIDENTSIn order to ease the flow of traffic both in the parking lot and in the buildings, any new resident may begin moving in as early as Thursday, August 15th. You may choose whichever day works best with your schedule. Check-in will begin at 9am in the Agora each day through Saturday, August 17th. On Sunday and Monday, August 18th and 19th, students will need to check-in at the South Tower desk. Requests for move in dates earlier than the 15th may be made if your student is required to be at UNC for a university related reason. Those requests should be submitted and we will notify you if your request has been approved or not. Requests may be submitted online at https://tinyurl.com/GT2019EarlyMoveIn.

AGORA OPENING HOURS:Meal plans for residents will begin on your move-in day on August 14th – 17th with special daily guest pricing of $5 per person, which includes unlimited access to the Agora on the day of purchase. You may also use guest meals for family for one-time entrance (remember, these are limited). The Agora will open 9am – 5pm each of these days.

Limited service on Sunday, August 18th and Monday, August 19th: 10am – 7:30pm.

WHEN YOU ARRIVE… Parking will be VERY limited therefore we must limit your time in the lot to 45 minutes for unloading and checking-in. After that is complete, vehicles must be relocated to parking in other areas (satellite parking may be provided by Granville Towers. A list of parking decks and lots that are close by will also be available).

When you arrive, you’ll go to the west side of the Agora (through the West Tower’s lobby). Check in stations are separated by tower which is where students will check in using their picture ID. You’ll receive your packet containing keys (room and mail box), key fob, and instructions for accessing your Room Condition Form (RCF). You’re all set now and can begin moving in your belongings!

Prior to your arrival, your RA inspected the room. You’ll also want to inspect the room and complete any notations if there are discrepancies on the digital room condition form. You’ll receive instructions for accessing this form upon check-in. Any issues that need immediate attention will require a maintenance ticket which can be filled out at the tower’s front desk.

As you move in, please remember to flatten cardboard boxes and dispose of them in the mixed use dumpsters located behind the Agora, adjacent to South Tower.

Meal Plan & ID Card:

You may begin using your meal plan on the day you move in. For meal plan access, residents have two options:

Install the OneCard Mobile app

Pick up their Granville ID card (from the Business Office) once you check in

More information will be sent on how to upload your photo for the card and setting up the app.

During Move-In Days, family and friends helping with move-in may take advantage of unlimited access into the Agora by purchasing a wristband which will also save the resident guest swipes. Wristbands are $5 per band and are valid for one day during the hours the Agora is open. Residents may also opt to swipe their helpers in using one of their guest meals.

YOUR ACCOUNT

Mark your calendars!! Just like other rental properties, we do not send invoices. Please check the lease for amounts and payment due dates. If you qualified for a Deferred Payment Agreement, your payment schedule will be found on that document.The first payment for both installment pay plans and semester pay plans is due July 1st. Installment plans are subsequently due by the 1st of every month with the second payment being due September 1st and each month following through April 1st. $45 late fees are assessed on the 5th day of the month after 5pm. Second semester payments are due by December 1st. No matter your payment schedule, the first payment is due July 1st. For those on the monthly installment plan, your payment is due by the 1st of every month with the second payments due by September 1st and payments due every month through April. Those on the semester plan owe in July and December.

HOW TO MAKE A PAYMENTGranville Towers does not bill or invoice. Residents and parents must follow the payment schedule listed on page two of the lease agreement.NOTE: If your rent is not paid by 5 PM on the fifth (5th) day of the month, your rent is late and you will be charged $45.00 in addition to your Rent. Post-dated checks will not be accepted. If you choose to make an electronic payment, transaction fees may apply.Granville Towers has several payment methods available:

The Business Office located in the West Tower accepts cash, check, cashier’s check and money order payments. The Business Office hours are Monday – Friday from 8:00am to 5:00pm.For your added convenience, a secure after-hours drop box is available for check, money order, and cashier’s check payments. The drop box is located on the door to the Business Office. Please make sure to put your payment in an envelope before placing in the drop box. Cash is not accepted. The resident’s full name must be on the memo line of the payment.Check payments need to be made payable to Granville Towers and can be mailed to 2100 Granville Towers Ln South, Chapel Hill, NC 27514. Please put to the attention of the Business Office. The resident’s full name must be on the memo line.eCheck and credit/debit card payments can be made on our website www.granvilletowers.com by clicking on RENT PAYMENT & WORK ORDERS in the upper left-hand corner. You will log in to the resident portal (accessible by both resident and guarantor). Processing fees will apply for credit/debit card transactions. DEVICE REGISTRATION

All computers, smart phones, etc. will need to be registered for Granville’s Wi-Fi. Using your computer, open the internet browser. You’ll be taken to Boingo’s page where you will set up your account using your name and room number.

FINANCIAL AID/SCHOLARSHIPSIf you qualify for a Deferred Payment Agreement, please note that you will be required to be on the semester payment plan. The agreement will be emailed from [email protected].

Payment amounts and due dates are shown on the Deferred Payment Agreement. All residents must make an initial payment, regardless of aid amount July 1st. The remaining semester balance will be due during the first week of classes each semester. UNC will not send room and board payments to Granville Towers. Residents and/or parents are responsible for obtaining the UNC refund from the UNC Cashier’s Office once funds are disbursed. You should deposit funds into your personal account and then submit payment to Granville Towers.

If you are a Carolina Covenant Scholar, please note that your aid awarded is based on living in a double room. If you have signed a lease for a single room, you will need to revise your lease to a double room or be prepared to pay the difference in room cost out-of-pocket.

Please understand that most merit based scholarships also base their room and board funding on the cost of a double room.

Granville Towers is owned by Chapel Hill Foundation Real Estate Holdings, UNC’s real estate arm, and managed by Greystar. While privately owned and managed, Granville Towers enjoys a unique partnership with Carolina Housing. All of our Resident Advisors (RAs) and our two full time Community Directors (CDs) are employed by UNC. Our Leasing, Business Office, Maintenance, Housekeeping and Dining departments, front desks and general admin offices are staffed by the Greystar team. While we all work very collaboratively on all aspects of life here at Granville Towers, generally all leasing, student accounts, parking, facilities, and dining issues are handled by Greystar and issues involving residence life, including: conduct issues, policy violations, etc. falls within the scope of Housing and their conduct process. The Granville Towers lease states the contractual obligations between students and Granville Towers. This document also includes a section of Rules and Regulations that are also legally binding and it is each resident’s responsibility to abide by these policies. In addition to the Rules and Regulations outlined in the lease, residents are also bound to the Community Living Standards as referenced in the lease. Agora Hours

The Agora is our on-site eatery and offers 3 different meal plans for Granville residents as well as several non-resident meal plans. A meal plan is included with the rent and cannot be excluded from your lease. The Agora operates as an all-you-care to eat facility which means that once a resident or customer comes in, they are welcome to visit as many food stations as they would like and return for unlimited seconds. Therefore, meal swipes should be treated as entrance tickets, rather than literal meals. However, for the sake of instruction, we may refer to “entrances” as “swipes.” Meal plans are not interchangeable with campus dining facilities. The Granville Towers meal plan gives students access to the Agora only. Food at dining facilities on campus must be purchased a la carte or with Carolina Dining Services.

MEAL PLANSUNLIMITED MEAL PLAN:These meals are only to be used by the resident but includes 10 guest passes that can be used for others.BLOCK PLANS: 100 meals per semester 160 meals per semesterBlock meals reference the number of entrances into the Agora that a student has throughout the course of the semester. Residents can use their block meals for themselves and for guests. The block plan offers flexibility as a student may use more meals during one week over another or even towards the beginning of the semester as opposed to the end. However, it is a set amount that needs to be budgeted over the course of the semester. The 160 block averages to approximately 10 meals per week and the 100 block averages to approximately 6 meals per week.10 BLOCK RELOAD:If a resident does not wish to upgrade from the 100 block to the 160 block because they only need a small number of meals, a 10-block reload can be purchased for $90 in the Business Office. These additional 10 meals will be added to the resident’s Granville ID where the meal plan is stored and these meals will expire at the end of the semester, just like their initial block meals.

CHANGING YOUR MEAL PLANThe deadline to make changes for the Fall semester is June 1, 2019. Those requests are handled by the Leasing Office and should be submitted through https://tinyurl.com/mealplanchange19. Requests to increase meal plans for the Fall semester may be submitted beginning September 3, 2019. Increases may be requested at any time during the semester after that point by emailing Megan Hess at [email protected]. Any change requests for the Spring semester may be made between October 15 and October 31, 2019. The change request form (https://tinyurl.com/gtspring20) will open at 9 am on October 15 and will close at 5 pm on October 31. Additional requests to increase meal plans for the Spring semester may be submitted beginning January 21, 2020 by emailing Megan Hess at [email protected].

We’ve covered Move-In Day parking, but what about other days? Granville Towers’ parking lot is strictly reserved for permit holders and towing of unauthorized vehicles is enforced 24/7.

TOWING IS HEAVILY ENFORCED

VISITOR PARKING

Visiting for 2 hours or less?

Parents must obtain a temporary pass at the tower’s front desk. This is only available to parents.

Visiting longer than 2 hours?

A limited number of daily permits may be available and sold from South Desk 24 hours a day, 7 days per week. Passes are $10/day and valid for 24 hours after purchase. There are days when daily parking will not be sold. Short term parking will NOT be available at the end of the school year.

SCOOTER PARKING

All motorized vehicles must be registered with NC DMV and require a permit. Scooter parking may be purchased on Move-In day for $50/year in the Business Office. Motorcycle owners may purchase a scooter pass but will be required to park in the scooter area. Owners wishing to park their motorcycle in a regular parking space must purchase a regular Granville vehicle permit and go through the same application process as other vehicle owners.

BIKE PARKING

The area designated for bicycle parking is by South Tower and East Tower which will also be conveniently located for those in West Tower. At no time should bicycles be chained to a hand rail of any kind or rail fencing. Those found in violation risk having their bikes removed by management.

PARKING COST: $1,000

Permit Holders: Those who were offered parking passes should obtain their passes at move-in and place in the car.

Before you know it, spring semester will be well underway and residents will need to start thinking about moving out. The key to a successful move out is planning ahead!

The exam schedule is posted on UNC’s website (in their academic calendar) so everyone can see when their last exam will likely take place. Residents are required to move out within 24 hours of their last exam with the exception of the last day, (Wednesday, May 6). At that point, they must move out by 10am on the day following the last exam day. Deadlines are firm as our summer schedule does not allow for extended stays. Travel and move out plans should be planned and scheduled accordingly.

**Should there be an unforeseen, University related reason that a student needs to stay past the deadline for move out, information will be sent throughout the second half of the Spring semester to explain the process for requesting an extended stay.**

To make this move out process easier, we recommend that students begin moving home any out of season clothing and items that are not necessary to finish out the semester over the course of the Spring term. This process should start during the Spring Break and Easter weekend time frame and continue as much as possible until final exams begin.

Students should also carefully read any correspondence received regarding this process.

When the time comes, your student will check out of their room by contacting the RA-On-Duty. All belongings should be moved out and the room reasonably cleaned with furniture moved back into its original position so that the RA can accurately assess the room’s condition. We do not require a security deposit, so if applicable, any damages will need to be paid at the time of check out with cash, check or credit/debit card.

Please note that parking will not be available for short-term periods for residents without yearly or semester permits. Families coming to move their students out will receive a move-out parking pass that allows for an hour in the lot. If you anticipate a longer stay, you’ll need to park in one of the parking decks located near Granville until you are ready to load your student’s belongings.

Your new address is your room number with a lane corresponding to your tower. If you live in 2530 South Tower, your address will look like this:

Mailboxes are located in the basement of each tower and residents will be issued a key to their shared mailbox. All packages and larger flat envelopes are delivered to our Package Center located at West Desk. When packages are delivered, we log each package and sort within the package storing area. The resident is then sent an email notifying them of their delivery. All residents must show a picture ID (preferably their Granville card) to pick up their package.

We strongly recommend that family and friends who want to send cards containing gift cards, checks, etc. do so by mailing in a larger flat envelope as we have noted that some of the regular sized card envelopes take a beating through the Chapel Hill postal office and are often delivered torn. The larger, cardboard type envelopes are handled differently and we have not noticed the damage as much. Also, we do not recommend sending cash through the mail.

MAIL & PACKAGES

We depend on each resident to let us know if something is amiss in their room. Our on-site maintenance staff is available seven days a week to respond to requests. Submitting a maintenance request is easy! Students can either fill out a ticket at their tower’s front desk OR they can go online to submit a ticket.

For emergency situations such as a leak or water overflow, please call the front desk immediately. We will also respond after hours for these types of situations.

INTERNET CONNECTIVITY OR CABLE ISSUES

Boingo is our internet and cable management company. They will need to be contacted directly by students if they are experiencing any connectivity issues. They may troubleshoot over the phone for faster resolution or may need to open a ticket to send someone out.

THE FITNESS CENTER (OPEN 24 HOURS)

Our main Fitness Center is located in the lower level of the East Tower and includes several cardio equipment options as well as resistance training machines, free weights, and floor workout accessories.

COMMUNITY PRINTING/CYBER CAFE

Community printers are available in East and South Tower lobbies as well as on the West side of the Agora by the Cyber Café. Residents need to supply their own paper but printing is otherwise free. In addition, the Cyber Café offers two Windows based machines and one Mac computer for students to use as needed during the hours the Agora is open.

COMMUNITY KITCHEN

Here’s the space that students can use those culinary skills! Stocked by our awesome Community Government, this amenity features pots, pans, utensils, mixers, and some spices. The key to access this space can be checked out from the East front desk.

Laundry rooms, equipped with high-efficiency washers and dryers, are located in the basement of each building. The facilities are for residents’ use only and are open 24 hours a day. The cost to wash one load is $1.25, and the cost to dry is $1.25 per 45-minute cycle. Residents will need to download the Speed Queen app on their mobile device. The app will allow them to add funds for laundry, monitor the availability of washers and dryers in their tower, and receive notifications when a cycle ends. Your student should remove their laundry when the cycle is complete and check their clothing frequently, as Granville Towers is not responsible for any lost or damaged items.

In order to keep the price for machine use as low as possible, a “hold” of $5.00 will be placed on the card initially so that all of the laundry you do within the subsequent three hours can be “bundled” to minimize card fees (Granville Towers and Caldwell & Gregory are covering these fees for you). After three hours, the amount of laundry completed is reconciled and sent to the card processor. At 2am each day, all of the day’s transactions are forwarded to the corresponding banks. Depending upon your bank, it may take up to 48 hours for the reconciled transaction to be posted to your account and to be seen online.

HOUSEKEEPING:

Bathrooms are cleaned every week by our housekeeping staff (schedules of days and times are posted on your floor). Please do not refuse housekeeping as this is a tight space with a lot of use.

Residents are responsible for disposing of their own recycling, room, and bathroom trash.

TRASH:

Trash chutes are located on each floor. This is where you should empty your trash cans. DO NOT dispose of hazardous/medical waste in the trash chutes. Use the provided recycling bins in your rooms to collect recyclable materials and place those recyclables in the appropriate container in the trash room when full. Please refrain from leaving trash in the hallways.

HEATING/AC

The thermostats located in each room do not operate as they do in your home. Our system is one where the building is either set to have air conditioning or heat with no mixing between the functions. The main switch that operates your suite is located on the wall in your bathroom stall—this will turn the air off and on. When the air is ON, you can regulate the amount of air flow into your specific room within the suite by adjusting the temperature on your room’s controller. The temperature reading may not completely get to where you set it since it only controls the amount of air coming into your room and not the temperature. You’ll receive emails letting you know when to switch the setting from SUMMER to WINTER as this indicates when we have switched from air conditioning to heat and when to switch it back to SUMMER sometime during the Spring semester.

THE WEST LOUNGE & FITNESS STUDIO

The West Lounge is located in the lower level of West Tower and is a great hangout for studying or a game of ping-pong. Home to the Group Meeting Room, students can meet for group projects or study sessions. This is also where the Fitness Studio is located which features a state of the art fitness on demand kiosk offering hundreds of workout classes and instructional videos, spin bikes, cardio/resistance accessories, kickboxing, yoga equipment, and much more. It also offers ample floor space for a variety of aerobic and stretching workouts.

GIFT WRAPPING STATION

This fun little station is located in East Tower basement and has everything you need for that last minute gift giving!

SOUTH BASEMENT QUIET STUDY ROOM

This study space offers table and chair space along with a few soft seating areas for you to study. This is a 24 hour quiet study room so please visit the Group Study Room located in the West Basement if you need to study with a buddy or a group.

OTHER ITEMS TO NOTE:

If the air conditioning/heat seems to run too hot or too cold, please submit a maintenance request so the unit can be inspected and repaired if needed.Please keep in mind that during these seasonal changes, the weather temperatures can vary quite a bit in North Carolina so there may be days when you’ll need to adjust the temperature by completely turning off your unit or opening your window, etc. We monitor the changing temperatures daily during these periods to make the determination of the best time overall to make the switch from air conditioning to heat and vice versa.

KEY USE/LOCKOUTS:You may not loan your key to anyone, not even your parents or roommate. If you are locked out of your room, come to the South Tower Desk to check out a temporary loaner key. This key must be returned within 24 hours. After the third lockout, there is a $5 charge. The charge will increase with each subsequent lockout. Do not lose your keys— a key fob replacement is $50 and a mailbox key replacement is $25.

GUESTS:Guests should call you upon arrival for entry into the building and they must be escorted at ALL times – entering and exiting the building. Please be aware of the limited parking and that we do not offer guest parking. There may be a limited number of visitor passes available for purchase at the South desk but this is not available all days.

FIRE SPRINKLERS:It is very important that you do NOT touch or hang anything from them or within six inches of the fire sprinkler. The entire property is equipped with fire sprinklers and, in your space specifically, they are located in the room, each closet area, and in the bathrooms.

A FEW CONDUCT NOTABLES:Granville Towers is a smoke-free property so smoking is not permitted inside or within 100 feet of any tower entrance.Only individuals 21 years and up may have alcohol in their room, and it can only be consumed with their door closed. No alcohol may be consumed in public areas, regardless of age.No playing sports, riding bikes, roller blading, or skateboarding indoors or in the hallways. Do not remove furniture from your room or common areas with the exception of designated desk chairs during move-in.For more information on the various rules and regulations, please consult your lease as well as UNC’s Community Living Standards.
