The Strategic Waters initiative is made up of seven sites which offer unique development opportunities on the stunning coastlines, canals, docklands and waterways of the UK. These sites have room for 30,000 new homes and thecompleted developments will revitalise some of the most underutilised areas in the UK. The regeneration will breathe new life into former industrial areas, respecting their heritage whilst updating them for the needs of the 21st century. This large scale regeneration is a long term commitment and will take place over the next three decades to provide improvements to the local infrastructure, environment and public domain. The developments themselves will not only offer new residential space; there will also be new commercial, cultural, educational and leisure opportunities on offer to residents, with the intention of creating a real community rather than just a set of new homes. The Strategic Waters sites will provide a total of 30,000 new homes as far afield as Glasgow,Manchester and Chatham, but all are linked by the same design ethos and the desire to plan for the future and redevelop areas which have previously been left behind. Knight Knox and X1 are heavily involved in four phases of Strategic Waters – Manchester Waters, Trafford Waters, MediaCityUK and Chatham Waters.

Manchester is the jewel in the crown of the highly touted Northern Powerhouse, reflecting the boost in infrastructure investment, as the Government continues to deliver the Northern Powerhouse through schemes like HS2 (a high-speed rail network connecting major Northern cities together) and the Northern transport strategy. Naturally, this has attracted thousands ofbuy-to-let investors, enamoured with Manchester’suncapped present and future potential, both on anational and international scale.
Manchester’s local buy-to-let market is leading the way in UK property investment, offering landlords average rental returns of 6%. The city’s population is approximately 520,000, a figure that’s expected to rise to 600,000 by 2030. Given Manchester’s population growth, the strain on the city’s thriving housing market will become even more acute. The supply/demandimbalance is already evidenced in and around the city centre, and is now stretching out to surrounding regions. As a result, house prices have skyrocketed, so much so analysts have predicted that house prices in
Manchester will rise 26.4% by 2021. Employment in the city is set to follow the same upwards trajectory, with an increase of a further 4.3% over the next five years, which means that the demand for premium housing in the city shows no signs of slowing down. Because of these factors, it comes as no surprise that the city was named the top Northern city in a recent growth potential index.
In addition to its thriving rental and buy-to-let market, Manchester has been voted the UK’s most liveable city by the Economist Intelligence Unit and was praised for its infrastructure, stability and culture. The UK’sunofficial ‘second city’ of Manchester is known to have an incredibly rich cultural offering, which goes some way to explaining why Manchester is the UK’s third most popular city for international visitors after London and Edinburgh, attracting one million internationalvisitors per year. With Manchester’s regenerated city centre growing, an increasing number of young people opt for Manchester over London.

Pomona Island is one of the last major sites near the centre of Manchester which remains undeveloped.Given the rapid rate of population growth inManchester, it is no surprise that the gaps on theperipheries of the city have been rapidly filled in to keep up with the influx of new arrivals looking to live and work in the city. Before it was developed, East Manchester was muchlike Pomona Island – a neglected area of the city whichclearly had potential but had been chronicallyunderutilised for many years. In many ways, it isremarkable that such a large area so close to the city centre took so long to be developed. However, even though it may have taken a long time, the results have been outstanding. From its origins as an unloved area
of town, East Manchester has become a residential hotspot in a very short amount of time – in part thanks to the efforts of Knight Knox and X1. Now, Pomona Island is in the same position as East Manchester was a decade ago. The area is unused andis crying out for regeneration at the same time asManchester is taking its next big leap. The city isseizing the opportunities on offer to elevate itself intoa truly global city, and the economy and populationare booming in response. High quality rentalaccommodation is in short supply, and demand is expected to reflect this chronic undersupply of available rental homes. X1 Manchester Waters will be perfectly placed to meet this need.
