WELCOME to MSCA’s two-part series on customer purchasing trends and behavior. This month, we provide a global snapshot of in-store and online purchasing behavior, complemented by local purchasing patterns of several MSCA members. In February, we delve deeper by drilling down to explore the differences in purchasing preferences and habits across four generations: Baby Boomers, Generation X, Millennials, and Gen Edgers.

In 2015, PwC (Pricewaterhouse-Coopers International Limited) conducted its eighth annual global Total Retail Survey to shed light on customer expectations and the changing retail landscape. The survey tracks shopper behavior and purchasing preferences from more than 19,000 respondents in 19 countries across 11 retail sectors.

To develop a sense of how global trends are playing out on a local level, we asked a small sample size of MSCA members the following questions to learn more about their habits and preferences.

1. What product(s) are you most comfortable buying online?

2. Do you need to try on, touch and feel apparel when you purchase? Or is online purchasing acceptable?

3. What types of transactions do you need to have a high level of human interaction/customer service to complete?

4. Do you use self-check-out lanes at the grocery store or Home Depot?

5. Do you have any retailer apps or text permission on your phone for loyalty, discounts, coupons or notice of sales events?

Several patterns emerged among those surveyed:

• More comfortable purchasing online when familiar with the product

• Prefer shopping online when looking for special sizes or unique options

• Prefer in-store experience when purchasing home improvement and higher ticket items

• In terms of apparel, many prefer tactile experience of trying on piece / feeling the fabric

• When purchasing apparel from a reputable/proven company, more open to purchasing online

• For convenience sake, will use self-check-out when purchasing small number of items, but not first choice

• Instant product availability and convenience are top factors in

deciding whether to utilize retailer apps and text permissions on mobile devices

In next month’s feature article, we’ll share specific insights from the interviews, and explore the definitions and purchasing preferences of the four generations.

The Shoppes at Arbor Lakes in Maple Grove is proud to announce the completion of a project designed to increase up-close parking access to its shops and restaurants. This project added 106 angled parking spots directly in front of the retailers, giving shoppers better access to their favorite stores and restaurants at The Shoppes.

The project included reducing the width of sidewalks, relocating sidewalk light poles and planters, resurfacing the drive lanes and installing angled parking spaces. Beloved features of The Shoppes, including its beautiful year-round landscaping, were maintained under the remodel and new parking layout.

The MSCA Legislative Committee schedule meet and greets called “Legislative coffees” with State Senators and Representatives from the districts in which MSCA members live, work, and own/manage property. These meetings focus on educating elected officials about the industry and communicating our collective industry concerns. This work goes hand in hand with our lobbyists’ daily efforts at the Capitol.

It is a casual legislator coffee meeting hosted in the city of the district. This is a great opportunity to share our concerns as an industry and as individuals.

The purpose for these meetings is to personally meet with your legislators and discuss issues important to you and the Shopping Center

industry. The important issues from the past and present for our industry are Street Improvement Fees, Warehouse Tax and Property Taxes. Our responsibility is to communicate with our elected officials and inform them of these important issues about what we have to say.

A committee member may have already contacted or will be contacting you about verifying your home and work address to contact you about attending these meeting. If you don’t know your district you can go to http://www.gis.leg.mn/OpenLayers/districts. By letting the MSCA know your home address or district number it really assists the committee with MSCA’s future legislative efforts and to keep you informed.

As we have a short session next year due to the Capitol being under construction these Legislative Coffees are prime opportunities to talk one on one to your elected legislators and truly make a difference. It is also an opportunity to educate State Legislators about the Commercial Real Estate business.Next year they will be deciding issues like tax relief, transportation and bonding projects. Now is the time to voice your opinion.

WHAT WAS YOUR FIRST JOB IN THIS INDUSTRY AND FOR HOW LONG? I was a Painting Foreman over a decade ago, but that was only for a year, because I was a very slow painter. However, all my customers loved me, so I moved to a roll were my lack of physical talents were no longer needed and my IQ and EI were better suited.WHAT KEEPS YOU IN THE BUSINESS? The Relationships. Staring at computer screens and watching paint dry are not as fun as people may think. Building relationship, meeting new people and growing are the aspects that keep me engaged and entertained. WHO HAS BEEN AN INFLUENTIAL TEACHER, MENTOR, OR MODEL TO YOU AND WHAT DID YOU LEARN FROM THEM? First and foremost would be my father, he has been in sales longer then I have been alive. His constant reminder of ‘treat people how you want to be treated’ and ‘work hard play harder’ are words I live by. In the Industry, I would say I look up to Tom Heuer and Mike Collins. Both men are very successful in their jobs and their commitment to the customer services makes them both notable industry veterans to follow.

WHAT IS YOUR FAVORITE REAL ESTATE RELATED APP? All the ones that have to do with finding a house. They do a great job of keeping my girlfriend entertained so I can play video games.WHAT IS YOUR FAVORITE WORD THESE DAYS? SoDoSoPa. For those who don’t know it, it can be worth the time to look it up. SoDoSoPa is kind of a real estate term now.WHAT PROFESSION OTHER THAN YOURS WOULD YOU MOST LIKE TO ATTEMPT? To be a land lord, it is something I am saving up for to get some passive income from real estate. I would like to retire while my hair is its current color and still on my head.WHAT IS YOUR FAVORITE BOOK, BUSINESS OR OTHERWISE? The Richest Man in Babylon and How to Win Friends & Influence people. Both books have many great life lessons, and I think they should be required reading for young adults in high school.WHEN YOU RETIRE, YOU WANT TO ___________. Own a vineyard, because they can be relaxing and beautiful. Don’t be confused by me working the vineyard, as I mentioned above my physical talents are not my strong suit. I’m not sure I can pick just one…I’ve worked on a large number of prototype retail projects and adapting that prototype to a wide range of existing spaces always makes for a unique project.

IF YOU HAD UNLIMITED FUNDS TO INVEST IN A RETAIL FRANCHISE, WHICH ONE WOULD IT BE AND WHY? Bogart’s Doughnut Co. Aside from the fact that I’m a donut fanatic, I love their clean, minimal aesthetic and think it would be a great model for a retail roll-out. WHAT PROFESSION OTHER THAN YOURS WOULD YOU MOST LIKE TO ATTEMPT? 4 IT’SUGAR, a candy retailer selling giant sized candy opened a 3,700 sf store at Mall of America near the Nickelodeon Universe entrance. IT’SUGAR has more than 75 location nationwide and the MOA store will be the largest in the Midwest.

4 THE LORING KITCHEN & BAR is the latest upscale downtown Minneapolis restaurant to close. Loring Kitchen, located at the Eitel Building Apartments, closed December 14th, citing a string of bad managers and slow business as the reason for the closure.

4 THE AVIARY, an aerial yoga studio, opened in the historic Telephone Building at 201 Sixth St. SE in Minneapolis. The studio offers aerial yoga classes as well as aerial fitness, which is a blend of Pilates, barre, and TRX.

4 ORIGAMI SUSHI in the North Loop of Minneapolis closed after 26 years of business. The Uptown Minneapolis location will remain open.

4 FRANKLIN STREET BAKERY in South Minneapolis closed its retail location on Franklin Street to focus more on the wholesale business. This move continues the bakery’s shift away from retail locations after closing the Edina store in 2012.

4 NORDSTROM RACK signed a lease for 25,000 sf at the City Place development in Woodbury. The new store will be located between Whole Foods Market and La-Z-Boy furniture.

4 KITTSONA BOUTIQUE opened its first Minnesota location at The Shops

at West End. This is the women’s apparel focused retailer’s fifth location. The other four locations are in North Dakota.

4 CUB FOODS opened a 61,000 sf store in White Bear Lake in December in the redeveloped Kmart site located at 694 and White Bear Avenue. This Cub location offers an extended hot foods bar, a bakery with unwrapped breads and bagels where customers can serve themselves, a larger seafood display, and a more modern look with polished concrete floors and softer LED lighting. A 15,000 sf Cub Wine & Spirits opened next to the grocery store and offers a large selection of wine, craft beer, and local products.

4 ACE HARDWARE signed a lease for a 14,980 sf location in Westview Shopping Center in Hastings. The store is expected to open in spring 2016.

4 LOUIE’S WINE DIVE in Uptown Minneapolis closed in December. The restaurant space located at 800 W Lake St. has already attracted interest from New Bohemia Wurst & Bier Haus, which submitted preliminary plans to the city.

4 LEEANN CHIN closed its only Duluth location at Miller Hill Mall three years after opening the location.

4 The beloved MODERN CAFE reopened in December as The Sheridan Room. The restaurant serves “premium Midwestern fare” and is open for breakfast, lunch, and dinner.

4 Latin and Mexican fusion themed restaurant, AVENIDA COCINA & BAR opened a 7,500 sf restaurant in a former Romano’s Macaroni Grill in Minnetonka at Westridge Market Shopping Center. The restaurant also has a 2,000 sf outdoor patio area.

4 BUCK + FIR opened at 219 Water Street in downtown Excelsior. The women’s boutique sells items that blend Minnesota heritage with streetwear looks made popular on the coasts.

4 After nearly a dozen years in Northeast Minneapolis, baby boutique PACIFIER is moving their Hennepin Avenue store to the North Loop. Pacifier’s new bigger space next door to D.NOLO will have a play area and event space. The opening date is not set, but will take place after the holiday season.

4 The bohemian chic brand, FREE PEOPLE, will open at the Galleria in 2016. Free People will be taking the space vacated by longtime tenant Epitome. Free People is part of the Anthropologie/Urban Outfitters family and has one other store in the Twin Cities at the Mall of America.

4 Edmonton, Canada-based Urban Sparq Hospitality Group has opened a bar and restaurant called THE PINT PUBLIC HOUSE at 430 1st Avenue North in the Kickernick Building.

4 Wife and husband Gretchen Skedsvold and Mark Henry have opened HENRY & SON, an independent liquor store focusing on sustainable wines and Minnesotan craft beers and spirits. Henry & Son is located in a 90-year old First & First building at 811 Glenwood Avenue near the North Loop and Farmer’s Market.

4 The country’s first vegan butcher shop, HERBIVOROUS BUTCHER, will open at 507 1st Avenue NE in Northeast Minneapolis next to the Red Stag Supperclub. Brother-sister owners Aubry and Kale Walch will host a grand opening the weekend of January 23-24.

4 UBREAKIFIX, a same-day small electronics repair service, has opened their first Minnesota retail location at 7888 Main Street N at Arbor Lakes in Maple Grove. The store specializes in repairing cracked phone screens, water damage, software and camera issues.

4 BUBBLY PAWS DOG WASH AND DOG SPA has opened their third Twin Cities location in Maple Grove at 7893 Main Street in Arbor Lakes. Bubbly Paws is a self and full-service dog wash with grooming services including nails, facial scrubs, and de-shedding.

I have been a member of MSCA since near the genesis of this fine organization and have witnessed several real estate cycles.

During all this time, MSCA has been at the forefront of business development, education initiatives, legislative outreach and philanthropic efforts for our members and industry. Together, as a group of real estate professionals and related service providers, we have forged deep relationships that have provided meaningful opportunities for our member companies and their employees. Today, we are a 630 member organization that is the largest retail real estate trade association in the upper Midwest. The core focus of our organization is to provide excellent educational programs through the monthly programs and focused learning sessions that the MSCA staff and volunteers tirelessly develop, coordinate and execute. These educational opportunities not only provide needed insight into relevant topics but wonderful networking opportunities on a regular basis.

Café ZupasRISINGSTAR

The brainchild of two technology professionals that have a love for food and travel, Café Zupas focuses on providing fresh, fast, made from scratch fare at an affordable price.

The first Café Zupas restaurant opened in 2004 in Provo, Utah. The menu includes soups, salads, and sandwiches with every menu item prepared fresh daily. Inspiration for the soups, salads, and sandwiches comes from the owners’ passion for travel and they strive to incorporate flavors in their food that can be found around the world. Café Zupas offers a World Tour of Soups special which showcases a new type of soup every two weeks that is not typically offered on the regular menu.

Every Café Zupas meal is served with a chocolate-dipped strawberry because the company believes

every visit should feel like a special occasion. The original Café Zupas grew in popularity at a rapid pace and the restaurant expanded to many more locations in Utah, Arizona, Idaho, and Nevada.

The Midwest’s first Café Zupas opened as the first tenant in the CityPlace development in Woodbury. The restaurant opened in mid-September 2015 and is 2,900 square feet. The next Café Zupas location in Minnesota will be in Maple Grove at the Fountains at Arbor Lakes and will have a larger footprint at 4,900 square feet, with an opening date planned for February 2016.

Diversified Construction completed the buildout on the Woodbury and Maple Grove stores, and Babcock Design Group out of

Utah completed the design plans. Locations have also been announced in Eden Prairie and Eagan.
