Phase 1 Works
Date: 2012-2013
Contract Sum = €0.4m
Scope of Works:
Material alterations to upgrade the front section of the building to comply with fire;
Repair and redecoration works.
• 60 minute fire separation between basement and rest of the building; upper basement below the exhibition room & lower basement
• All doors leading to the central staircase were upgraded to 30 minutes
• Aspirating system installed
• An AOV installed in the roof light above the Staircase
• Emergency lighting & exit signage installed

Phase 1 Works - Conclusion
Fire upgrade works were relatively straightforward
• Occupancy levels were low (34)
• Travel distances were short
• No living accommodation to deal with

Works were carried out with minimal intervention to historic fabric
• M&E consultants and contractors embraced the process to think creatively about how to distribute services around the building without creating additional openings, chasing walls or notching joists
• This also reduced the amount of fire stopping required

Date: March 2017 – June 2018
Contract Sum: €1m
Scope of Works:
Upgrade the Assembly Room as an art gallery (and performance space) with the vision of recreating the original art exhibition of the 18th Century
Three main issues:
• Provision of an alternative means of escape from the Assembly Room
• Provide universal access to the building
• Provide Climate control to meet international lending criteria

Challenging Project
• Invasive work with the installation of the new lift, staircase & new exit
• Building is now fit for public use & is a cultural hub in the city centre

• Resulted in a higher level of inspection on site.
• It caused delays and stress on site (partly due to unknows in existing buildings. Everything cannot be pre-designed)
• Future programmes should reflect this
• Better and safer building as a result
