Project 3.0

A 103 year old historic building is being converted to a zero energy use structure

utilizing alternative methods rom around the world. The building serves as a

micro business incubator or creative talent o all kinds and hosts a wide array

o cultural events even while still under construction.

The real story is the creation o opportunity or all that participate. This entire

process has been documented rom the very beginning and everything that hasbeen accomplished thus ar has been done so on a zero dollar budget. The

content proves a new business paradigm in action based on an open, air and

transparent exchange o goods and services.

Current Status: Property has been renovated rom a bare brick shell

to a unctional venue. A 3 day Grand Opening showcase event eaturing

a national level musical act, art and perormance exhibit and green

trade show is in the planning stages.

THE DOCUMENTARY:

The conversion process o the Roosevelt rom a bare

brick building with no inrastructure to a showcase o 

sustainable architecture will be released in 3-5 minute

weekly episodes starting early May 2009. Each episode

contains educational inormation painted against a

dynamic background o arts and entertainment.

The frst 5-6 programs will summarize highlights rom

“Rudy Arnauts, Steve Francois, Joe Redner and Bryan Roberts o Project 3.0 /

The Roosevelt. The most exciting sustainable architecture project in Tampa 

required a team o creative thinkers to make it happen: developer Arnauts,

promoter/artist Francois, building owner Redner and contractor Roberts (more

on him below). Together with student and artist collaborators, they’re turning

a 100-plus-yearold building, the ormer home o the Tampa Bay Brewing

Company on 15th Street in Ybor, into a showcase o 21st-century construction

ideas, including a low-voltage lit, a vertical garden, greywater recycling and an

air conditioning system that relies on circulation o cool well water through aconcrete slab. The slab will double as a piece o sculpture, refecting another

ambition o the project: making The Roosevelt a place in which artists and other

creative types can lease space and incubate new ideas. The building is already

hosting events, including a second Pecha Kucha night (see below) and the

multimedia art event State o the Art on April 25.”

The Roosevelt Green Renovation Features (samples) :

· Much o the proposed electrical power or the building will be generated

with a solar array mounted on the rootop area o the building. Renovationwill proceed utilizing the least amount o power possible.

· LED lighting in conjunction with skylights will be used or the majority o 

lighting needs in the structure.

· Natural cooling methods that require little supplemental air conditioning.

Geothermal heat exchange will be utilized or any needed cooling and heating

to the building.

· The rootop area would also unction as a rainwater collection system tied to

underground cistern storage below the rst foor. This water will be ltered

and used to provide water throughout the building.

· Sections o the rootop area will be utilized or green space incorporating

raised-bed plantings that will serve multiple purposes including grey water

ltration, insulation, and ood production.

· The lower level o the rootop will be a oam-based insulation covered by

a refective waterproong membrane designed to refect solar energy upward

and provide a clean surace or rainwater collection.

· A thermal stack ventilation system will be installed through the roo to aid in

the natural cooling o the building.

· Excavation and drilling will be perormed or all subterranean systems

including plumbing, water storage, geothermal loop wells, cooling tubes,

An Earthship is a 100% o grid home made rom 100% recycled materials. Our

Project 3.0 contractor Bryan Roberts successully amended the State o Florida

Building Code in order to be able to obtain a building permit or this project—

a true groundbreaking precedent. The amendment essentially allows alternative

engineering methods to be incorporated into the construction code.

This precedent will exponentially accelerate the Roosevelt retrot technologies

being adopted into code and consequently becoming available to the general 

public with turnkey nancing.

Current Status: The project is under construction and currently at the oundation

stage. USF gives students college credit or participating in educational on-site

workshops conducted by Bryan and several other authorities in sustainable

Current Status: Model home or a 26 unit development in Sarasota or a private

client is under design. The model home is the rst phase o the development.

a cluster home site plan amendment. We have identied a local production

acility experienced in converting shipping containers to residential engineering

standards, eliminating a costly and time consuming crucial step towards

mass production.

Project Secret will be an ongoing teaser campaign running in between the 3

shows in progress. The audience will never be inormed as to when these

updates are released. The updates will consist o ast paced spy shot music

videos revealing details o the project, but never the entire design. The ull

concept will not be made public until the very last minute and even then a

shroud o secrecy will continue ater its introduction.

The concept has very strong potential to draw a 7 fgure sponsorship contractrom a global player such as Red Bull, Nike or Coca-Cola.

It is our intent to duplicate the Project 3.0 renovation business model in

multiple locations around the world and tie them together through online 24/7

web interaction. Each such project will be tied to a local standard or proft

development such as the Sarasota project that will be executed by the same

team o participants, manuacturers and suppliers. This will ensure in kind

product contributions or any company owned project.

Rudy Arnauts has over 20 years experience in real

estate development and entrepreneurship, successully

completing his frst multi million dollar project by age 29.

Rudy is the concept catalyst behind the Campus TV,

Project 3.0 and Zenlots. Rudy holds a Master’s degreein Economics.

Bryan Roberts is a licensed general contractor with over

20 years o experience in alternative “green” technology.

Bryan successully amended the Florida state building

code with his Manatee County earthship project. Bryan

will be travelling to Arica in May 2009 to implement water

inrastructure or a remote village.

Steve Francois is an events promoter with over 10 years

o experience in the entertainment and recording

industries. Steve has coordinated marketing campaigns

or multinationals such as Purdue, RJ Reynolds and

global entertainment acts such as Aerosmith & Dave

Matthews Band.

Nick Algee is the Florida organizer o the Southern Alliance

or Clean Energy; a nonpartisan non proft–the Southeast’s

leading renewable energy organization. Nick also was

a pioneer in the Climate Action and 1 Sky projects. Climate

Action builds and acilitates an inclusive student- and youth-

led movement in the Southeast.

Ken Cowart is a licensed and LEED accredited architect

practicing or over 11 years. He has been involved in a

diverse array o architectural projects rom biocontainment

buildings with the CDC, roller coasters with Disney and

award winning designs or several higher education

institutions. Ken holds a Master’s degree in Architecturerom Georgia Tech.

Ken Kroger is a licensed architect and owner o ADI

Arkedezin in Tampa. Ken’s current project is a 860 acre

oceanront eco-resort on the Easternmost peninsula o 

Pernambuco, Brazil.

Jason Welty is a designer with over 8 years o experience

in large municipal projects working with Alonso Architects.

Jason holds a Master’s degree in Architecture rom USF.

Laocoön Group is a collective o designers locally active

in the Tampa Bay area with over 7 years o experience.

Practicing these undamentals: responsibility, innovation,

and unctionality; they ocus on diverse solutions by

engineering design. The dynamic team combines it’s

multiple strengths in design and web programming

and development.

The team has designed Phase One o a 3 phasedevelopment o the Campus TV destination site. Phase

Heavy Metal BBQ

A heavy metal concert eaturing 2 bands & 3 DJ’s attended by 200+ people. The event

was entirely powered by a diesel generator converted to run on vegetable oil. The “green”

and healthy living message is traditionally associated with a culture that is diametrically

opposed to heavy metal. This contrast equals exposure. It is also the oundation or a show

currently under production.

Pecha Kucha Night 2: 15 May 2009

Pecha Kucha is a global network o architects, urban planners and design proessionals

with a presence in over 186 cities worldwide. Each presenter is allowed 20 slides which

automatically move every 20 seconds, keeping each presentation dynamic & interesting.

AIA architect & Project 3.0 team member Ken Cowart is the host o the Pecha Kucha

Tampa Bay chapter.

The Roosevelt will serve as an ofcial venue or this und raiser or the Children’s Cancer

Center; a non proft organization dedicated to providing children who have cancer or chronic
