Last week I attended the Missouri REALTORS® April Business Conference in Chesterfield, and this week I attended two days of RE/MAX Training in Lake Ozark. My little brain is so full of knowledge and good ideas, I am having trouble sorting it all out! While at the April Business Conference, I attended the Communications Output Group. The main topic of discussion was merging the way we use theLanding.net MissouriRealtor.org, the Ramco site and Online Forms. I have always thought The Landing was difficult to maneuver around in and it left me frustrated trying to find what I was looking for. I was used to searching the MissouriRealtor.org site to find the resources I needed, but lately have found the information posted on the site to be way outdated. We can use the Ramco site to pay NAR, MAR and LOBR dues online and sign up for classes and events. The Output Group discussed what to keep on these sites and what was outdated and needed to go away. The goal was to make these sites more user friendly and to allow the Agent to log in with one user name and password and be able to use all of these sites and features. I hope they implement all the great ideas the Group members had and I look forward to seeing the upgraded product. I also attended the Residential Forms Output Group and we had a CFPB (Consumer Financial Protection Bureau) Update by Wendy Cromer of Security Title Insurance Agency. The CFPB was created by the Dodd Frank Act and is the Bureau that is making the changes to mortgage loans. She discussed the 3 page integrated disclosure for Reg X (RESPA) and Reg Z (Truth-in-Lending) and we also viewed the new Closing Disclosure form that replaces the HUD-1 on or before August 1, 2015. These forms are so different from what we are used to and it will be a challenge at first, but I think they will be easier to understand once we are more familiar with them. One thing that stuck in my head about these new regulations is the Closing Disclosure must be given to the buyer 3 days prior to closing. Wendy Cromer said if your closing is on Friday, the Closing Disclosure will need to be given to the Buyer the previous Monday, to meet this requirement. Some of the items auctioned were concert tickets, MIZZOU Football tickets, a Florida Vacation, TV’s, Golf Packages, Jewelry and much more. REALTORS® are sometimes crazy and love to have a good time and the items seemed to go pretty high. They even auctioned 8 boxes of Girl Scout Cookies that went for $150.00 a box! An Agent at a nearby table bought one of the boxes and shared cookies with our table. That was my first $7.50 cookie! Well it’s May already, Wow this year is flying by! Last week I attended the Missouri REALTORS® April Business Conference in Chesterfield, and this week I attended two days of RE/MAX Training in Lake Ozark. My little brain is so full of knowledge

and good ideas, I am having trouble sorting it all out! While at the April Business Conference, I attended the Communications Output Group. The main topic of discussion was merging the way we use theLanding.net MissouriRealtor.org, the Ramco site and Online Forms. Mo Realtors Business Conference April 2014

PROPERTY MANAGEMENT SECTION

This meeting we had a guest speaker, Matthew Mraz. Matthew is an investigator

for housing law violations for Housing and Urban Development. Matthew

provided us with information regarding who is the protected class, what is

prohibited, what housing is covered, and what housing is exempt. Matthew

reminded us of the definition of steering and pointed out that when an

investigation arises they will always look to the intent of the party. That often

times it isn’t the overt statements that get us in trouble but the subtle actions that

lead us down the road to ruin. Matthew spent quite a bit of time discussing the

types of discrimination against persons with disabilities and what reasonable

accommodations need to be made on their behalf. Something I learned is that if a

tenant makes a request to a maintenance worker that would be treated as

“notice”. So you want to make sure you have a good communication program set

up between you and your maintenance people so that you are made aware of any

requests made by tenants as quickly as possible. Matthew’s handout was very

helpful reminder and I have attached it for your reference.

COMMERCIAL OUTPUT GROUP

The first part of the meeting was spent finalizing Commercial Day in October at

Missouri University in Columbia, Mo. This will be a very informative and fun-

filled experience. I recommend anyone wanting to learn more about the

commercial industry to attend this program.

Following the business meeting we heard from Mike Downing, Direction of

Missouri Department of Economic Development. Mike provided us with an

overview of some of the fastest growing businesses in Missouri. Did you know that

Branson has more theater events than Broadway? Some of the things

corporations look at when wanting to relocate their businesses to Missouri are

health care costs, taxes quality of life, and school systems. Mike pointed out that

Realtors are in the center of the action as is their clients who own the property,

buildings, and the homes and in some cases, our clients are even the prospective

business. I encourage you to visit the website www.ded.mo.gov to learn more

about what is done to attract new business to our state and ways that Realtors

may be able to help.

Board of Directors Meeting, April 9, 2014

The meeting was called to order by President, Beth Riggins at 9 a.m.

Present: Beth Riggins, Kevin Winters, Nancy Rogers, Barb Stockwell, Bill

Anita Horn, and Linda Yelton.

The minutes from the March 12, 2014 board of directors meeting were

approved.

MLS Committee Report Recommendations

A motion was made, seconded and passed to approve the following MLS

committee recommendations:

Deny request to make the "rental" changes to "Residential" that

were made in "Condos."

Add option to transfer photos when cloning a listing.

Use 3 free programming hours to make changes for clarity to

various assessment fields.

Deny request to add a policy to regarding requirements in the Legal

Description. Suggest posting something on MLS bulletin board that

property address and legal description are not always the same

thing.

Post a MLS bulletin to make agents aware that "Project Name" is

not part of the listing syndication feed, so if they want it known,

they should post it in their public remarks.

New Offices: No new offices.

New Members: A motion was made, seconded and passed to accept the

NAR Required Revisions to Board Bylaws: Linda advised the directors of

the following required revisions:

National Institute Affiliate Dues split change

National REALTOR Emeriti definition changed to included NAR

Past Treasurer

A motion was made, seconded and passed to incorporate the changes.

NAR required revisions to MLS Rules & Regs. Linda advised the board of

the following revisions:

Delete Section 16.2.10 regarding the display of IDX information by

real estate franchise organizations.

Revise definition of IDX, rewording throughout the entire IDX

section to broaden the scope from "website" to "electronic display."

A motion was made, seconded and passed to incorporate the changes.

Board Website: Bill handed out proposals for a new website from Team 55

Creative and MSW Interactive Designs, encouraging the other board

members to look them over and reiterating his position on the importance

of a good website. Keith Lucas of Team 55 Creative gave a brief

presentation regarding his company. MSW Interactive Design will be at

the May board meeting.

Affiliate Tiers: Beth and Nancy presented a spread sheet addressing four

tiers of affiliate membership with suggested benefits of each tier. The

board members were asked to suggest a monetary value for some of items

on the list.

Results of Un-Meeting Survey: Linda reported that the comments were

positive overall: good food, fair priced drinks. Negative concern was the

cigarette smoke. No suggestions

for a better name for the meetings so we'll stay at "Un-Meeting."

WCR SOCK HOP: Nancy reported that this will be held May 30 at the

Grand Glaize Inn. Cost is $25 per person for appetizers and a drink ticket.

Meeting adjourned at 10:05 a.m.

APRIL 15, 2014

The meeting was called to order by President, Beth Riggins, at 6:30 p.m.,

and she led the Pledge.

Beth welcomed the affiliates and also welcomed Adam Davis, Regional

Advocacy Coordinator for RPAC.

Beth thanked Sunrise Title for providing the DJ for the evening; Bank of

Versailles for providing the frames for the award certificates, and Andrew

Connor from Bank of Sullivan for donating 3 gas cards for door prizes.

Nancy Rogers announced the names of those member who have donated

$100 to RPAC and those who have pledged to be major donors.

The minutes of the February 18, 2014 membership meeting were

approved.

New members were inducted.

Adam Davis spoke about RPAC and thanked our board for its support.

Beth thanked Dave Schultz, Awards/Program Committee Chairman for his

work in putting together the awards banquet and introduced Kevin

Winters as MC for the presentations.

Nancy Rogers informed the members about the WCR Sock Hop being held

in May.

The winner of the final and championship horse race was Nancy Williams

who won a mini I-Pad.

With no further business, the meeting was adjourned at 8:30.
