overcoming challenges in today’s market

Dear Texas Housing Conferees and Partners:

Texas Housing Conference 2009 promises to be one of the more exciting as TAAHP attempts to address the many problems facing the housing market today. The cost of equity in the Low Income Housing Tax Credit industry, the scarcity of permanent financing, the “out of reach” cost of performance bonds and generally the lack of capital in the market place have heavily impacted the entire housing industry including its builders, developers, lenders, syndicators, investors and suppliers.

The ARRA brought signs of hope for the housing recovery. The industry now waits on the rule making process at both the federal and state levels and to the flow of new capital into the market. The Texas Housing Conference 2009 will present a balance of educational blocks between housing finance, and building topics to new sustainable design and code enforcement challenges. For the first time in THC’s memory, TAAHP was successful in securing several grants from major corporations, federal and state agencies to underwrite bringing some of the nation’s recognized authorities and speakers to Austin for a range of housing related topics. We are excited to bring a leading architect from Australia who will present to you her case study on the innovated design of affordable housing in Australia, Great Britain and the USA.

A new TAAHP Partnership also includes a Tier One Purchasing Arrangement for our membership. You are encouraged to visit the partner’s booths in the exhibit hall and establish your new purchasing arrangement.

Texas Housing Conference continues to grow and expand in today’s challenging economy. While several other conferences are loosing partners and exhibitors, the Texas Housing Conference 2009 is actually larger than the 2008 Conference indicating our prominence in housing conferences.

We encourage our attendees to visit the exhibit area, get to know our conference partners and open new dialogues as our industry begins its recovery. Lifetime Membership - $10,000.00A member in this category shall have all privileges of an Active Member, and is entitled to this designation by paying a one-time membership dues fee as determined annually by the TAAHP Board of Directors. Member-ship services (excluding meeting registration fees) shall continue for the business entity’s lifetime, their resignation, or demise of the organization, whichever occurs �rst.

Active Membership - $550.00Any business, �rm, corporation, partnership, sole proprietorship, individual professional or other legal business entity which is involved in the a�ordable housing industry or provides services, supplies or equipment for the a�ordable housing industry and is directly interested in its welfare, complies with TAAHP Bylaws, pays current dues, and meets required membership quali�cations, is eligible for active membership in TAAHP and is entitled to one vote per membership, eligibility for service on the Board of Directors, and all committees following appointment.

Governmental / Regulatory Membership - $150.00Any individual associated with or responsible in any manner within the title of this category may join TAAHP after meeting the quali�ca-tions and paying dues determined by the Board of Directors.

Educators / Student Membership - $50.00Any individual directly associated with an institution of higher learning and whose �eld of study and expertise is related to the �eld of a�ordable housing may join the Organization by meeting the quali�cations and paying dues determined by the Board of Directors. Separate dues may be established for these two classi�cations: Educators and Student.

Federal Income Tax Notice: Membership Investments are not deductible as charitable contributions for federal incomes tax purposes; however, investments are deductible by members as an ordinary business expense. A portion of investments are not deductible as an ordinary business expense to the extent TAAHP engages in lobbying. The non-deductible portion of investments for 2009 is 10%.

Shirley Muns is an energy consultant and also works as a Codes Specialist at the Energy System Laboratory, Texas A&M University System. Shirley currently serves the International Code Council as a member of the IECC Code Development Committee and as a contractor instructor providing Energy code and Green building training along with fundamental Building and Residential code and inspection training. In addition, Shirley is serving as a voting member on three ASHRAE committees; which are the 90.2 Low rise residential standard, the Code Interaction Subcommittee, and TC 4.5, the Building Materials Technical Committee.

Steve Easley is an internationally recognized construction consultant specializing in solving building science related problems and educating building industry professionals and their trade partners. His work focuses on increasing quality of construction, sustainability and reducing costly mistakes that lead to construction defects and call backs. Services provided include job site quality analysis, design review, educational seminars, mediation and product consulting. Steve’s mission is helping industry professionals build structures that are durable, energy efficient, healthy and comfortable to live and work in.
