    THIS TENANCY AGREEMENT is made this 1st Day of March 2013 and entered

    into by and

    LANDLORD8S RES5ONSIBILITIES AND OBLIGATIONS

    2$1 &he Landlord nderta.es to deli'er to the &enant on

    commencement date of this tenancy a!reement% the demised

    premises in a clean% neat% tidy and !ood condition$

    2$2 &he Landlord warrants that the &enant shall ha'e /iet possession%

    enoyment and habitation of the Demised premises$

    the sbsistence of this &enancy A!reement free of any

    encmbrance and in compliance with all local or mnicipal or

    residential by"laws% ordinances% permits and re!lations as

    necessary and applicable and the Landlord indemni+es the &enant

    from any obli!ation or actions whatsoe'er that may be institted or

    bro!ht a!ainst the &enant in relation thereto% by third parties

    incldin! bt not limited to the appropriate athorities who may

    claim preferential ri!hts or oint ri!hts andor accommodation ri!hts

    andor any proprietary ri!hts whatsoe'er on the said !rond and

    demised premises% and therefore the Landlord hereby releases and

    dischar!es the &enant from sch claims andor encmbrances$

    2$ &he Landlord hereby accepts fll and sole responsibility for the

    payment of all local rates and taxes for char!es of the demised

    premises% or items incidental thereto in relation to its ownership of 

    the demised premises% whether now existin! of hereafter to be

    assessed% incldin! bt not limited to the (roperty &ax which may

    be assessed on the Demised premises drin! the &enancy (eriod$

     2$ 4ith the exception of dama!e that is cased by the &enant5s

    ne!li!ence or by the &enant5s employees% in'itees or !ests% the

    Landlord shall maintain% repair% renew% repaint% and .eep the

    demised premises in !ood and tenantable condition and is

    responsible for and shall bear any expenses incrred pon the

    demised premises for strctral and extra ordinary repairs$

    sanitary% plmbin!% draina!e% sewers% channels% water corses%

    !tter% rainwater and soil pipes in% nder or pon any bildin!s

    within the demised premises$

    - TENANT8S RES5ONSIBILITIES AND OBLIGATIONS

    1 &he &enant hereby accepts fll and sole responsibility for the

    payment of all local rates% taxes% and char!es whether now existin!

    of hereafter to be assessed on the occpier of the demisedpremises drin! the &enancy (eriod$

    2 &he &enant shall be responsible for contractin! directly with the

    7areta.er for rele'ant tility ser'ices pro'iders sch as water%

    8ecrity% cleanin! of premises and electricity and shall be

    responsible for the acconts of sch tility ser'ices consmed in or

    abot the demised premises ntil termination of this &enancy

    A!reement$ All conse/ences cased by delayin! or ne!li!ence of 

    payments of aforementioned expenses shall be the responsibility of 

    the &enant$

    3 &he &enant nderta.es to maintain the demised premises in a !ood

    condition and to retrn the demised premises in the same condition

    pon &ermination Date in the same condition as the &enant recei'ed

    from the Landlord at commencement date of the &enancy

    &he &enancy shall notify the Landlord pon disco'ery of any

    dama!es% defects or dan!eros conditions in and abot the

    demised premises$

    &he &enant shall reimbrse the Landlord for the cost of repairs to

    the demised premises of dama!es cased by misse or ne!li!ence

    of the &enant incldin! its employees% its !ests or in'itees% its

    tenants )if any#% and its a!ents )if any# a!ainst the Demised

    premises incldin! the facilities$ &hs any sch dama!es occr shall

    be either +xed or repaired by the &enant at the &enant5s accont

    prior to retrnin! the demised premises to the Landlord on the

     &ermination Date$

    6 &he &enant will not nderta.e any repairs that will alter the internal

    strctre of the demised premises in anyway% withot the

    Landlord5s written permission$

    9 &he &enant shall se the demised premises for residential prposes

    only

    : &he &enant shall not se the demised premises for any nlawfl

    prpose$

    ; &he &enant shall not ma.e any alterations or additions or

    impro'ements to the demised premises withot the Landlord5s prior

    written consent which consent shall not be nreasonably withheld$

    circmstances ha'e any claim of whatsoe'er natre a!ainst the

    Landlord for any alterations% additions or impro'ements to the

    Demised premises$

    11 &he &enant shall ma.e no alteration or addition to the demised

    premises withot the expressed consent of the Landlord in writin!$

    Any +xtres installed by the &enant shall be at its own expense% and

    if not remo'ed at the end of this A!reement termperiod% shall

    become the property of the Landlord$

    12 >pon the termination of this A!reement by whate'er reason% the &enant shall restore the demised premises% frnitre% +xtres and

    other personal property to the ori!inal condition$

    1 &he &enant shall comply with all applicable en'ironmental laws and

    re/irements and shall not case% permit or allow the presence of 

    any ha@ardos sbstances in or abot the Demised premises in

    'iolation of sch laws and re/irements% or in a manner which may

    !i'e rise to liability for en'ironmental cleanp% dama!e to property%

    or personal inry to the Landlord% other tenants in the Demised

    premises or any other person$

    16 Not to do or permit to be done any act or thin! which may be or

    !row to be a nisance or distrbance to the Landlord or occpiers of 

    adoinin! demised premises$

    19 &o maintain peace at all times% drin! the term herein !ranted with

    other tenants in the Demised premises and ensre that its

    employees and ser'ants also adhere to this co'enant

    3 MAINTENANCE AND INS5ECTION

    $1 &he Landlord shall be entitled to enter the Demised premises at all

    reasonable times pon !i'in! at least : hors of its intention to doso either thro!h its representati'es or ser'ants or thro!h

    contractors for the prpose of inspectin! the demised premises and

    for carryin! ot any repairs or other wor. in respect of the demised

    premises if it shold desire or need to do so$ &he Landlord5s

    representati'es% a!ents or ser'ants will be !ided when doin! wor.

    $2 Ninety );0# days prior to the expiration of this &enancy A!reement%

    the Landlord shall be entitled to enter the demised premises% at the

    reasonable times as a!reed with the &enant for the prpose of 

    permittin! 'iewin! of the Demised premises to other prospecti'e

    Lessee5s and to place notices on the demised premises for the

    prpose of sale or lettin!$

    !. TRANSFER OF LEASE, SUBLETTING

     &he &enant shall not assi!n or sblet this &enancy A!reement or any part

    of it to any third party withot the Landlord5s written permission% which

    permission shall not be nreasonably withheld$

    9. LIABILITY AND LIMITATION OF LIABILITY

    ither (arty shall ha'e a liability towards the other as a conse/ence of 

    the direct !ross ne!li!ent act or omission of the other (arty$

    :. RENEWAL OF TENANCY 

     &he &enant shall !i'e notice of its intention to renew the tenancy if it sodesires at least 6 )8ix# months before the expiration of the term hereby!ranted by the Landlord and pro'ided there is no sbsistin! breach of any of the &enant5s co'enants andor obli!ations herein contained% theLandlord may !rant a B>C&,C &CM to the &enant sbect to sch rentand pon sch conditions as may be a!reed pon by the parties$
