Drivers – keep your eyes out for kids. • Do not stop along the parade route to visit with family and friends. is causes a back up/delay. I am most frequently asked thequestion: “When is the best time toprunemy trees?". If only you all knewwhatacomplicatedquestionthatis!Herecomes my long-winded response which is almost never explained this thoroughly to acuriousclientandevenhere,itwillbeacliffnotesversion.

Wewill takea seasonal evaluationofpruning'sprosandcons.First,let'sstartwithSpring.Duringspring,theflowofsapandtreegrowthisatitshighest.Onthepositiveside–thetree’sresponsetothepruningwound/injuryisthequickestatformingwhat'scalledwound-wood;itspurposeistocompletelygrowovertheinjuryandminimizetheamountandextentofdieback,rot,etc.tothetree.Also,newgrowthisinvigoratedevenmorebypruning.Onthenegativeside–sapflowisincreasedandpathogens,insectpestsandthelikebecomeahigherthreat.

DuringSummer,theincreasedheatandlackofsoilmoisturelowersthe amount of sap and so pathogen as well as pest dangers are somewhat lessthanSpring,andthetimeforthetreetocureitspruningwoodisfasterthanintheSpring.Unfortunately,duetothegreaterlikelihoodofdrought,whichweakensthetree’simmunesystem,itoftencan’tresistevensomeminorthreats(suchashypoxoloncanker).NewgrowthalsoisspurredinotherareasofthetreeduringtheSummer–thoughnotasmuchasinSpring.Ifadequatemoistureisnotpresentitcanactuallybecomeastressoronthetree.Furthermore,theformationofwound-woodfromcallustissueisnotasgoodasSpringtime.

Fallis,forthemostpart,abalancebetweentheSpringandSummermonths–lesswoundwoodformationthanSummer,lesspathogens/peststhanSummer.

Winterhasoneoftheleastamountofpathogenorpestthreat,yetitis also the worst time for woundwood growth. The benefit of increasing treegrowthispracticallynon-existent.Also,duringseveretemperaturechangesandwinterstorms,thewoodcanactuallyexpandandcontractonlargercutsopeningupcracksthatgreatlyincreasetheextentoftheinjuryintotheparentbranchortreetrunk.

Myfinalpositiononthebestseasontopruneisthat"whenisnotthemostimportantquestion"!Themostimportantquestionis"WhoshouldIselecttodothepruning?".Withthatsaid,Springisthebesttimetoprune your trees from a woundwood standpoint and to increase the growth of your tree. It is the assumption and practice of pruning experts throughout the world who try to perform most pruning operations duringSpring.

ItistoomuchtocoverinthisarticlebutmyPruningDilemmaPartTwowillscrutinizeassumptionsleadingtothepremisetonotpruneoaktreesduringthebestpruningseasonoftheyear!TexasForestServiceaswellasothersoftenrecommend"nopruning".Again,thevitalquestionis "Who" not "When" from my professional view.

Here is an update on the Tarrytown real estate market through the first third of the year.

• Transactions continue to be lower than past years, with the number of recorded MLS transactions through May 15th the lowest since 2010

• Median list and sold prices are down year on year roughly 20% and 15% respectively, and I think this is still due in part to the slightly smaller home sizes being sold (down about 8% vs. 2015)

• Median sold $ / sq ft is hanging on to a small gain, up a little over 1.5% vs. 2015

Active Listings vs. TransactionsThe number of active listings has steadily increased this year, up over 36% from January. That follows the typical trend for the first half of the year as we approach the seasonally busy spring and summer months. However, the number of transactions has not increased much.
