Size and flat topography of the subject site offers ample opportunities to develop innovative designs.
Weakness
There is a nala on the entire frontage of the site. This has to be covered by the developer to market the project well.
The immediate subject site surrounding is industrial belt at present with no IT/ITeS related development and currently undeveloped up to a radius of 4 km from the subject site.
Social infrastructure is low within radius of 4-5 km – a hindrance for end-use buyers of residential market, which will improve once settlement consolidation begins.
Opportunities
Subject site has good connectivity from other parts of the city at macro level due to the proximity to the Old Mumbai Highway and ongoing ORR Phase 1 project
Lies towards the growth corridor Madhapur, Gachibowli, Kukatpally and Miyapur - Future potential exists.
Threats
