Message from the EVPDear NOAA Members,
That’s right, the election is over. By now most of us have dimming memories of ‘Frankenstorm’. America is still here, albeit a bit soggier on the eastern seaboard and a bit more frustrated if your candidate didn’t win. I try to never get upset about things that are out of my control. But from the comments of my Facebook page, I might be in the minority.
I have one friend who asked if I voted for Obama to un-friend him; since Cuyahoga County has the burden or pleasure, depending on where you stand, of laying claim to re-electing the President. I will not un-friend him for the simple reason of what happens in the voting booth is supposed to be private. Am I right or what! I mean it is supposed to be like Vegas!
So I’d like to focus on things that are in our control. To begin with I’d like to thank Jacqui and Ryan for all their hard work on this year’s trade show. We maximized Windows with exhibits and Kate Good did an outstanding job not only on her seminar but also on the three following drill down sessions. But what really surprised me is that, to date, there has been little to no complaining about the trade show from the exhibitors.
Now you may think this happens every year, but I assure you that is not the case. In fact the biggest complaint we’ve fielded is about the excessive heat. (See paragraph one re: only worrying about things we can control.) So to everyone who attended and exhibited in this year’s NOAA tradeshow, I’d like to offer you a tip of the cap. I am very proud that you all appreciated the trade show. But if this reaches someone who does have a complaint, feel free to call the complaint line – 216 408-1458. (For those who don’t know….that is my cell phone.)
And so as 2012 begins to dim and 2013 starts to appear on the horizon, I’d like to wish everyone a happy holiday season, beginning with Thanksgiving.
And now I will share my top three reasons I am thankful…with a fourth thrown in for good measure.
1.) My wife Holly!
2.) My children and other immediate family (including my dog!)
3.) NOAA and all of its members, especially the Executive Committee and the Board of Trustees.
4.) My Health and happiness.
It is my holiday wish that you all feel the same way about your spouse, family, extended family, dogs (if you own one) and your overall health and happiness.

NOAA has been notified by multiple members that misleading and inaccurate representations are being made by inexperienced ‘Energy Brokers’. They are calling on members and quoting electric rates that may or may not be accurate. More seriously is the misleading idea that there will be minor or no penalties if a member switches suppliers, or that a member has the right to terminate a power supply contract without penalty. These statements are completely false.
Electricity and natural gas are commodities that are “hedged” at the time of purchase, whereby suppliers make a financial commitment and commit resources for the benefit of the customer. As a result, energy suppliers levy heavy penalties on businesses that switch suppliers in the midst of a contract.
NOAA and North Shore Energy have enjoyed a very successful relationship since 2009 that has guided members through the complexities of the deregulated electricity market. Now, the NOAA Electric Savings program currently provides over 110 million KWH per year of power at discounted rates to NOAA members!
Participating members have saved hundreds of thousands of dollars on their electricity costs.
Most electricity brokers have only one source of energy to quote electricity pricing.....North Shore Energy represents 23 suppliers, including all major electric suppliers that serve the Ohio market, constantly monitoring pricing and product offerings for the benefit of NOAA Members. These prices change on a daily or weekly basis.
North Shore Energy has the flexibility to customize the right savings program by leveraging relationships with suppliers, or by using daily pricing models. In all cases, North Shore Energy can find the best prices for members. There have been instances where they have advised members to remain with their current supplier because of fees and penalties associated with switching. Tenants that Escape in the Middle of the NightRecovering What is Owed.Well, here is something that has been on the minds of property management companies. The possibility of a renter leaving the habitat that they in some form or another were paying for. Exiting without warning, or even the slightest news of a departure, so they could use what was owed toward their new room of residence and seemingly provide a sense of responsibility toward their new habitat provider.
Now of course, this is all too familiar for the property manager who’s job it is to make sure that all rent is in and accounted for by each and every filled dwelling. New tenants want to move in, and many times cannot due to the rental units being in a condition not suitable for the new tenant. Of course this means that management now must spend both man hrs and additional labor costs to get the unit ready for the new tenant.
So the old tenant is out, and you have no contact information that is valid, or at least a phone number to reach out to the ex-tenant that is now in breach of their agreed terms & contract. What do you do? Probably contact an attorney for the collection of the remainder of rent and any other fees that are due. This of course is a very expensive avenue to take, and one that is generally utilized for those with much higher amounts owed.
Is there a more efficient or effective way of recovering the loss rather than sending it over to an attorney to collect? Well, yes there is. In fact more and more management companies are aligned with receivable recovery groups in order to have easier communication regarding their debt accounts. In addition, some recovery groups provide a service called skip tracing, a detailed research tool that most law firms do not generally provide or consider using in the collection process, mostly because they don’t understand where to go, or how to get there.

New Furnace Standards By DOE May Require Action

The US Department of Energy (DOE) has finalized new regional minimum energy conservation standards for residential HVAC equipment. For gas furnaces, the new minimum standard is 90% AFUE. This standard prohibits installation of 80% AFUE type furnaces after 5/01/2013 in both new construction and replacement applications.
What should you do?
Pro-actively review your single or multi-family properties, especially those with challenging applications—where the furnace is located in the middle of the building or suite! A sound financial case can be made for replacing your current non-condensing furnaces before the May 1st, 2013 installation deadline.
In some instances, converting from the traditional 80% AFUE to a 90% AFUE furnace may present significant installation challenges and costs such as venting, draining and dealing with domestic hot water.

Lockhart, who has lived at Stonebrooke since 2008, explained how he visited the community before even meeting with property management, just to see for himself what Stonebrooke “felt” like. At the time, he was renting an apartment in Brunswick after moving to Northeast Ohio from Florida.
“It was warm, open-armed,” he said, recalling how residents who didn’t even know him were immediately friendly and welcoming.

cathedral ceilings and a floor plan he considers extremely well thought-out. And early evening strolls with Shemp along winding Stonebrooke Lane, illuminated with old-style streetlights, only serves to reinforce that first impression.
“It’s just a wonderful place to be,” he said.
Judges participating in the Northeast Ohio Apartment Association’s annual Key Awards concur, honoring Stonebrooke Village as the 2012 “Property of the Year.”
Stonebrooke Village had won impressive Platinum Key Awards for each of the last three years, and a Gold Key Award in 2008.
But Property of the Year, as an independent industry stamp of approval,

“gives us a little more credibility than just us saying we’re the best,” said Jennifer Leinweber Ritz, vice president of the zaremba Management Co., which has managed Stonebrooke since 2007.
Judging, which took place June 19 and culminated in the NOAA’s much-anticipated and well-attended annual awards gala at the Marriott Key Center on Sept. 6, involved 32 apartment industry experts from Pittsburgh, Columbus and Detroit around the near midwest.
Judges were paired up and sent out for a full day of property visits along 16 routes, stretching from Lorain to Conneaut, south to Massillon and as far as Youngstown.
Judging is detailed and extensive. The two-page evaluation form asks judges to grade each property in six areas, from the entrance and exterior, to the model suite, leasing office and landscaping.
“Overall Community Appeal,” the general property category, involved 107 properties – 29 of which received a rating of at least 100 points. Awards are categorized by rental price range and property type and are presented as Platinum (best in category), Gold (second place) and Silver (for remaining properties that score well).
And the highest-scoring apartment community – judged against all entrants regardless of category -- is honored as Property of the Year.
Winners of the Key Awards, from property owners and managers to their staffs, demonstrate to their
communities, residents and their peers that their property has the physical qualities, marketing creativity and management caliber necessary to be called one of Northeast Ohio’s best.
“Stonebrooke Village has joined a very select group,” said Ralph McGreevy, executive vice president of NOAA. “To win this award, an apartment community must be nearly flawless.”
Built in 2004, Stonebrooke Village consists of 146 units in 18 two-story buildings nestled on a wooded side street just east of the Ohio 18 exit of Interstate 71.
zaremba Management, which was hired to manage Stonebrooke three years after its construction, is based in Fairview Park and manages nearly 4,000 apartment units, 250,000 square feet of office space and 60,000 square feet of mini-storage units.
The four-point mission statement on the back of zaremba’s business cards includes the goal of “offering a caring, involved team of associates.”
At Stonebrooke, which is positioned in its marketing materials as “a resort setting with everything you need at your fingertips,” caring and involved are discovered in the details.
There’s a Snapple vending machine outside the 24-hour fitness center and a hot tub by the peanut-shaped outdoor swimming pool. The clubhouse, with a full kitchen and sparkling J-shaped granite countertop, is popular for wedding and baby showers.

Management provides an online portal for information, make a rent payment, submit a maintenance request and other conveniences, and produces a quarterly resident newsletter. The fall issue, for instance, reminds residents to check their furnaces to make sure they are working before the cold weather hits, informs them of hayrides and apple festivals in the area and includes a schedule of upcoming zarembaTravel Club excursions.
Roland Georgi, who leads the Stonebrooke management team of John Parks, Krisztina Renderos, Al Repko and Danielle Smith, said they throw several bashes for the residents each year, -- a hula party and a summer cookout – holds a communitywide “Best Dessert” contest, and invites residents for complimentary pizza and pop while the staff washes their cars for free.
And each spring, management provides residents with bulbs to plant in their flowerbeds, followed up with a summer Best Garden contest.
Leinweber Ritz, who’s been with the firm since 1988 – a year after the company was formed – and directs operations, marketing and leasing, said “You want to make it a community.”
Of course, parties and contests are just gimmicks without the bricks-and-mortar real estate and perceived value to back them up.
Stonebrooke’s taupe and gray one- and two-bedroom units, which range from 1,080 to 1,300 square feet for $929 to $1,114 per month, an attached two-car garage with electrical outlets and water, private entrances, in-suite laundry rooms and gourmet kitchens with oak raised-panel cabinetry and the full slate of modern appliances.
And then there’s the 24-hour maintenance service. Have a leaky toilet at 3 in the morning? It gets fixed.
“I think it’s the little touches that we do,” said Georgi, who has managed the property since zaremba was on board. “You have to have your heart in it.”
Little touches like making sure a new resident who has just moved to Stonebrooke from out of town has soap, shampoo and toiletries waiting because he or she may not have had time to shop yet.
Perhaps the ultimate compliment, even beyond the property’s high occupancy and retention rates, is how many of their temporary corporate housing tenants – which zaremba calls “z Suites” – became full-time residents.
The four Stonebrooke plans are named for the masters: The DaVinci, The Rembrandt, The Monet and The Boticelli. To that, zaremba now adds the name, Property of the Year 2012.

5 Easy Things You Should Do To Protect Your Business

Electric Rates Will Dramatically Increase in the Future
Impact of Capacity Costs
NOAA members with buildings served by Ohio Edison, Toledo Edison and The Illuminating Co. will see much higher electric rates in the future. By 2015, the average apartment owner will experience a rate increase of nearly 2 cents/kWh due to skyrocketing capacity costs.

What is Capacity?On June 1, 2011 FirstEnergy Corporation elected to merge into PJM, which is the largest deregulated grid operator in the US. Because of the merger, all FirstEnergy utility customers are now subject to a new charge for Capacity.
To ensure there is enough electricity to sustain the grid during the peak use times of the year, PJM uses a market-based auction that sets future capacity rates three years in advance. The capacity auction is used to send price signals to investors to encourage new development in the electric grid.
The most recent capacity auction conducted in May of this year, which sets the rate all customers will pay beginning in June of 2015, cleared 1,700% higher than todays rate! This will have a dramatic impact on every residential, commercial and industrial electric utility customer in the FirstEnergy service area.
Graph 1 shows Capacity rates from June 2012 through May 2016: Why are Capacity Rates Increasing?Due to recent EPA regulations, it is becoming harder and much more expensive to run coal fired power plants. Coal has provided the vast majority of power in Ohio, and now generators are being forced to shut down older, dirtier power plants that have been in service for decades. FirstEnergy recently announced the closure of three power plants causing a shortage of Capacity in this area. In response, the PJM Capacity Auction for this area set record high prices.
How Will Rising Capacity Rates Affect Me?North Shore Energy has analyzed the cost impact Capacity will have in the future for the NOAA Members, and have calculated the average apartment building will pay 1.99 cents/kWh more for electricity in 2015 compared to today.
Graph 2 represents the average cost per kWh impact when averaging together a large number of apartment electricity accounts, mixing large master-metered accounts together with small common space accounts. The impact capacity has on your future competitive supply prices
needs to be calculated on a building-by-building basis, with costs ranging from 1.5 to over 7.0 cents/kWh. For some unfortunate customers, capacity will become a larger cost item than the actual energy they consume.
Capacity charges are assed on an annual basis by PJM, and collected by your competitive electric supplier as one of the cost components embedded in your fixed-price supply contract.
Summary:There are strategies you can use to reduce the impact Capacity will have on your electric rates in the future so look for more information from North Shore Energy in the coming months.
During your next contract renewal cycle, North Shore Energy will review this information with you in more detail because it may have an impact on the type of electric product and the length of time you choose for your next electric supply contract.
