Situated in Bensalem Township within Bucks County, PA, the offering represents a mixed-use campus comprised of office, specialized laboratory, and warehouse space. WTS, a billion-dollar international provider of chemical and equipment services for various water treatment and processing challenges, is seeking to execute multiple sale-leasebacks on seven of the offered buildings.
In addition to the continued tenancy of WTS, an undisclosed lab user who has been at the campus for over 10 years will occupy 10,000 SF at Building 11 on a three-year lease extension commencing in late summer 2019 that is currently being finalized. The campus further boasts a 25,000 SF training & conference center to be delivered vacant upon sale as well as a 10,000 SF gym. WTS will sign a one-year lease for Buildings 1-3 upon sale, totaling 151,000 SF and providing the investor with an up-front income stream while marketing the space for future tenancy. Moreover, WTS will execute a 10-year leaseback for their 83,000 SF of advanced laboratory space across all of Buildings 4-6 as well as for all 8,000 SF at Building 12. LONG-TERM INCOME FROM FINANCIALLY STRONG TENANTWTS, a billion dollar ($1.28 billion in revenue - 2018 H1 Interim Financial Report) financially sound company, is seeking to execute a 10-year leaseback on Building’s 4, 5, 6, and 12. As of the close of Q4 2018, flex product in the Bucks Industrial submarket boasts a scant vacancy rate of just 5.3%, a figure that peaked at 13.7% at the onset of 2014. Industrial facilities in Trevose have witnessed even further demand, as the vacancy rate at the end of 2018 was just 1.8%. Both developers and tenants have increasingly shown commitment to the local Bucks County flex, office, and industrial markets as they have recognized the value of well-located, transit-oriented flex, R&D, and office space.
