A. PROJECT TEAM ORGANIZATION 

a. Team Working Relationship 

Artistic Renovations of Ohio and Christopher @ Architects LLC have worked together on 

a number of projects over the last 5.5 years.  Two example projects are a $500,000 

existing‐building renovation for Robusto & Briar (Lakewood, Ohio) and a $500,000 

renovation and addition at the Shelley Residence (Shaker Heights, Ohio).  Robusto & 

Briar was engineered by Chuck Hetman P.E. (structural) and Tim Norris P.E. & Associates 

(MEP).   

   

On the above projects, 

Christopher @ Architects LLC managed the design process working directly with 

these owners.  Through a series of schematic‐design and design‐development 

meetings, the owners gave feed back to the design and detailing.  Both projects 

were presented to public Architectural Review Boards for approval.   

Artistic Renovations of Ohio manage the budgeting, bidding and construction on 

these projects.  Christopher @ Architects LLC provided construction observation 

advice throughout construction.   

During construction of Robusto & Briar, existing structural conditions became 

apparent with the removal of wall and floor finishes.  Working as a team, with

structural engineer Chuck Hetman, these structural issues were addressed and 

new framing members were added.   

On this upcoming design‐build project,  

Christopher @ Architects LLC (lead) and Artistic Renovations of Ohio together will 

manage client and community input  

Christopher @ Architects LLC will manage his consulting engineers in collaboration 

with Artistic Renovations of Ohio cost, quality and constructability input during the 

project design, and  

Artistic Renovations of Ohio will manage the construction with Christopher @ 

Architects and his consultants in supporting roles

commercial clients who have unique requirements and high demand of 

individual attention.   

Has facilitated and completed the site / sewer / roadway development 

of over 500 lots in 3 counties around greater Cleveland. Secured the 

purchase and site design to maximize ROI while protecting the 

neighborhood and surrounding  properties. Worked with the

surrounding residents for their input and concerns. Because of such 

meetings we would use this input to save trees, add buffering 

landscaping, changed lot locations and lowered density that made the 

local community very happy.  

Ken has a long working relationship with the city of Lakewood’s building 

department, ARB and zoning departments, having multiple jobs going 

on in the city at this time.

a. Artistic Renovations of Ohio: 

                           i. Society Lounge on East 4th in Cleveland  

Successfully completed a 1.8‐million‐dollar renovation of a Historical Building complete 

with lowering the basement floor over 3 feet and the complete build with furnishings.  

Ken Perrin was responsible to oversee the overall design, structural, engineering, ADA 

compliance, fire protection, all mechanicals and furniture design and build out. Ken 

worked closely with the building’s owner to comply with all historical requirements to 

protect the historical tax credits.

End‐User Engagement: Interviews with those currently using the services of this 

department at its current locations: By talking to the end‐users of this department, we 

can understand the needs of the building from the visitor’s point of view.  This 

information would be gathered by offering optional interviews to those entering or 

exiting the current buildings.  This information would be gathered and shared with the 

project review team.   

Employee Engagement: In the packet, we see that a new‐building program has been 

compiled.  We assume that this information was gathered through interviews with the 

staff and department directors.  We would like to revisit that process to first‐hand gain 

understanding of the issues important to the functionality of these departments.  From 

this information, we also have the opportunity to consider and propose possible 

solutions to these design challenges.

Community Engagement: We want this building to be a good neighbor.  We will invite 

neighbors to public evening meeting(s) to discuss the project and their needs.  This 

information would be gathered and shared with the project review team.   

F. PROJECT NOTES 

a. We are wondering if the current stair to the assembly loft could be re‐built to 

accommodate access the a newly created upper floor within the cavity of the church 

assembly space in order to gain more space for offices.   

b. Based on the condition of the roof we would like to know if the roof replacement would 

lower long term insurance requirements for the city to reduce operating costs.
