    Nagel Middle School, which is not on the National Register of Historic Buildings, is a 1999, two story, 168,346 square foot brick and stone school building located in a suburbanresidential setting. The existing facility does not use modular buildings. The exterior wall construction of the facility is load-bearing masonry insulated cavity walls or steel framewith masonry insulated cavity wall infill. Interior walls are of load-bearing concrete masonry unit type wall construction or non-load-bearing metal stud and gypsum board partitionThe floor system consists of concrete slab on grade lower floors and concrete on metal form deck on steel beams for the second floor framing. The roof structure is a combinatioof steel trusses and steel joists. The roofing system of the facility is approximately 80% standing seam metal and 20% adhered membrane, installed in 1999. The ventilation

    Facility Assessment

    A. Heating System

    Description: The existing system for the facility is a natural gas hot water system, installed in 1999, and is in fair condition. The two hot water boilers,manufactured by Well McLain, were installed in 1999 and are in fair condition. Heating water is distributed to terminal units consisting of airhandlers and VAV boxes. The terminal equipment was installed in 1999 and is in fair condition. The kitchen and locker rooms are equipped withheating only ceiling mounted cabinet heaters in fair condition. The teacher dining area is equipped with a heating and cooling unit ventilator in faircondition. The system complies with the 15 CFM per person f resh air requirements of the Ohio Building Code mechanical code and Ohio SchoolDesign Manual. The Johnson electric system temperature controls were installed in 1999 and are in good condition. The system featuresindividual temperature controls in all spaces required by the OSDM. Louvered interior doors are a violation of the Ohio Building Code, and interiordoors in this facility are not louvered to facilitate corridor utilization as return air plenums. The existing system is ducted. The overall heatingsystem is evaluated as being in safe and efficient working order, and long term life expectancy of the existing system is anticipated. The majorityof the structure is equipped with air conditioning. The kitchen and locker rooms do not have air conditioning. The site does not containunderground fuel tanks.

    B. Roofing

    Description: The roof over approximately 80% of the facility is a standing seam metal system that was installed in 1999, and is in good condition. The roofover the remaining 20% (kitchen, auxillary gym, and connecting corridor) is a Carlisle adhered membrane roofing system that was installed in1999, and is in fair condition. There are no District reports of current leaking. No signs of past leaking were observed during the physicalassessment. Access to the roof was gained by a ladder and walk out door from the mechanical mezzanine that is in good condition. There wereno observations of standing water on the roof. Metal flashings are in good condition. The gutters and downspouts are properly located, and ingood condition. Roof drains are adequate in number, properly located, and in good condition.

    C. Ventilation / Air Conditioning

    Description: The majority of the facility is equipped with a central air conditioning system in fair condition. The kitchen and the locker rooms are equipped withheating only ceiling mounted cabinet heaters. Cooling is provided by a Marley NC Series cooling tower which feeds 2 carrier chillers. Coolingwater is distributed to terminal units consisting of air handlers, with VAV boxes providing reheat for temperature control. A window unit is providedin the dieticians office. The ventilation system consists of air handlers, installed in 1999 and in fair condition, providing fresh air to classrooms andother miscellaneous spaces such as Gymnasiums, Student Dining, Media Center, etc. Interior doors are not louvered to facilitate corridorutilization as return air plenums. The ventilation system meets the Ohio Building Code 15 CFM per occupant fresh air requirement. The overallsystem is compliant with Ohio Building Code and Ohio School Design Manual requirements. Dust collection system is not required in this facility.Exhaust systems for Restrooms, Kitchen, Gymnasium, and Storage Rooms are adequate.

    D. Electrical Systems

    Description: The electrical system provided to the facility is a 480 / 277 volt, 3000 amp, 3 phase 4 wire system installed in 1999, and is in good condition.Power is provided to the school by a district owned, pad-mounted transformer located in the rear of the school, and in good condition. The panelsystem, installed in 1999, is in good condition, and can be expanded to add additional capacity. The classrooms are equipped with adequateelectrical outlets. The typical classroom contains 9 general purpose outlets and one dedicated outlet for each classroom television, as well asdedicated outlets for student and teacher computers. There are not any spaces that have no electrical outlets. The corridors are equipped withadequate electrical outlets for servicing. There are adequate GFI protected exterior outlets located around the perimeter of the building. Electricalconnections for added air conditioning systems in the Kitchen and Locker Room areas will be required. The overall electrical system meets OhioSchool Design Manual requirements in supporting the current needs of the school, and will be adequate to meet the facility?s future needs.

The school meets the OBC requirements for toilet fixtures, but not for number of water coolersbased on the current enrollment. ADA requirements are met for fixtures and drinking fountains. Project Laboratories are equipped with requiredgas and safety shower / eyewash in good condition. Compressed air is not provided in project laboratories. Adequate exterior wall hydrants areprovided.

    Description: The majority of the facility has a brick veneer on a masonry bearing wall system, which displayed no locations of deterioration, and is in goodcondition. Portions of the facility such as the gymnasiums have a steel frame system that supports the roof loads with brick veneer on anon-bearing masonry exterior wall system. The exterior masonry appears to have appropriately spaced and adequately caulked control joints ingood condition. The exterior masonry has not yet needed to be cleaned and sealed, showing no evidence of mortar deterioration.
