While the 30-year conforming loan rate hovers around 4%, by all measures, a historically low rate, the rate is at high-est in 14 months. When a mortgage is involved, Buyers and those refi nancing are very sensitive to the rate. Even if the borrower had a much higher rate in years past, they will look at the once in a lifetime rate in the high twos or low threes as the benchmark (the rate they need to be at in order to do something). While this may be unrealistic,this is the mentality and it freezes those who otherwisecould and should enter the marketplace. Instead of lookingat 4% for the phenomenally low rate that it is, would-bebuyers waiver failing to realize that rates may inevitablycontinue to creep up. Buyers need to act now!
