1. PROJECT SUMMARY

1. OWNER / DEVELOPER:

The Owner / Developer is PT. Chrisleton Indonesia.

2. LOCATION:

The project site is located in the Sawangan area, in the south eastern area of the Bukit Peninsula on the southern tip of Bali, Indonesia. It features a mixed topography of low and high contours with nearly 80% of the land providing unobstructed views from the second storey and above of one of Bali most pristine beaches, Pandawa.

The Grand Nikko, Bulgari Resort and Banyan Tree Ungasan as well as six hotels currently under development are in the immediate vicinity including The Ritz- Carlton, Fairmont Bali, Raffles Bali, Waldorf Astoria, Mandarin Oriental and Kempinski Bali. All of them are luxury hotels with room counts from 100 300 keys.

There is no direct access to the beach at this location, but the pristine Pandawa Beach is very nearby.

Blink design group co. ltd. Has been retained as master planner and Clint nagata Founder/Senior Creative Director is heading the project.

5. EXISTING BUILDINGS:

There are no existing buildings on the site.

6. CURRENT CONSTRUCTION ACTIVITIES:

Currently there are no activities taking place on the site.

7. PROPOSED DEVELOPMENT:

The proposed hotel managed residences must introduce the latest most modern trends in travel to create its own unique DNA, fully embracing forward trends and offer an outstanding owner/guest experience.

The product is to be positioned as an upper resort with luxurious elements creating a unique modern eye-catching design and functional hotel room configuration. There shall be approximately 100,000+ square meters of net salable area to be developed in two or more phases with the number of units yet to be determined. General planning is for 10 -20 building blocks, four-storeys up and one basement carpark level, to be verified as the concept develops.

The phases shall be cohesively planned in order to optimize land utilization and allocation. Some of the facilities should be shared by the various phases. The massing and overall shell of the blocks are to be designed to allow flexibility to vary the product size and numbers to suit dynamic changes in the market environment.

Room mix ratio is yet to be determined. A typical module shall be approximately 30 square meters and a series of products (5-6 types) will be developed on multiples of the basic module. Some of the smaller units should be planned to be connectible with a dual key feature in order to sell as multi-bedroom units.

All units will be mandatory managed as part of the hotel featuring standard room amenities similar to a traditional hotel guestroom. Depending on Operator brand guidelines and requirements, a boutique style hotel may become an element of this development brief and if so, shall be included in the scope of your service proposal. Accommodating Operator input and variations to this brief shall be understood as included in the scope of service.

The project itself will offer selected rooftop services and facilities including: Main pool, kids pool, lounge and play area All-day dining restaurant and clubhouse Fitness centre and spa Coffee shop / business center (similar to home-office arrangement)

A retail component/small shops, management office/facilities and marketing suite are to be located along the access road leading into the main project site. The arrival experience is to be breathtaking, unusual, highly impressive with unique hard and softscapes throughout the development.
