I’m pleased to report that we have enjoyed yet another successful year. Much has been achieved across all areas of the business, and I remain incredibly proud of the team for its continued hard work, dedication and commitment.

As a business, we continue to strengthen and grow; improving our product range to match the changing requirements of our purchasers using ideas generated from UK, USA and Portugal, and further enhancing the customer experience to ensure both our residential and commercial clients receive the very best service and expertise from us.

On the homes side, I’m delighted to see the progress made at Bollin Park, our flagship residential development in Wilmslow, where the introduction of the magnificent new Signature Collection, with its unique new designs and high‑end internal specification, has been exceptionally well received.

Similarly, Jones Homes USA is setting new standards in Orlando with its Eagle Creek gated community and Twin Lakes over 55’s development which is fast becoming one of the most sought‑after active lifestyle communities in central Florida.

Back in the UK, our commercial division has recently completed a superb refurbishment at 55 King Street in Manchester. At the heart of the city centre, the building is home to a mix of prestigious businesses and has just welcomed Grafene, a unique new restaurant and cocktail bar, to the ground floor following a £1million investment.

We will not rest there, and are always looking for ways to improve, with our residential, commercial and international teams striving to raise the bar in all areas of design, build, service and customer care.

Fourth have doubled their office space with Orbit Developments and relocated to 8,205 sq ft on the second floor of Greenway House, Tytherington Business Park. Established in 1999, Fourth developed a variety of software products that could help hospitality businesses gain maximum control over their two key costs – labour and stock. They now have over 1,000 customers in 57 countries including many global brands such as Pizza Express, Jamie’s Italian, Travelodge and Fullers to name but a few and have been crowned the world leading provider of cloud‑based cost control solutions to the hospitality industry.

Having been with Orbit Developments from day one, Fourth have moved their premises in line with their expansion. Their new base at Greenway House will now provide office space for up to 150 staff.

Citation Ltd are a leading provider of Health & Safety, Employment Law and HR Services in the UK and have agreed a 10 year deal with Orbit Developments to take part of the ground floor and the entire first floor of Kings Court in Wilmslow totalling 18,266 sq ft.

Citation Ltd has been supporting businesses for 20 years, but following a period of growth after acquiring Bibby Consulting & Support Ltd in 2013, the company were looking for new office space in Wilmslow which would provide a more efficient working environment.

Kings Court was the ideal choice.

Having undergone a significant refurbishment programme by Orbit Developments, the entire 35,865 sq ft Kings Court building has been remodelled with new air conditioning, lifts and toilets alongside a new reception and upgrades to the core areas. Kings Court is also unique in the sense that it offers some of South Manchester’s largest floor plates in the centre of Cheshire’s Golden Triangle.

Moving into Orbit for 2016 International sports marketing business and leading football specialist Lagardère have signed a 10 year deal with Orbit Developments to take 6,016 sq ft of space within 40 Water Lane, Wilmslow.

They work with international rights holders and brands to deliver successful partnerships and multi‑functioning marketing campaigns. TK Maxx does business in style at Middlebrook Retail & Leisure Park

US department store TK Maxx have opened a flagship store on the prestigious Middlebrook Retail & Leisure Park. Taking possession of an 18,427 sq ft unit with a new fully glazed shop front and full cover mezzanine, the famous fashion and homeware retailer have made a big impression. TK Maxx offers customers great value on ever‑changing selections of brand name and designer products at prices up to 60% less than the RRP and at a significant discount to the prices in a department store or on the high street. Mark Hanna, Retail Leasing Surveyor at Orbit Developments said: “We are pleased that Middlebrook continues to attract strong international and domestic brands like TK Maxx. It’s a great addition to the fashion line‑up which has proven popular with shoppers on our scheme.”

Middlebrook Retail & Leisure Park is now home to a vast array of retailers including; ASDA, Marks & Spencer, River Island, Next and DFS.

Kuwait Airways land at Orbit’s Heathrow BoulevardOrbit Developments (Southern) has secured the first letting at its 1 Heathrow Boulevard office building to Kuwait Airways Ltd. The airline company has taken 8,416 sq ft of the newly refurbished property and has signed a 10 year lease. Heathrow Boulevard is a successful five building office campus that lists Lufthansa, Swiss International Airlines and the British Airline Pilots Association as occupiers on the park.

Joseph Matthew, Regional Finance Controller‑Europe at Kuwait Airways commented on the relocation: “We looked at a number of properties and Orbit Southern was able to provide first class office space within a well maintained business park. Having relocated our business to Heathrow Boulevard we have developed an excellent working relationship with Orbit Southern and we look forward to building that relationship further in the future.”

Jones Homes is celebrating a successful win at this year’s LABC awards with both the Lancashire and North West regions taking home outstanding awards.

The Lancashire region triumphed on the night with Simon Whittaker taking home a top industry award, the coveted title of Residential Site Manager of the Year. Simon said “I am absolutely over the moon. To be recognised as a finalist was one thing, but to go on and win first place in the North West region was just fantastic”. Lancashire was also awarded the Best Small New Housing Development for The Oaks development in Standish.

Conjointly, the North West region was victorious with Smithills Coaching House being presented with the much sought‑after award for Best Change of Use of an Existing Building or Conversion for the North West region. Malcolm McGaw, Site Manager at Smithills Coaching House was also awarded Residential Site Agent of the Year for the Bolton Metropolitan Borough Council.

All regional winners will now go through to the National Awards in London later this year and Jones Homes is hoping for equal accomplishments.

THE LAURELS PRIDE IN THE JOB AWARDSJones Homes Lancashire were honoured to receive an NHBC Pride in the Job Award at its picturesque development The Laurels in Weeton.

The presentation took place at the development and was attended by staff from the Lancashire Regional Office and the sub‑contractors who contributed to

achieving this accolade. The award was presented by Ian Davis from the NHBC.

Stockport town centre is back on the economic map thanks to a £multi‑million investment programme, increasing private sector confidence and the ambition of its business community. That was the overwhelming sentiment from the Economic Event hosted by Orbit Developments and Greater Manchester Business Week/Manchester Evening News.

Held at Orbit’s flagship building, Regent House, the event drew in more than 80 of Stockport’s businesses to discuss developments and progress to date and challenges ahead.

Chairing was Business Editor, Adam Jupp, and a panel of experts included Eamonn Boylan, Chief Executive of Stockport Council, Tony Jones, Managing Director of Orbit

Developments, Christian Mancier, former President of GM Chamber and partner at Gorvins Solicitors and Jo Shippen, Managing Director of Hatters Promotions.

Tony Jones, MD of Orbit, said that five years ago he made a decision to continue investing in the town. “We were given local confidence to spend money on our commercial property portfolio and back important initiatives and events that reacquaint people with what the town has to offer. We have reached the top of the hill in many ways and now it’s about maintaining that position.

“There are customers in our buildings choosing Stockport over Manchester city centre. That would never have happened five years ago.”

Rachel Bates Interiors was founded in 2012 and operated out of Rachel’s Cheshire home. Following popular demand for Rachel’s unique designs, the business grew and in 2015 relocated to Tytherington Business Park, Macclesfield.

55 King Street offers a welcoming receptionOrbit Developments has invested in its flagship Manchester City Centre property, 55 King Street, with a brand new reception and refurbishment of the core areas. The property is situated in the traditional prime core of the City Centre and was originally designed by award‑winning architect, Sir Hugh Casson as a NW Regional HQ for National Westminster Bank plc. Original features are still evident in parts of the building, including the underground bank vaults which were used for safely storing gold bullion.

Working with the history of the building, the design team at Orbit Developments created a modern, yet welcoming, reception for all visitors to the property. Investment has also been made into creating a new bike hub within the basement of 55 King Street

featuring bike racks, showers and secure lockers to accommodate the increasing number of employees who cycle to work.

Rachel Bates is flying the designer flag for CheshireIntegrated property services and project

delivery experts Styles&Wood plc have relocated to Orbit Developments’ property Cavendish House in Sale, Greater Manchester taking a total of 26,530 sq ft.

The AIM‑listed business’ relocation follows a sustained period of growth in its headcount in 2015, bringing its total workforce to 342 across the UK.

Due to the wide range of services that Styles&Wood can offer, it was important that the new offices could provide open plan space to encourage employees to come together and integrate.

Tony Lenehan, Chief Executive at Styles&Wood, said: “It’s been a milestone year for the business so far – completing

Hundreds of runners crossed the finish line at the Big Stockport 10km and 1km Family Fun Run in Stockport town centre towards the end of Autumn 2015. The day was a huge success, the weather was kind and provided perfect conditions where several serious runners and many recreational runners recorded personal bests with the help of race chip technology. However, for the majority of runners it was all about taking part, enjoying the challenge and raising money for charity.

Event organisers Life Leisure, who run sports and leisure facilities across Stockport, were delighted with the turn out. Neil Bardsley, Sport Development Manager said: “This is the fourth annual Big Run and it just gets bigger and better every year. I would like to congratulate everyone who took part for making it such a special day.

“We must also thank our sponsors Orbit Developments for their fantastic support; Orbit Developments not only sponsored the

event but got together two teams of employees and friends to take part, encouraging even more people in Stockport to take part. Well done to everyone who took part on the day and made the event so much fun.”

Big Stockport Run is a runaway success

With a number of prestigious developments in Macclesfield and the surrounding areas, Jones Homes is committed to giving something back to the local community and has sponsored The Blues; the first team at Macclesfield Rugby Club.

The Blues, who are often top of the National League Two table, wear a Jones Homes branded home kit, provided by the housebuilder for their weekly matches at Priory Park. They also have a separate Jones Homes branded away kit for games at clubs across the country.

Jones Homes also supports the club commercially with pitch‑side branding and adverts in the match day programmes as well as on Blues TV.

With its head office in Cheshire and having built in the region for over 55 years, the local community in Macclesfield is very important to Jones Homes, who are proud to have been involved with Macclesfield Rugby Club at different levels for several years.

The words of Pablo Picasso fit perfectly with Jones Homes’ latest community initiative, which sees the housebuilder sponsor Living Edge’s annual School Art Competition.

Each year the Cheshire magazine encourages children with a creative flair to enter the competition, which is supported by schools across the North West.

The competition always attracts plenty of entries from talented young artists, with an array of superb submissions from ceramic and mixed media to pencil drawings and paintings.

The competition has just three categories; 14 & Under, 16 & Under and 18 & Under, with the aim of unearthing raw talent and being able to give the pupils the recognition they deserve, encouraging them to perhaps pursue their dreams of becoming an artist.

This year, the competition received thousands of outstanding submissions which highlighted the extraordinary skill and enormous potential of Cheshire’s budding young artists. The judging took place at The Lowry Hotel with Jones Homes’ Hilary Dean on the judging panel, and Kate Houghton, the editor of Living Edge.

With a future in art, the three winners chosen by the judging panel were:

· 14 & Under – Max Cooper, Lady Barn House School

· 16 & Under – Meg Roseman, Withington School for Girls

· 18 & Under – Phoebe Southern, Altrincham Grammar School for Girls

Hilary Dean says: “We are proud to be part of the Living Edge Schools Art Competition as it is an excellent platform for pupils to showcase their talent. We have been involved in the competition for a number of years now and every year we are blown away by the amazing submissions it receives. Jones Homes backs ‘The Blues’

What is a typical day for you?I arrive in the office early and immediately catch up with my team to talk through the projects and prioritise actions for the day ahead. I am involved in every stage of the

planning application for a new development, from start to finish, so my role is varied with each day introducing different challenges.

I like to review architectural drawings to ensure the design and layout of each property are perfect and spend much of my time writing reports to accompany planning applications. Prior to submitting any application, informing the public and the press of our plans and liaising with local resident falls into my remit, addressing their concerns for the proposed site.

Although I am office‑based, my diary is often jam‑packed with appointments and meetings across the North West, not to mention the numerous site visits required, from me, throughout the planning process.

What do you like most about your job? While my days are hectic and often non‑stop, I love being part of a busy department. I work with talented individuals within the planning department who support me and together we have a superb team spirit.

Have there been any particular planning applications that stand out for you? Yes. The ones that stand out tend to be the most sensitive planning applications as we work so hard on them to ensure we protect the environment and enhance the locality. One example is Backford Hall in Chester. Backford Hall is a Grade II Listed building with

four further listed outbuildings in the grounds. There were bats in a number of the buildings being demolished, archaeological remains under the ground and great crested newts on the land. We worked with specialist advisors from the local authority and independently employed consultants in each field to advise us throughout the planning application, as we wanted to respect the historic fabric of the buildings and enhance the habitat for the protected species on the site, such as new bat ‘houses’ in the roof space and basement of some of the buildings.

The result is superb; the long term future of Backford Hall, which had been vacant in need of repair for many years, has been secured. The local community has gained access to an area of land that had been in the village for hundreds of years but was not open to public use. We have now transformed this into a woodland walkway so that everyone can see the restored buildings and appreciate their beauty.

What is your proudest achievement at work? I felt immensely proud when I was appointed Head of the Planning Department at Jones Homes – a position I wanted and had worked hard for.

Who has inspired you in business and why? The Chairman of The Emerson Group, Peter Emerson Jones. His commitment and drive has undoubtedly attributed to his huge success, yet he remains grounded. I want to follow his lead and inspire my children, showing them that hard work pays off.

Finally, what is your favourite part of the day? The evening – when I plan for the next day!

Ferrari, WilmslowJones Contracts have recently completed work on another project with Pendragon PLC to alter and fit out a second brand new, state of the art Ferrari showroom at Handforth, Cheshire. The project involved altering and fitting out the existing building above the present showroom, linking the two floors together with an internal staircase and constructing a large rooftop external terraced verandah.

The new showroom has increased the capacity and provides high end space, which creates a relaxed environment for customers to enjoy their purchase experience.

Jones Contracts are currently constructing a new steel framed storage and production facility for Stargaze Windows Ltd their sister company within the Emerson Group that manufacture UPVC windows, conservatories and garden rooms.

This additional building will greatly improve on delivery times and increased demand for their products.

Stargaze, Cheadle Heath, StockportFestival Hall, Alderley EdgeJones Contracts have recently completed major alteration and refurbishment works at Festival Hall, Alderley Edge, the village community centre and Parish Council Offices for Alderley Edge Parish Council.

As well as carrying out demolitions of the front portion of Festival Hall, Jones Contracts are constructing a three‑storey building attached to the Hall which is being fitted out at ground and first floor levels as a fully operational medical centre. The current GP practice at George Street in Alderley Edge is relocating to the building on completion.

Geoff Hall, Chairman of Alderley Edge Parish Council said, “I would like to put on record the Parish Council’s gratitude to the Emerson organisation for their exceptional work on this project. I have always taken the view that a project of this scale and complexity is at the very limits of the capabilities of a Parish Council.

“I can confirm that this project is only coming to fruition now because of the commitment of all at Emerson – from the Chairman down. I hope at the conclusion of the project that we shall be able to record our thanks to all involved, but for the moment I would especially like to thank Peter Jones, Mark Royle, Steve Barnett, David Quirk and Jonathan Parker. They have all given us extraordinary support.”
