SPECIFICATION GUIDE
Our aim is to provide a seamless service, to deliver
a bespoke package that meets all of the customers
operational needs and to provide a highly efficient
building which delivers energy savings and reduced
running costs throughout its life.
INTRODUCTION
This document outlines to potential customers
the Roxhill ‘Standard’ in terms of workmanship
and quality of product that they can expect
from any Roxhill development. Roxhill has a
first class reputation for delivering projects on
time, on budget and to a very high standard.
When it comes to procuring and delivering
buildings for our customers, our aim is
to provide a seamless service, to deliver
a bespoke package that meets all of the
customer’s operational needs and to provide
a highly efficient building which delivers
energy savings and reduced running costs
throughout its life.
This is achieved through adapting the
Roxhill ‘Standard’ as necessary to meet each
customer’s requirements.
Roxhill are able to manage a range of
customers fit-out requirements over and
above our standard specification, including
for example heating, lighting and sprinkler
systems, as well as more specialist items such
as racking installations.
All of our new buildings will achieve an
EPC rating of A as an absolute minimum. In
addition all of our developments will achieve
a BREEAM rating of Very Good as standard.
A higher rating can be achieved should the
customer require it.

For each site a bespoke substructure/foundation solution will be
designed and warranted by the Consulting Structural Engineer to
suit the relevant ground conditions and customer’s requirements.
STANDARDS
• All elements of the work and materials will be designed
and constructed in accordance with the relevant
standards at the time of commencement of construction
SUBSTRUCTURE
• For each site a bespoke substructure/foundation solution
will be designed and warranted by the Consulting
Structural Engineer to suit the relevant ground conditions
and clients requirements
FLOOR SLAB
The floor slab will be designed in accordance with the
following;
• Minimum design thickness of 175 mm
• Designed and installed in accordance with TR34
• 50 kN m2 UDL (uniformly distributed load)
• Racking leg loads will be designed to a rack height of
1.75 m and 1.00 tonne pallet loads
• The top surface of the slab will conform to the tolerances
as defined in TR34 for a FM2 Special floor
• Abrasion resistance will be a minimum of AR1 in
accordance with BS28204 Part II
• All day joints will be reinforced with a Permaban
Alpha Joint
The structural steel frame will be designed and warranted for
12 years by our highly experienced specialist steelwork contractor.
STRUCTURAL FRAME
• The frame will be designed to BS5950 and BS6399
for dead, superimposed and wind loadings, including
allowance for drifting snow on the valley of the
structure and against parapets if provided
• The frame will be capable of supporting a service
loading arising from mechanical and electrical
installation plant and equipment of 0.25 kN/m2 over
the whole roof area
• All steelwork will be shot blasted to BS7079 and pre-
painted with 2 pack epoxy coating prior to arriving
on site to give 10 years life to first maintenance
• Steelwork will be treated for fire resistance where
required. All fire protection will be resistant to impact
damage up to 2 m above the finished floor level
ROOF CLADDING
• The external roof will be covered with 0.7 mm thick galvanised
steel, coated with Colourcoat HPS200 from Tata Steel with
Confidex Guarantee
• Roof cladding will be CA Twin Therm fixed in accordance with
manufacturers recommendations to provide a 25 year guarantee
on the full system
• Non fragile, triple skin roof lights will be provided to 15% of the
roof area with a 25 year warranty
• A permanent roof access hatch, access ladder and man safe
system to allow access for maintenance will be provided
Roof and vertical cladding systems will benefit
from a 25 year product guarantee as standard.
All gutters will benefit from the same 25 year
guarantee as the external cladding system.
RAINWATER GOODS
• All gutters to utilise CA Building Products TE Range with
membrane lining and 50mm thick rock fibre insulation to
give a 25 year guarantee to match the building
• Siphonic or traditional roof drainage systems can be
offered to best suit the clients requirements
• All drainage systems will be designed and constructed to
comply with BS12056-3: 2000 with a minimum discharge
risk rating of Category 3
VERTICAL CLADDING
• CA Twin Therm cladding system with stainless steel
fixings to provide a 25 year guarantee
• Insulated to give a U-value of 0.35 W/M2/C
• Built up system for end of life recycling
LEVEL/DOCK ACCESS DOORS
• Stertil Stokvis Thermadoor vertical lift door or equal and
approved
• Standard door size 2.86m wide x 3m high
• Electrically operated with manual override
• Composite construction comprising galvanised steel inner
and outer faces insulated with 40 mm polyurethane foam
to achieve a U value of 0.4
• Aluminium framed full width ‘panoramic’ double glazed
vision panel EPMD seals fitted to the top, bottom and sides
of door to prevent rain penetration and minimise draughts
• All doors are supplied with a product guarantee backed
for 12 years
Stertil Stokvis Thermadoor aluminium level access and
dock access systems will benefit from a 12 year warranty.
DOCK LEVELLERS
• Stertil Stokvis reference SF2520 fully hydraulic
dock leveller with 450 mm long self cleaning
open hinge swing lip or equal and approved
• 6,000 Kg single axle load
• To each dock door location a Stertil Stokvis
reference WS 574 heavy duty steel frame
collapsible dock shelter will be provided
• 100 mm diameter red and green LED traffic
light system with directional arrows will be
fitted for each dock shelter
• Wheel guides – 170 mm diameter tubular pair
of wheel guides, bolted down to each dock
position, 2,000 mm long with flared entrance
for driver parking assistance
DOCK WALLS & PITS
• Pro-wall precast concrete walling system to
all docking areas
• Wall to be fully insulated to 0.27 W/m2K
• Maintenance free and knock resistant
• Enhanced speed of on-site construction
Each dock door will benefit from a heavy duty
dock shelter, LED traffic light, task lighting,
dock bumpers and wheel guides as standard.
Curtain walling and glazing systems with powder
coated aluminium frames incorporating double glazed
anti-sun units all benefit from a 12 year warranty.
OFFICE ACCOMMODATION – EXTERNAL
• Enhanced cladding treatment to all office
elevations
• Glazed canopy to announce entrance to office
area
• Curtain walling and glazing systems all with
powder coated aluminium frames incorporating
double glazed anti-sun units
• External doors to be polyester powder coated
to match the glazing system
• External rainwater goods to be polyester
powder coated aluminium with secretly fixed
fascia soffit and capping
OFFICE ACCOMMODATION – INTERNAL
Internal Walls
• Emulsion painted plaster – colour to suit
• Toilet walls – full height ceramic tiling
• Reception Feature Walls – full height ceramic
tiling
• Kitchenette – ceramic tiled splashbacks
Ceilings
• Suspended ceilings with Armstrong Prima
Dune to all office and ancillary areas
• Ceiling heights of 2.7 m to office areas and
2.4 m to welfare areas
American light oak joinery to all office areas to include
skirtings, architrave, window boards and doors, together
with stainless steel ironmongery.
MAIN STAIRCASES
• Precast concrete staircase with carpet finish and gradus
nosings
• Balustrades and handrails are to be stainless steel
circular hollow section
FLOORS
• Raised access floors, with a minimum of 150 mm void
for services to be Kingspan RMG600 or similar, with
carpet tiles finish to all office areas
• Floor boxes at 1 per 10 m2 incorporating electric twin
socket telecoms and data
• Floor boxes connected to bus bar trunking system via
a 3 m flexible cable to allow future flexibility with office
layouts
• Ceramic tiles to Reception and toilet areas
DOORS & JOINERY
• American light oak joinery to all office areas to include
skirtings, architrave, window boards and doors
• Stainless steel ironmongery
• Lock suiting to doors as required
PLUMBING & SANITARY WARE
• All toilet areas and cleaners store will have high quality Armitage
Shanks white vitreous china sanitary ware
• Toilet partitions will be manufactured by Venesta Cubicle
Systems Limited and will be coordinated with vanity units and
boxings
LIFT
• A 10 person/800 kg capacity lift will be provided to meet the
requirements of EN81-2 and Part M2 Building Regulations for
disabled access
• Each landing to have stainless steel doors and door surround

EXTERNAL AREAS
Service Yard
• Concrete yard 190 mm minimum thickness with
brushed finish
• Heavy duty drainage channels to be used with
steel gratings for impact resistance
• Storm water attenuation to be provided to
ensure service yards remain operational in storm
conditions
• Security fencing to protect service yards to be
2.4 m high paladin
• Lighting to 30 lux using metal halide floodlights
with timer and photocell control
Car Park
• Access roads to be block paved
• Parking bays to be tarmac
• Lighting to 15 lux with lighting columns and
bollards
Landscaping
• All landscaping to be designed and selected to
enhance the existing ecology and biodiversity
and to improve the visual impact of the site with
immediate effect
The mechanical and electrical installation will be designed
to provide reduced running costs which will benefit the
end user throughout the life of the building.
MECHANICAL
• All office and ancillary areas will be heated by a gas fired
low temperature hot water heating system utilising a highly
efficient Low Nox Condensing Boiler
• In addition to the above, a Solar Thermal Water Heating
System will be provided to supplement the provision of
hot water and reduce running costs
• A rainwater harvesting system is included to provide
recycled water for the flushing of toilets and reduce water
requirement
ELECTRICAL
• Offices lighting will be provided to give 400 lux at 850 mm
above the finished floor level
• All light fittings will be energy efficient with PIR and
daylight sensing controls to reduce running costs
• Power will be provided by floor boxes at 1 per 10 m2.
Each floor box incorporates electric twin socket outlets,
telecoms and data
At Roxhill we also have the technical ability and supply
chain relationships to take on board as much or as little
of the occupier's specific fit-out works as required.
FIT-OUT SERVICES/ADDITIONAL WORKS
• There are often significant programme benefits to the
occupier for Roxhill to take on board additional works
which can be accommodated within our standard delivery
programme
• Typically this would include high level services within
the warehouse, such as heating, lighting and sprinklers
which can be installed at a very early stage of the build
programme
• In addition to customer’s fit-out requirements we can also
offer a complete turnkey solution by utilising relationships
with racking designers and other bespoke contractors
When it comes to the design and construction of buildings, our
aim is to provide a highly efficient building which will generate
large energy savings and reduced running costs for customers.
MINIMISING THE IMPACT
• Energy savings are achieved by specifying
highly insulated envelope solutions which
go far beyond current building legislation,
and utilising innovative energy saving
technologies as a matter of course
• Other sustainable components we can
provide include rainwater harvesting to
utilise recycled water for the flushing of
toilets, daylight sensitive and PIR operated
lighting controls and increased air tightness
which exceeds current building regulations
SUSTAINABILITY AT WORK
• All our buildings are assessed at the
design stage and at completion for a
BREEAM (Building Research Establishment
Environmental Assessment Method) rating.
We provide for a rating “Very Good” as a
minimum
• By considering sustainable design from
inception we can offer many advantages to
our customers in achieving a higher BREEAM
rating without significant increased cost
All of our new buildings will be designed to allow an EPC A rating
and BREEAM 'Very Good' to be achieved.
RENEWABLE ENERGY
• As well as ensuring the high quality of our
standard specification, we also pride ourselves
on our ability to advise on and provide
additional bespoke sustainable solutions
tailored to specific end user's requirements
• By understanding each of our individual
client's requirements we can offer advice on
alternative renewable energy solutions such as
photovoltaic solar cells and wind turbines and
also assist with funding and maximising of any
tariffs or incentives available for the installation
and operation of these technologies
CARBON NEUTRAL
• As part of our commitment to a sustainable
development we give our clients the option of
a certified carbon neutral building on all new
warehouse facilities
• As well as reducing the operational carbon
emissions of our buildings we also provide
a carbon neutral structure and envelope
which is achieved through working with a
carefully selected supply chain who share
our commitment to a sustainable future and
offsetting the balance of any embodied carbon
through recognised carbon trading schemes
