History The name “Spaynes Hall” originated in the 13th century when the manor was held by Michael de Hispania. It is believed that he came from Spain with his three daughters and built a house for each of them. The largest, Spains Hall at Finchingfield, was for his eldest daughter. This house was for his middle daughter and his youngest had the smallest Spains Hall which is in Willingale. When the postal service originated, letters were constantly wrongly delivered to Spains Hall, Finchingfield and Spains Hall, Great Yeldham. In order to avoid confusion, the spelling of this house was changed to Spaynes in the latter part of the 19th century.

SituationSpaynes Hall is delightfully situated at the end of a 300m long drive, set in beautiful private parkland to the south of the village of Great Yeldham. The village has the usual village amenities including a village shop, newsagents, post office, public house and doctor’s surgery. There is a local primary school in Great Yeldham, a secondary school in Sible Hedingham and two private schools at Gosfield. Further shopping, education and recreational facilities can be found in Braintree, Halstead and Sudbury. For the commuter there is a train service from either Braintree or Witham to London Liverpool Street, with access onto the A120 at Braintree which links with the M11 and Stansted Airport.

DescriptionSpaynes Hall is listed as being of Architectural or Historical Interest Grade II and is believed to date from the 16th century, altered in the 18th and 20th centuries, with good ceiling heights. Of timber frame construction under a tiled roof and jettied at the front, the property has recently undergone a major renovation, restoration and modernisation programme including external plastering, the installation of a new roof and high quality bathroom fittings, carefully matching the old with the new.

The immaculate accommodation is laid out on two floors. Access through a porch at the front of the house leads into a part-panelled entrance hall with a door off to the study, which has a fireplace with an inset wood burner flanked on either side by a range of oak book shelves with linenfold panelled cupboards below. A further door from the hall leads into a part-panelled sitting room with a brick fireplace and inset wood burner, leading through to the dining room with historically important mahogany floor to ceiling window linenfold and window tracery panelling on all walls together with a curved wooden fire surround. Set off the inner hall is a large drawing room with a brick fireplace and bay window overlooking lawns sloping down to the River Colne.

To one side of the main staircase is a cloakroom and on the other a utility room, breakfast room and unfitted kitchen. The part-panelled staircase leads to the first floor to the main landing, off which is a master bedroom suite comprising the main bedroom and an en suite bathroom and dressing room (or bedroom 6). In addition there are four further bedrooms (one with an en suite shower room), two bathrooms and three separate WCs.

Gardens & Grounds Spaynes Hall is approached over a 300m long drive through private parkland. The drive passes over a hump back bridge over the River Colne with a fork off through a white five-bar gate leading to a gravel turning circle to the front of the house. The drive continues to the side passing a range of low brick lean-to outbuildings leading to four garages, two dilapidated weatherboard and tiled outbuildings, and to a parking area for a number of cars.

The garden to the front of the house is laid to lawn, partly enclosed by a high red-brick wall to one side and to a low brick wall to the front. To the south west the garden slopes down to the river with a narrow bridge leading to an overgrown area of garden with a wide variety of trees including horse chestnut, willow, oak and ash, continuing along the riverbank and extending into parkland. To the rear is a terrace which opens out to the recently cleared rear garden and extending to a wild garden area. To the front, on the opposite side of the drive, is an elevated area of parkland with a central avenue of lime trees, interspersed with oak and beech trees.
