For all of you who are waiting for the
2016 Law Book, ORHA has informed
us that there will be no NEW Law Book
published this year. However, we do
have inserts that show all the new leg-
islative changes this year and you can
still purchase a 2014 Law Book with
the insert at the SOROA office. The
price is $37.50 for Members and
$75.00 for Non-Members.
ORHA has a Planning and Board
Meeting scheduled for Saturday, Sep-
tember 17th from 10:00 to 5:00. Meet-

issue to our attention regarding the
City of Medford’s Utilities Department
allowing your tenant(s) to put utilities in
their name(s). Landlords must fill out a
form giving permission for the City to
bill the tenant(s) to set up this process.

As we move into Fall, it is important to
send out your winterization reminder let-
ters and schedule any maintenance that
should be done to get your property
ready for Winter. i.e., gutters, roof re-
pairs, external hose bib covers, etc. This
is also a good time to schedule an annu-
al inspection: using form #18 - 24 Hour
Notice to Enter.
A little reminder regarding rent increase
notices: No rent increase on the month
to month agreements are allowed within
the first 12 months. You must give a 90
day notice (form #13) for any increases
on a month to month tenancy after the
first year. Any month to month agree-
ments that are over a year must also re-
ceive the 90 day notice of rent increase.
You may give the 90 day notice of rent
increase to the tenant(s) prior to the end
of the 12 months as long as the date of
the increase occurs after the 12 months.
Example: Post the notice in September
for the increase to begin on January 1st.

information you need. “Q & A with your Director” is for members only and it’s free! There is no appointment necessary. Meet at the SOROA office
building in the conference room downstairs. Q&A FOR SEPTEMBER 13th to be hosted by Roberta Claudson. These sessions will run from 12 noon to 1:00 pm. This session is worth one hour Continuing Education credit for Property Managers. **Please email your questions in advance so that the
director has an opportunity to draft an answer prior to the meeting.
