How to save smartly(BPT) - Investing in home
improvements is a smart idea when you’re thinking of put-ting your home on the market. So where is the best place to spend your money?
While it may be tempting to make cosmetic home improve-ments including decorating touches or fresh coats of paint, upgrading vital home systems such as heating and cooling can really pay off. In fact, mak-ing smart improvements can help you save money on your utility bills now, while increas-ing your home’s value to po-tential buyers later on down the road.
Heating and cooling is one of a home’s biggest costs, ac-counting for more than half the average home’s utility costs, according to energy.gov, which means it makes good sense to
make efficiency improvements that positively impact your budget every month. And for the long term, potential buy-ers want assurance that basic home systems, including heat-ing, cooling, plumbing and electrical, are in working order
before they buy, RealEstate.com reports.
* Heating and cooling: On average, you should consider replacing your heating, ven-tilating and air conditioning (HVAC) system every 10 years in order to take advantage of
the latest energy-saving tech-nologies and cost efficiencies. Replacing your old system with a Seasonal Energy Efficiency Ratio (SEER) of up to 20.00, such as American Standard’s AccuComfort Platinum ZV air conditioner, can save you up to 60 percent on your annual cooling costs.
* Home automation: You can also stay ahead of the real estate curve and provide ad-ditional value for your home through the use of advanced home automation technol-ogy. For instance, Nexia Home Intelligence enables you to re-motely manage multiple fea-tures and functions of your home including heating and cooling, as well as door looks, indoor and outdoor live video surveillance and storage, lights

(BPT) - You’ve probably heard the saying: “Your home is your castle.” But if your cur-rent home - or the home you’re thinking of buying - feels more like the servant’s quarters than the royal palace, you may need to plan a renovation. At times like these it’s easy to give in to your excitement and get the project moving forward, but take a moment to plan your overall strategy. You’ll find that, much like your future castle, your renovation project will benefit from a solid foundation.
You can build your founda-tion by accomplishing these important tasks.
Talk to a renovation special-ist. Acquiring a renovation loan allows you to finance your new home mortgage and your reno-vation plans into a single loan. And an important aspect of the renovation loan to remember is
that it’s a product in which the loan is based on the value of the home after it’s been improved. If you are renovating your ex-isting home, you can use the
loan to refinance your existing mortgage and make the renova-tion updates.
“Many consumers are not aware of the opportunities with
renovation financing because not every lender offers this op-tion, said Bill Trees, national

(BPT) - Both the weather and the slump of the previous years’ housing markets are starting to thaw. It’s an exciting time of recovery and change. Whether you’re hitting the open houses, fixing up your home for sale, or just renovating, being fully prepared is key to a low-stress experience.
“Buyers and homeowners in today’s market still have his-torically low rates available to them,” says Navy Federal’s Vice President, Mortgage Lending, Katie Miller. “But they will need to follow a few steps to ensure they’re able to get the best deal possible.”
Miller shares her top five rec-ommendations on how to make applying for your home loan a positive, stress-free experience:
1. Know where you standKnowing your credit history,
score, and what you can realisti-cally afford are the most impor-tant factors in seeing how lend-ers view you in 2014. It’s easy to check up on your own credit worthiness since you’re given one free credit report annu-ally at www.annualcreditreport.com. Review it for mistakes, missed payments, and collec-tion accounts and fix them be-fore you apply for a loan. For a small fee, you can also find out your numerical credit score. Scores range from 300 to 850; overall, the higher your score, the better you’ll qualify for a loan.
2. Curb your spendingRemember, lenders are
watching your credit report from the time you apply until the time you close. Sometimes even slight changes will bring up a red flag - so this is not the
time to apply for any new cred-it, rack up balances, or make late payments. Cut unnecessary expenses and boost savings. Lenders like Navy Federal offer free online calculators to get a picture of monthly payments and how they’ll fit in to your budget.
3. Come preparedLenders want to make sure
that you have the ability to re-pay your loan. Getting all your documents in order helps speed up the process when it comes time for getting approved. Your lender may require more infor-mation to complete your loan application, but having the fol-lowing ready helps get things started: your last two pay stubs/Leave and Earnings Statement (LES), W-2s/tax returns for the past two years, and two months of bank/stock statements. Make
sure you keep good records of your finances and can explain all deposits - including that birthday gift from mom and dad.
4. Know your optionsRemember to make sure that
the lender who pre-approves your loan is offering you the best deal - some lenders, like Navy Federal, even offer to match competitor’s rates. Look into all loan product options. A good lender will consider all of your factors to find a mortgage that’s right for you. Compare interest rates at financial insti-tutions - even a half percentage point can lower your monthly payment and can save you thousands of dollars over the life of your home loan. This is also true of unnecessary or un-

renovation program manager, Wells Fargo. “Wells Fargo is the nation’s leader in renovation financing. We serve all custom-ers from first time homebuyers to repeat buyers, and have a team of specially trained home mortgage consultants across the country that only focus on renovation lending.”
Speaking with a renovation lender can help you build your financial foundation for your renovation project.
Shop around for the right contractor. If you plan to use a contractor for your project, it’s important to select the right one. But how do you decide on a contractor? Research is im-portant. Many contractors will provide you with a couple of references but this isn’t always a fool-proof solution. These references could be relatives or friends of the contractor.
References can be helpful but don’t rely on it exclusively. Dig deeper by traveling to the site of the contractor’s current job.
Are the clients happy? Has the contractor’s work met ex-pectations and budget? Has the contractor finished bench-marks on time?
These are all important ques-tions to ask. You can also in-quire about the contractor’s work on social media and pro-fessional referral websites.
Finalize your vision. Select-ing the proper renovation spe-cialist and contractor are key to your project, but both of these professionals will be able to provide you better service if you have a vision for what the project entails.
You may not know exactly how much the project will cost, but you should have a budget in mind.
If your contractor asks ques-tions about layout or wall pref-
erences, be ready to make the decisions and guide him or her toward your goals. Approach-ing the project with a plan will eliminate miscommunication and regrets later.
Renovating a new or exist-ing property can be an exciting time, and establishing the prop-er foundation for the project can help you pass inspections and build the home you’ve al-ways wanted.
You can learn more about how renovation financing can make your dream project a re-ality by visiting the Wells Fargo Home Improvement Lending Center.

(NAPS)—With mortgage rates still low, now could be a great time to buy a new home. Before diving into the market headfirst, however, it’s important to do your homework so that you’re prepared to tackle each hurdle in the homebuying process. With this in mind, the “What I Wish I Knew About the Homebuying Process” survey gauges the preparedness of recent homebuyers. As a result, these five tips can help you make the right homebuying decision.
1. Identify your “must-haves.” Identifying your “must-haves” is key to guaranteeing satisfaction with your home purchase. The survey found that nearly four in 10 recent homebuyers (39 percent) said that, knowing what they know now, they would buy a home of a different size, at a different
price point, and/or in a different area. In addition, first-time homebuyers (55 percent) are more likely to say that they would make significant changes with respect to the home’s size, price and/or location. To help you look back regret-free, make a checklist of top priorities
(access to a good school district, for example) and perks you can forgo (such as a multiple-car garage). Know what you’re willing to compromise on and what you are not so that you’re prepared to find the home that’s right for you.
2. Understand the financial
aspects of the homebuying process. Nine of every 10 recent homebuyers felt prepared going into the homebuying process, but in hindsight, more than half (56 percent) wish they had been armed with more knowledge about the financial aspects of purchasing a home, according to the survey. In fact, it found that recent homebuyers would have liked more knowledge about the ins and outs of the closing and settlement process (22 percent), negotiating/making an offer on a home (19 percent) and financing a home (15 percent). To help people overcome the challenges of buying a home and give them a primer on what to expect, Chase launched the My New Home app and YouTube Channel.
3. Prepare with technology.
Five tips to help you land a home you’ll love

A majority said the length of the process was not what they anticipated, saying it either took longer (40 percent) or shorter (16 percent) than expected. Thirty-four percent of recent homebuyers overall said the costs and fees of maintaining their home were more than they expected, with
the sentiment especially felt by first-time homebuyers (55 percent). Chase’s My New Home suite of educational tools can help individuals and families avoid surprises and fully prepare for one of the biggest purchases they will ever make.
4. Seek out advice from experts. Homebuyers continue to rely on Realtors and mortgage bankers to meet their needs. Sixty-eight percent of homeowners sought out advice from Realtors
throughout the homebuying process and about half (45 percent) turned to mortgage bankers and loan officers. Seek out Realtors, mortgage bankers and loan officers with key industry data and tools that are easy to understand so you have all the information you need to find the right house—one that you will be proud to call home.
5. Consider the desire to renovate. The desire to renovate is bound to hit even the newest
of homeowners. While recent homebuyers said the home they bought aligns well with their “must-have” list (97 percent) and considered the home move-in ready (83 percent), 76 percent have done or are planning to make renovations to their home in the near term, according to the survey. A Chase Home Equity Line of Credit (HELOC) is one product that homeowners can continue to rely on to put their ideas and visions into action.
