SOCOMA HOA BOARD MEETING MINUTES July 13, 2020

Meeting called to order at 7:02 PM Meeting conducted in person at rec center and via

Zoom. Board Members in Attendance: Christopher Pritchard, Erika Johnson, David Salazar

I. Open Forum: No community members had any comments. II. Minutes of June 8, 2020 Annual Homeowners Meeting/Board Meeting and

Approved III. Financial Report: Chris Pritchard reviewed the balance sheet and profit and loss

of the HOA dated June 30, 2020. Of note includes variance to budget on both swim team revenue and expenses due to the cancellation of the 2020 swim team season. One homeowner had requested funds be allocated to rejuvenate the Stone Canyon entrance. The budget for the 2020 year has already been committed to other projects.

IV. Managers’ Report: Vickie summarized activities related to the recreation center, lawn and landscape, basketball and tennis courts and covenant violations. Detail can be seen in the Manager Report dated July 2020.

V. At Large Report: July 4th event cancelled and the Labor Day party and NNO will be determined.

VI. ACC Report – see ACC Report VII. No decisions by the Board via email since last Board meeting

VIII. Old Business: • Erika reviewing law firms and will have law firm do a presentation to the

Board. • Adding gate at Muleshoe pass was not approved by the Board. Safety

issues exist, costs would be significant given requirements from the City and there is already a gate relatively close.

IX. New Business: • Will be reviewing options for video conferencing equipment and

security/surveillance equipment at recreation center. X. Meeting adjourned at 7:33

SOCOMA HOA MANAGER'S REPORT August 2020

Date: August 10, 2020 To: SOCOMA Board of Directors From: Vickie Johnson - SOCOMA HOA Manager General Information

• Thank you to the residents that are working with us during this pandemic so that we can continue to help you get out of the house and enjoy the amenities.

• The Street Light has been completed at the Pocket Park on Marble Springs Recreation Center / Pool

• Reservations: The pool is open from 6:00 am to 12:00 noon for reservations only for those who prefer the designated seating and assigned swimming areas. Contact the manager to schedule swimming reservations.

• Open Swimming: The pool is also open from 12:00 noon until 10:00 pm up to 50 people for families who want to monitor their own social distancing.

• Lifeguards: They will be returning to school on August 17th and at that time we will be going to the extended pool rules. They will work on Saturday & Sunday for 3 weekends. August 22 & 23, August 29 & 30, September 5, 6 & 7.

• Extended Hours: Starting September 8th, through October 31st, we will be using the extended pool rules up to 50 people. Anyone under the age of 21 will need to be accompanied by an adult 21 or over as stated in the pool rules. These rules can be obtained on the website.

• Pool Keys: I will continue to swap out pool keys for the homeowners who have not had the opportunity to do so. Going forward, please give me a call to set up a time to do that.

• Pool Improvements: The Chlorine tank has been replaced in the pump room because it had a crack and was leaking, skimmer net and floor brush was replaced, Handle on the pool used to rescue residents was re-painted. Life saver device is hung up where it is visible to residents.

Lawn and Landscape

• The Board has approved to hire AAA Landscaping company to maintain the entrances. • The sprinklers at the Hills of Stone Oak entrance, Stone Creek, Stone Canyon and the pocket park are up and

running, and the systems are set as indicated per the manual. The Rec Center is working, but the Rain Bird system, zones 5 & 6 will only work when turned on manually and I will need an electrician to look the system. The Quik Dial system, zone 4 has been repaired. Maintenance is still working on sprinklers at Muleshoe Pass.

Courts

• The community Basketball courts are open for up to 2 families at a time. One family on each end of the court. There is a signup sheet on the gate for residents to schedule their play time. Residents are being asked to remove the basketball hoops from their driveways now.

• Tennis courts are open to 10 people. 4 on each court and for parents to watch their kids while taking lessons. There is a signup sheet on the gate for residents to schedule their play time.

Covenants

• Garbage not being put away and cans not being stored behind a barrier per the covenants is the current ongoing issues.

AT LARGE REPORT September 7, 2020 - Next upcoming event is the Labor Day Party. That will be determined as the event approaches and we know what mandates are in place at that time September 19th – Annual Garage Sale – The garage sale is held from 8:00 am to 12:00 pm. Vickie has the application ready to take to Stone Oak Property Owners Association to approve the garage sale signs and dates.

Proposing using the parking lot at the Rec Center if homeowners want to bring their belongings there as well as at the residents’ homes
