Free & Easy Instagram Polls!

Send personal DM’s to all that said Yes!

You use Instagram, right? So how’s your Instagram Story game? You may or may not realize that within Instagram Stories, you can create a poll. And better yet, Instagram lets you see the individual results of the poll. By putting two polls back-to-back, you can get homeowners considering a sale to raise their hand and indicate an impending move!

On the first poll, ask “Are You Living in Your Dream Home Now?” with a YES/NO answer. On the next poll, ask “Have You Had Any Thoughts of Selling Your Home in [Insert Year]?” again with a YES/NO answer. Follow up with those who answer NO to the first question and YES to the second by sending a DM that says, “Thanks for reaching out in my recent IG poll! I’d love to help you find your dream home!”

Facebook Live in Front of Property You Sold

Every time you sell a property, you have created a tremendous opportunity to parlay that one sale into additional transactions throughout that same neighborhood – especially in a hot market when you’ve received multiple offers. Here’s how:

After the sale closes, stand in front of the property and create a Facebook Live video. Here’s a sample script to follow:

“Hey, it’s Tom Ferry with Banana Real Estate. I’m standing in front of 1234 Banana Street. We just sold this property and closed, and you know what? The sellers are elated, but we’ve got a problem… We actually had over 3000 people look at this home online and we had 127 potential buyers through the property, and guess what, we had eight different offers.”

“The challenge now is we’ve got one very happy new neighbor, but I have seven other buyers desperate to find a home in this community. So if you or someone you know has any interest or thoughts of selling now or in the near future, would you let me know? Send me a private message or call me at 5551-212-555-1212 and allow me to have my buyers come and look at your home right away.”

After you finish your video, boost it to that entire neighborhood! This approach will help you gain awareness in the neighborhood, demonstrate your ability to get homes sold, AND get homeowners to signal their intent to move!

YouTube Retargeting

Step 1: Create a new video campaign within your Google Ads account

Where do people start the process of selling their home? Usually on Google. Imagine being able to get in front of every person who conducts a Google search for “home values in [your area].”

Well, imagine no more. Google will actually allow you to advertise to people on YouTube based on their Google search history. So after they’ve searched for something related to real estate, you can serve them a video ad before they watch their next YouTube video.

Here’s how to do it:

Step 2: Choose whatever campaign objective you’re looking to achieve. For this example, we chose brand awareness and reach. Be sure for the second option to choose Video.

Step 3: You’ll want to click on “What they are actively researching and planning” - Once you’ve progressed to the next step in the campaign creation process and once you’ve arrived towards your audience segment, be sure to choose NEW CUSTOM INTENT AUDIENCE.

Step 4: After you’ve arrived to the new step within the setup process, here is where you will be able to reach users who are researching products or services with your Videos.
