When markets change there are challenges facing relocation policy – i.e. there will be more homes to sell against and more competition to do so. Here’s why:
•Incentives are one tool being used by builders to support pricing levels and their use has been growing in recent months.
•To a developer they are a reduction in the net selling price and come in a number of forms from white goods and paying stamp duty and legal fees, to guaranteed rental incomes or even underwriting the value of the property for a period of time.
•If you are selling property in markets where “new build” is also being sold how will you compete?

The challenges facing relocation policy - mortgages
The chart opposite shows the contrasting supply adjustment of the adverse credit market compared to the much bigger prime market.
Product availability has fallen very sharply in the adverse credit market from around 9,000 products in the summer to under 1500 in Jan 08, while the prime market has seen a much more modest fall.
The prime market has a much lower riskprofile with rates of default around one fifth of the average for adverse credit and the prime market is more often funded from the traditional retail funding markets.
Nevertheless, options for Employee Mortgages are reducing, especially if they have adverse credit ratings. What arrangements do you have with providers to help overcome mortgage issues?
