SOM’s longstanding leadership in design and building technology has been honoured with more than 1,700 international awards, with the practice twice having been named ‘Firm of the Year’ by the American Institute of Architects. Owner Manhattan Loft Corporation Architect SOM General Contractor Bouygues UK Engineering Office SOM Construction Period 02/2015 - 02/2017 Manhattan Loft Gardens is located in Stratford Town Centre, London, adjacent to Stratford International Train Station. The project consists of a 42 storey tower and seven story hotel podium, with a part single storey basement. The roof of the hotel will form an outdoor amenity and recreation space. The residential tower measures 30 m by 30 m and will project above the eastern half of the hotel structure. The massing of the tower is characterised by several diagonal three storey high notches that run diagonally from corner to corner across the square plan, and through which the typical tower columns are transferred out. The entire podium structure and the basement slab were modelled employing SCIA Engineer. Ground beams, isolated pile caps and piles were modelled as 2D Beam elements and were attached directly to a FE Model of the hotel podium, using SCIA Engineer. The most challenging aspects of this project, from a design point of view, are the transfer areas at Level 10 and 28 above the notches. These are formed by 10 m long post-tensioned concrete cantilever walls that reach out from the building’s core to support the perimeter steel belt trusses. These are the principal architectural and structural features, and will make this building a unique and intriguing project in the London market, an example of the powerful combination of integrated architecture and engineering, one of SOM’s core values.
