6. THE CONTRACTOR SHALL SUBMIT A TRAFFIC CONTROL PLAN PER THE PHOENIX TRAFFIC BARRICADEMANUAL. BARRICADES MUST BE CONTINUALLY MAINTAINED THROUGHOUT THE DURATION OF THEPROJECT (REFER TO CHAPTER 23 OF THE CITY CODE). IF ANY PART OF THE TRAFFIC CONTROL PLANFALLS WITHIN 300’ OF A SIGNALIZED INTERSECTION, AN OFF-DUTY OFFICER WILL BE REQUIRED FORTRAFFIC CONTROL. A TRAFFIC CONTROL PLAN (TCP) SHALL BE SUBMITTED TO THE DEVELOPMENT &ENGINEERING DEPARTMENT AND ACCEPTED A MINIMUM OF THREE WORKING DAYS; 72-HOURS PRIOR TOCONSTRUCTION. SITE PLAN DRAFT CONDITIONS OF APPROVALTHE DEVELOPMENT SHALL SUBSTANTIALLY CONFORM TO THE APPROVED SITE PLAN, LANDSCAPE PLAN,EXTERIOR COLOR AND MATERIALS PALETTE, AND WALL ELEVATIONS INCLUDING COLOR EXHIBITS STAMP DATEDXX/YY/ZZ.

IN ACCORDANCE WITH SECTION 21-320.H OF THE PEORIA ZONING ORDINANCE (1977 EDITION), A BUILDING PERMITMUST BE OBTAINED WITHIN EIGHTEEN (18) MONTHS OF SITE PLAN APPROVAL (XX/YY/ZZ).

PRIOR TO ISSUANCE OF CERTIFICATE OF OCCUPANCY (“C OF O”) OR FINAL APPROVAL (“FINAL”) OF THECONSTRUCTION PHASE OF DEVELOPMENT, THE PERMIT APPLICANT OR DESIGNEE SHALL PROVIDE THE PLANNING& COMMUNITY DEVELOPMENT DEPARTMENT WITH AN ELECTRONIC COPY (PDF) AND A PAPER COPY OF THE SITEPLAN AND ELEVATIONS AS APPROVED IN THE CONSTRUCTION DOCUMENT SET.

A ROOT BARRIER SHALL BE PROVIDED FOR ALL TREES ADJACENT TO UTILITY EASEMENTS.

TREE HEIGHTS ADJACENT TO PARKING STRUCTURES MUST BE AT A SUFFICIENT SIZE AT THE TIME OF PLANTINGTO ENSURE THAT THE CANOPY WILL BE ABLE TO EXTEND BEYOND THE PARKING STRUCTURE.

APPROPRIATE MAINTENANCE OF ON-SITE TREES ALONG SHARED PROPERTY LINES ARE THE RESPONSIBILITY OFTHE SUBJECT PROPERTY OWNER.

ALL AREAS CONTAINING DECOMPOSED GRANITE MUST BE A MINIMUM OF ¾” SIZE AT A MINIMUM OF 2” DEEP.

A MAINTENANCE EASEMENT SHALL BE OBTAINED TO ENSURE THAT THE ALTERNATE PAVING THAT TRAVERSESTHE SIDEWALK ALONG THE 83RD AVENUE FRONTAGE AS WELL AS THE OLIVE AVENUE FRONTAGE WILL BEMAINTAINED BY THE DEVELOPER.

TREES WITHIN THE PRIVATE YARD AREAS SHALL BE PROVIDED IN ACCORDANCE WITH THE STAMPED APPROVEDLANDSCAPE PLAN.

THE DEVELOPER SHALL CONSTRUCT A RIGHT TURN DECELERATION DRIVEWAY AT THE MAIN ACCESS ON 83RDAVENUE WITHIN 100' STORAGE LENGTH AND 150' TAPER LENGTH.

THE DEVELOPER SHALL MODIFY THE MEDIAN ON 83RD AVENUE TO CONSTRUCT A LEFT TURN LANE AT THE MAINACCESS ON 83RD AVENUE, WITHIN 100' STORAGE LENGTH AND 150' TAPER LENGTH.

DEVELOPMENT SHALL COMPLY WITH ALL CITY OF PEORIA ENGINEERING DESIGN STANDARDS, POLICIES, ANDREQUIREMENTS AT TIME OF DEVELOPMENT AND FINAL ENGINEERING SUBMITTAL.THE DEVELOPMENT REQUIRES A FINAL PLAT TO COMBINE LOTS 142-37-041G AND 142-37-041H, AND TO RECORDDEDICATIONS FOR R/W, PUE, WATER, STORM DRAINS AND VIEW EASEMENTS.
