Typical column at the ground floor through
the 2nd floor of WG-3 building are severely
overstressed. All storage from these floors
should be remove immediately.
1st Priority 1 Concern
Live load on all floors must be reduce to
0kPa until DEA report is finished.
1st Priority 2 Concern
Uncontrolled storage at all levels. No loading
plans exist for any of the buildings.
Cracks were found in the stairway slabs at
several storeys of the WG-3 building.
2nd Priority 2 Concern
The slabs seem to have deflected. An
Engineering Assessment is required.
Bridge between buildings (SKL and a
neighbouring Opex building not part of this
factory) does not appear on the drawings.
Design & detailing of connections onto
each building requires checking. An
Engineering Assessment is required.

2nd Priority 3 Concern
No fireproofing material was noted on
structural steel elements of Dyeing shed
roof and mezzanine, Finishing shed 2 and
WG-1 building.
The building did not feature any core or
shear walls. Stability was achieved
through sway action between beams and
columns and masonry infill walls.
We require that these items be
investigated in a Detail Engineering
Assessment
No waterproofing membrane was visible on the
roof of the buildings (SKL, WG-1, WG-3,
Generator room). This means that any cracks in
the surface finishes on the roof will allow water
to seep into the concrete slab beneath the
finishes, and cause corrosion of the reinforcing
steel.
Presence of moisture on the wall below SKL
building water tank. Cause to be investigated.
