What is MLS?Almost anyone has seen or

heard the term MLS, but few peopleactually know exactly what MLS isor understand how it plays animportant role in today's real estatemarket.

The MLS system or theMultiple Listing Service is an infor-mation sharing and co-operativemarketing network created to helpbuy and sell homes. Today it isonline based but it began as anexchange of paper listing informa-tion and photographs.

The MLS is paid for by the real-tor members of the local real estateassociation. It symbolizes the coop-eration among realtors to effect thepurchase and sale of real estate. It ismuch more than a database of prop-erty information though. It is thelocal real estate association thatadministers and operates the localMLS system. The Canadian RealEstate Association (CREA) ownsthe trademark and licenses its use toboards and associations acrossCanada.

MLS makes the real estateindustry unique by encouraging ahigh degree of cooperation amongsalespeople. For example, if you areshopping for a car and you visit alocal dealer, the salesperson's goalis to sell you a car from that car lot.They won't provide you with infor-mation on cars available at othercompeting dealerships. In the realestate industry, the opposite is true.MLS allows for cooperationbetween all realtors no matter whichcompany they work for.

If you are selling a propertywith a realtor who uses MLS it

means your property will get themaximum marketing exposure to allother members of the local associa-tion. You'll have realtors every-where trying to find a buyer foryour home. It is the MLS computersystem that will provide other mem-bers of the real estate associationwith detailed information aboutyour home.

If you are buying a property,MLS is a valuable research tool foryour realtor. The realtor can inputthe criteria you want and generate alist of all properties that meet yourrequirements or needs. Thesehomes might be listed by other real-tors or your own realtor. The goal isto help you find the property youwant. MLS supplements the real-tors in-depth knowledge of theneighborhood and current marketconditions to help you make a wisebuying decision. The MLS systemprovides realtors with access tomuch more detailed informationthan you will find on a public web-site. MLS information in mostcases, will include room measure-ments, specifics on the propertycondition, renovations, appliances,property zoning and tax informa-tion. Through the system, realtorscan also access the sales history of ahome in order to see how manytimes it has changed hands and whatthe selling price(s) were.

Whether you are buying or sell-ing, MLS is much more than 3 littlewords, it is truly an indispensabletool for you and your realtor.

STAGE 1: GETTING STARTEDBefore you apply for a construction

mortgage, its important to first establish arealistic budget and finalize your build-ing plans with your contractor or builder.The key to a successful construction proj-ect is for you and your contractor to agreeup-front on a detailed plan, budget andtimeline. The more thorough your plan-ning, the fewer unexpected surprises andcosts there will be down the road.

HERE ARE A FEW THINGS TO

KEEP IN MIND:1. Make sure the zoning for your lotallows for residential construction. 2. Find out if the builder/contractor is amember of a recognized third-party new-home warranty program. 3. Have a good understanding of all thepotential construction costs involved,including

• Engineer's or architect's fees fordrafting your house plans

• Site clearing• Servicing costs, including building

permits and permits for wells, septic sys-tems and hydro

• Base home costs (foundation, fram-ing, windows, doors, roofing)

• External upgrades like stone, stucco• Internal upgrades like flooring,light-

ing and cabinetry for kitchens and bath-rooms

• Sodding or seeding your lot• Paving driveway

4. Factor in a contingency budge of least

10% for cost overruns.(This is notrequired if you are having a home con-structed from a builders list of approvedhouse plans and upgrades)

Understanding the bank's fundingrequirements, along with your contrac-tor's preferred payments schedule duringeach phase of construction, is key. Youwill need to work out a payment schedulewith your builder/contractor that supportsthese funding requirements. Most con-tractors require payments in stages, typi-cally after the foundation is in, once theframing is up, after the interior is finishedand at completion of the entire project.

STAGE 2: APPLYING FOR YOUR

CONSTRUCTION MORTGAGEYou can apply for your mortgage and

lock in your interest rate before construc-tion begins. Your mobile mortgage spe-cialist will review with you the widerange of terms and amortization periodsthat we offer to help you choose theoption that best suits your needs.

STAGE 3: WATCHING YOUR

HOME TAKE SHAPEOnce your construction mortgage is

approved, your rate guarantee begins.The starting date of your rate guarantee iscalled the Commitment Start Date(CSD), and your rate is guaranteed for 90days form the CSD. This means you musttake your first draw within 90 days, or annew rate commitment will be establishedbased on current rates. You have one yearfrom the CSD to complete the construc-tion of your home. At key stages in theconstruction process, you will accessfunds from your approved mortgagethrough draws, in order to pay your con-tractor. A standard Royal Bank construc-tion mortgage provides five draws overthe one-year period.

Financing land through the firstdraw: This is only available forconventional transactions where youhave a minimum 20% down payment. Ifyou are financing the purchase of a lot,the first draw will be used to help pay forit, to a maximum of 65% of the appraisedvalue. After the first draw for the lot, youwill have up to 180 days to ensure the

foundation and backfill stage iscompleted.

While the home is being built, youpay interest only on the total amountdrawn to date.

Throughout the various phases ofconstruction, your contractor will requestfunds from you to complete a specificjob, such as laying the foundation. At thispoint you simply advise us that a draw offunds is requested and we'll send out anappraiser to inspect your home site anddetermine the amount of work that hasbeen completed. The draw amount willbe calculated based on this inspection toensure enough funds are held back by thebank for the completion of your home.We will send the draw amount to yourlawyer, who will then release the funds toyou. It is important to note that your

lawyer will hold back a percentage ofeach draw (from 7.5%-20%, dependingon provincial requirements) under yourprovincial Construction Lien Act. Thisgovernment requirement helps ensurethat tradespeople and suppliers get paidfor work completed and that there are noliens filed against the property. Yourlawyer will release the holdback amountto you 30-60 days after construction iscomplete, depending upon the require-ments in your province.

Yummy Zucchini Loaf

Don't let anything from an overflowinggarden of zucchini go to waste. Bakesome loaves to enjoy with fruit fordessert, a quick snack or evenbreakfast on the run.

Servings: 1 loaf

Ingredients:

2 cups (500 mL) all-purpose flour1 tbsp (15 mL) baking powder1 tsp (5 mL) cinnamon1/2 tsp (2 mL) salt1/4 tsp (1 mL) nutmeg1 egg3/4 cup (175 mL) packed brown sugar1/2 cup (125 mL) each vegetable oil and milk2 tsp (10 mL) vanilla1-1/2 cups (375 mL) grated (unpeeled) zucchini1/2 cup (125 mL) chopped walnuts (optional)

Directions:

In bowl, stir together flour, baking powder, cinnamon, salt andnutmeg.

In separate bowl, whisk together egg, brown sugar, vegetable oil,milk, and vanilla. Stir in zucchini, and walnuts (if using). Pour overdry ingredients; stir just until combined. Scrape into greased 8- x4-inch (1.5 L) loaf pan.

Bake in centre of 350°F (180°C) oven for 1 hour or until caketester inserted in centre comes out clean. Let cool in pan on rackfor 10 minutes. Turn out onto rack; let cool completely.

The kitchen is no longer a gath-ering place like it was in the50's and 60's, when large coun-

try kitchens were the focal point of thefamily. Now they are designed to be effi-cient and time saving. Very few familieseat in the kitchen any longer. Those thatdo will wisely chose the proper remodel-ing scheme when they redo the kitchen.Often, people do not think of future homeowners when designing their kitchen, butinstead design to meet their own prefer-ences. That is okay, as long as the ownersplan on staying in their home forever. If,however, you wish to plan ahead for afuture home sale, then you need to take afew things into consideration whenredesigning your kitchen. Here, we willdiscuss current trends and what to look forin a new kitchen design.

What Leads In Trends?If you want to know what leads the

market in remodeling, look no furtherthan current high end homes. Theseexpensive homes pave the way in trends,and paying attention to what is being doneis critical if planning to sell at a later date.Then take note that about 90% of theremodeling ideas are driven by homes thatcost in the neighborhood of $500,000.00plus. These ideas trickle down to the mid-dle market, and are then incorporated bymany home builders.

Who Is Buying?Baby Boomers are growing older,

with the first retiring in 2007. They aregenerally set in their homes or plan for aretirement setting. Now, Gen X'ers arecoming up and look at things more differ-ently than Boomers. The Boomers arelooking to downsize, and Gen X'ers arefast coming into the age where their fam-ilies are growing, they are more affluent,and wish more space. When remodeling,keep this generation in mind.

What's Hot, What's NotWhat works yesterday will not work

today. A kitchen is dated the minute con-struction is finished. Building a classicand efficient kitchen takes a lot of home-work. Let's look at some of the hottesttrends in kitchen rebuilds:

1. Be sure to match your décor.Nothing sticks out more than an ultramodern kitchen in a shabby chic setting.Plan the kitchen around the theme of yourhome.

2. Countertops are the most regardeditem in a kitchen. Gone are the days whenFormica would do. Upscale homes gener-ally have granite or marble counter tops.They are beautiful and long lasting, but aword of caution is in order - they have atendency to absorb oils and stains.Although they can be cleaned, this is thedownside of these materials. You maywish to opt for the new composite coun-

tertops that are stain resistant, yet simulatethe more expensive (and heavier) marbleor granite countertop. Corian by Dupont isbecoming more fashionable these days.

3. Let lighting be the focus of yourkitchen. In a lot of kitchens, a single over-head light serves purpose. This is not onlyfrustrating for the chef but makes cookinga much less enjoyable experience. Akitchen needs to be well lit, yet have ahomey atmosphere. A smaller kitchen canbenefit from correct overhead lighting andtask specific lighting such as under cabi-nets, lighting the prep area. In largerkitchens lighting needs to be more func-tional, with areas such as cupboards and

drawers well lit. The trend for fluores-cents is past, and now we see recessedlighting installed over stoves, sinks, andprep areas. Keep in mind that it must notonly be functional, but add to the appealof the kitchen. According to research donefor this article, pewter lighting fixtures arethe current hot trend.

4. Flooring in the kitchen is essentialfor a well designed room. Try to applyflooring that contrasts with the appliancesand setting instead of matching it. Currenttrends are towards long plank flooring and

the more exotic darker hardwoods such asmahogany and cherry. Trending is terra-cotta, porcelain and even Spanish roofingtiles. The color goes deep in these materi-als and gives any kitchen a well designedlook.

Keeping up with the latest trends inkitchens can be a time consuming andexpensive job. Some people may feel thatmaking expensive upgrades to kitchensincreases the resale value. Although thiscan be true, there is a point where spend-ing money on remodeling is not to youradvantage. Remodeling Magazine's annu-al Cost vs. Value survey points out thatupgrading a kitchen can increase the value.

Other sources say that doing such things asresurfacing kitchen cabinets, replacingcountertops and replacing outdated appli-ances puts you in a position to do better onresale than a full modern upgrade.Whatever your choice, read up on kitchensand remodeling, and make your kitchenthe focal point of your home.

Dr. Kevin Leman is the authorof the book The Birth OrderConection, and he says

there’s definitely a link between wherekids rank in the pecking order, and theirbehavior. Here’s how it breaks down,courtesy of Psychologies magazine.

First Borns:Let’s start with FIRST BORNS.

Leman says these kids are natural leadersand high achievers – and this often comesfrom a sense of entitlement and superior-ity. They pay attention to detail and areorganized. But they can be moody andinsensitive to others’ feelings. They’realso bad at delegating, because they don’ttrust others as much as they trust them-selves. That’s why they’re often stressedout. In control, but stressed out.

Middle Children: The classic middle child is a people

pleaser who hates confrontation. They’reusually calm, down to earth and great lis-teners. And they make excellent negotia-tors. Middle kids are usually less driven

than their older sibling, but more eager tobe liked - that’s why they have troublesetting limits.

Last Borns:Then there are the LAST BORNS –

the babies of the family. Dr. Lemen saysthey’re the world’s cheerleaders. Theyusually have great people skills and loveto entertain. They make friends easilyand are good at making people feel athome. Last borns are also more likely totake risks – probably because they getbored quickly. They also fear rejectionand have a fairly short attention span.

Only Children: They’re task-oriented and tend to be

well organized and dependable. Onlychildren feel comfortable with responsi-bility, but they can be demanding andunforgiving – and they hate to admitthey’re wrong. They’re also sensitive,according to Dr. Lemen, and their feel-ings are easily hurt. But if you have anidea you want to get off the ground,they’re the people to go to.

So – does birth order reallyaffect your personality? F

or decades, scientists believedthat every person was stuckwith a basic “set point” of hap-

piness. Even big, life-altering events, likemarriage, divorce, or getting a new jobmay affect you for awhile, but eventuallyyou’d return to your previous set point ofhappiness. However, according to 225studies reviewed by psychologists at theUniversity of California, Riverside, ourhappiness level is more changeable thanthat. By changing the way we live, reactto situations and even what we eat, wecan increase our happiness. So here’show to create your own happiness.• Start with the basics, like getting

enough sleep and eating right. A studyfrom the University of Michigan foundthat getting an extra hour of sleep willmake you happier than getting a$60,000 raise! Certain foods will affectthe chemical composition in the brain.For instance eating asparagus or lob-ster will trigger your brain to start mak-ing serotonin, the “feel-good” chemi-cal.

• Next, let go of anger. According toPsychology Today, you may be doingmore harm than good when you puncha pillow or slam a door to release your

anger. That's because expressing angeractually INCREASES aggression.People are used to the idea that "vent-ing" is constructive, but in fact, ventingonly gets you more riled up and readyto fight. The better option? Take a fewdeep breaths and then deal with theperson or situation that's making youangry. It sounds simplistic – but it’sproven to be more effective than vent-ing.

• Another key to creating happiness isbeing challenged. The brain is stimu-lated by new experiences – even ifthose new experiences are difficult. Sosolving a problem or tackling a chal-lenge creates a bigger sense of satisfac-tion than doing something you knowyou do well.

• Also, appreciate what you’ve got. Astudy done by the University ofNorthern British Columbia asked18,000 people, "How close are you tohaving everything you want?" Thepeople who wanted more of everything- money, friends, power, a better job -were the unhappiest. They call this "theaspiration gap," when you want a lotmore than you have. So to be happy,learn to appreciate what you have. -

Three Foods That Will Help Prevent Heart Attacks

Nobody ever said having a heartattack was fun. So, we’re going tohelp make sure it doesn’t happen

to you. Here are a few foods proven to preventheart attacks, courtesy of Bottom Line Health.Make sure you eat them.

Spinach. It has a lot of folate – one of theB vitamins. According to the Harvard Schoolof Public Health, folate helps prevent thebuild-up of homo-cystine - a certain type ofamino acid in the blood that’s a major risk fac-

tor for heart disease and stroke. Two cups ofcooked spinach have the recommended dailyvalue you need. Just make sure it’s fresh orfrozen. Canned spinach has a lot of salt, andthat can increase your blood pressure – whichis a big risk factor for cardiovascular disease.Two cups is a lot, so if you’re not that enthusi-astic about spinach, go for some folate-richasparagus, or cereals fortified with the vitamin.

Salmon. Bonnie T. Jortberg is a registereddietician at the Health Sciences Center in

Denver. She says that salmon is rich in omega-3 fatty acids, which reduce inflammation andmake your blood less “sticky.” This preventsplaque – fatty deposits – from clogging yourarteries. The American Heart Association rec-ommends eating six to nine ounces of salmoneach week. Fresh, frozen, farmed, or wild areall fine, but again – avoid the canned version,which is generally high in salt.

Pomegranates will help prevent heartattacks. That’s because they’re loaded with

polyphenols. These are antioxidants thathelp maintain cardiovascular health byscooping up free radicals before they damageyour arteries. Also, Jortberg says polyphenolshelp reduce bad LDL cholesterol. Red wineand purple grape juice are also great sources,but pomegranates have the highest amount.How much should you drink? One-and-a-halfounces of pomegranate juice each day isideal. Just make sure it’s 100% juice, or con-centrated, with no added sugar. -

Petey is a handsome mix of Labrador and Dalmation, a really good

natured boy that will do almost anything for a treat. Petey loves the water

and a good swim will calm his hyper nature, for a short while at least.

Forever the con artist, his innocent appearance has charmed many – only

his owners know what sneaky-Petey is capable of, and although he may

try to suggest ‘the cat did it’, they know better.

Moving can be a very chaot-

ic and expensive task, one

that needs to be accom-

plished very carefully. A move carried out

in haste can bring about several unneces-

sary problems. Almost everyone looks for

cheap movers. However, there are profes-

sional moving companies, who offer

competitive rates that are easily afford-

able by everyone. There are certain tech-

niques or methods of preparation that can

also help you minimize your expenses.

Keeping a check on the outflow of

cash will make you better prepared to

understand unnecessary expenses.

Creating a budget template in Excel or

Microsoft Word—will make your calcula-

tions easier.

If you are hiring a mover, collect

quotes from at least three different profes-

sional moving companies and include the

highest quote in your budget.

Check all the items that you are mov-

ing. This will help you evaluate if you

need more insurance because the default

insurance offered by movers might not be

sufficient for you. Along with added

insurance, find out if you require extra

services.

Anything you can do yourself—even

if seemingly small—will help cut your

moving bill and give you extra money to

spend on other relocation costs (like the

pizza and beer for after your move).

1) Reduce your load. Get rid of house-

hold items that you no longer need. Hold

a garage sale and leave books with

friends, the local library or sell them to a

used bookstore. Anything you can't sell,

give to a local charity. Weight equals

money.

2) Pack it yourself. Packing services

performed by the mover are expensive

and could amount to 25% of the moving

cost. Even if you don't want to pack it all

yourself, you can always do a partial

pack, and have the movers handle the rest.

For example, items that are nonbreakable

such as linens and bedding can be packed

easily without the risk of damage.

3) Save on packing. Luggage and carry-

ing bags are perfect for packing sheets,

towels and clothing. Also, the bottoms of

wardrobe boxes are great for bulky, light-

weight items. Be wary of packing tips that

might save you money initially but won't

protect your stuff, for example, using

newspaper instead of bubble wrap.

4) Drive your own moving truck. Using

a full service moving company is

extremely expensive. You can rent your

own truck and hire movers to help load up

and unload.

5) Recruit help from friends or family.

If you have friends or family in the area,

getting them to help you load up and/or

unload is a blessing, because it saves time

and money. If you’re going to recruit

help, make it's a fun event. Order some

food, and make it a moving party.

6) Avoid the busy season. June, July,

and August are the most expensive

months to use a professional mover due to

demand for moving services. Also, try to

plan your move during the middle of the

month—rates are higher at the beginning

and the end because of the large number

of apartment leases with month-end dates.

If you can be flexible with your move-in

times, you can also save money because

the moving company can combine ship-

ments.

7) Get organized. Color-code boxes

according to the room they belong in so

they all end up in the same place, saving

time for both you and your mover.

8) Avoid storage costs by moving into

your new property immediately and make

sure that you have payment ready for

when the truck arrives. Delays could result

in storage-in-transit fees if your things

have to be stored until they can be

unloaded.

9) Make sure you are insured. Your

existing homeowner’s insurance policy

might cover your move so you don't have

to buy additional moving protection.

10) Your move may be tax-

deductible. Keep all receipts and visit

the Canada Revenue Agency's website

for specific details about which moving

expenses you can claim, or consult a

professional accountant to maximize

your tax return. -
