SENJA

Norway in miniature

The fairytale island of Senja is Norway’s second largestisland, after Hinnøya. Senja, which is in Troms county, hasa land area of 1,589.35 km² and a population of 15,000 (asof 1 January 2019). The island previously consisted of themunicipalities of Berg, Torsken, Tranøy and parts ofLenvik. On 1 January 2020, these four municipalitiesmerged into the new municipality of Senja, which alsoincludes the town of Finnsnes and the surrounding area.The island of Senja features several museums, most whichare part of the Midt-Troms Museum. These include theSami Museum in Kaperdalen, the Hofsøy Rural Museumand the Halibut Museum/The Old Store in Skrolsvik. Theisland is rich in natural and historical attractions, includingthe Senja Nickel Works at Hamn, where the world’s firsthydroelectric power plant was built in 1882.Naturally enough, the fisheries industry is dominant inSenja. The Nergård Group has a fish processing plant inSenjahopen, which employs many people. Anothersuccessful company in this industry is Brødrene Karlsen onthe island of Husøy. There is a graphite mine at Skaland,which recently extended its activity after new deposits werediscovered at Trælen, north-west of Skaland. Otherimportant companies in Senja include ArtNord andTromspotet in Silsand, which specializes in potatoes andpotato products, and the stair factory in Sollia. Sollia is alsohome to the world’s northernmost double-glazed windowfactory, Nicopan AS, which has clients throughout Norwayas well as exporting its products abroad.The flow of tourists to the island is increasing steadily andthe municipality is adapting accordingly. It has been

decided that the ferry connection between Botnhamn(Senja) and Brensholmen (Kvaløya) will operate year-round. Larger ferry landings are being constructed and alarger ferry will be used. This will have a major impact onthe growing winter tourism in Tromsø, which will alsoaffect Senja.The Norwegian Scenic Route passes right outside the SenjaTroll Park. A large car park with a waste emptying stationfor camper vans and buses has also been establishedadjacent to the property.The tourist resort Hamn in Senja has had an explosivedevelopment in the sale of apartment and cabin sites andmore are in the pipeline.The Skagi Hotel and Lodge in Skaland recently changedhand and a new and younger management have taken overthe hotel and restaurant. Mefjord Brygge in Mefjordværoperates year-round, while The Fat Cod in Steinfjordoperates during the summer. In addition to providingaccommodation and serving meals, both places also rent outfishing boats.About 1 km past the Senja Troll is Senja FoodStudio, which was established a few years ago and offerslocal dining experiences. Frovåg Havfiske, a deep-seafishing camp, opened on the other side of the island lastyear. Basecamp Senja has tourists from all over the worldyear-round. Kråkeslottet (The Crow’s Castle) is widely knownfor its art and music festivals.There is a small lake just above the property that is excellentfor fishing.

Hulderheimen Cultural Centre/Café buildingThis building contains a kitchen with cold storage room,shop for sale of food and souvenirs, work room, 2 lounges, 3separate rooms for dining and 2 toilets (1 disability-friendly with changing table). Seating capacity for approx.120 guests.All the contents are included, such as table linen, Norway’slargest jug collection, old artefacts and objects. Existingstock is also included.

The upstairs room furnished as a living room with sleepingalcove. The furniture in this room is included.There are 2 storage rooms, hallway/entrance and a garagewith an electric remote-controlled door.Fibre for the internet is installed in the building.The ceiling features a collage of wood nymphs (hulder) anda large brass bell, which was received from the ChineseMinistry of Foreign Affairs (weighs 150 - 200 kg).

The Troll and the Troll’s WifeThe site where the famous Senja Troll and his wife stood ismore than 3596.5 m². These attractions burned down inMarch 2019 and the area is cleared.There is water and sewage connection to the site, as well asan access road.This site has a lot of development potential.

The original Sesame St. TrainThe train is furnished with a living room, kitchen, bedroomand a small cubicle with a dry toilet. There is no runningwater. All the inventory in the train is included. A two-levelplatform with some seating is situated in front of the train.

OPERATION OF THE TOURIST ATTRACTION

The Senja Troll Hulder and Troll Park has been operatingfor 34 years. The park used to be open from mid-May untilthe end of August, as well as Easter, except for the pastthree years.The flow of tourists to Senja and the surrounding area isincreasing every year, including in the winter, so there isnow a potential to keep the park open year-round. This,combined with the fact that the Troll Dad (the currentowner) should have retired seven years ago, mean that theowners believe that the time is now right for new owners totake over and develop the park further.Hulderheimen Cultural Centre has hosted several functionsincluding dinners. In the late summer, lunches have beenserved for groups and organisations, which have arrived bybus to visit the park. The current owners have not activelymarketed this potential customers and bus companies. Theybelieve there is a large market for this, during the winterseason as well.Besides tourists and locals, visitors to the park includekindergarten groups that visit the park in June and spendmany hours playing and having barbecues.The park has also had regular visits from German, Dutchand Spanish groups via tour operators throughout thesummer. These groups are normally in a hurry to catch theferry from Gryllefjord to Andenes. The current ownerrecommends contacting these tour operators to offer lunchor other products to keep the groups longer at the park andin Senja.Moreover, the owners inform that the Armed Forces basedin Bardufoss have visited the park every year in the late

summer and February with a total of approx. 800 soldiers(new recruits) for pre-ordered meals at agreed prices.

There is camera surveillance in the area.Souvenir sales have been a major source of revenue for thepark. Admission tickets to the Senja Troll previouslygenerated a lot of revenue, as tourists from a wide variety ofcountries have visited the troll. The trolls contained variouscaves based on legends from Senja, a post office and achildren’s pacifier wall.The Senja Troll itself, which burned down in March 2019,was registered in Guinness Book of World Records 1997. Itwas 17.96 m high in sitting position and weighed 125,000kg. The troll is known throughout Europe and around theworld. Film crews from Germany and South Korea havefilmed travel programmes here that have been screen intheir respective countries. The troll has also featured inseveral major German newspapers. The Troll’s Wife hashosted large events such as birthday parties, confirmationsand wedding celebrations.The site where the Troll and the Troll’s Wife stood hasgreat potential based on goodwill that the current ownershave created for the property. There is a huge demand formore accommodation options in Senja. Developing a hotelor other accommodation is an option the current ownerswould advise the buyer to consider when assessing how todevelop the property further.The house was built in 1985. It covers a floor area of 185 m²(BTA), of which the primary room is 168 m².
