In 1953, Walter Southgate bought 2 acres of land in Ongar, Essex. Back at home in Hackney he made a carpenter’s bench and then built in sections a two roomed wooden hut ... they used it for several years

at weekends while plotting to build a permanent house.

Mr Fred Nichols of Bowers Gifford bought his plot, 40 by 100 feet, for £10 in 1934: He put up a tent which his family used at weekends and gradually accumulated tools, timber and glass which he brought to site strapped to

his back as he cycled down from London. He called his house “Perserverance”

Incorporated into Greater London from Essex in 1963, The London Borough of Havering was created combining the Municipal Borough of Romford and Horn-church Urban District. Hornchurch lies within the Borough of Havering, with a large successful shopping centre and a district line station by the same name.

There had been 200 plots at Dunton, but as the New Town of Basildon became established and sought to expand, in the 60’s plots were com-pulsory purchased by Basildon Council, houses were emptied and the road became overgrown with dog roses, haw- and blackthorns.

--- Where there are not minimum space standards a microhome could create a harm-ful precent for other less mindful exersions of building. Minimum space standards need to be written into and withstand the potential for being undermined, and focus more than simply sqm but on use.

SCENE ONE - APPROACH HORNCHURCH, HAVERING

The Borough of Havering wasincorporated into Greater London in1963, which until then had been theWestern edges of Essex. It is thesecond lowest populated borough inLondon, 60 of the 112 squared km ofthe borough is protectedMetropolitan Green Belt.

Census 2011 revealed that there areapproximately 97,000 households inthe borough. 74% of the housingstock is owner occupied, 14% socialrented and 11% private rented.Across the whole of England in thelast quarter of 2013, privateenterprise built 25,940 housingassociations 6,200 and localauthority 180.

I am traveling to Hornchurch to aplot of land I own and am trying tobuild my house on.

SCENE TWO - GOODWOOD DRIVE

This is the road leading up to theplot. These are some of my newneighbours on Goodwood Drive. Whowill note my coming?

Colin Ward and Dennis Hardy speakof the plotlands "as a revoltagainst inequalities of urban basedcapitalism with preference forpolitical and geographicaldispersal."

SCENE THREE - DUNTON PLOTLANDS

So, I decided to venture out TheHaven Plotland Museum in Langdon,Essex, to see a house that mighthave been like theirs.

Inside, it has been redecorated asa 40s period piece, supposedlyharking back to the heyday of theplotlands.

The Haven had been surrounded by200 other plots of 20 by 180 feet,now however, the other houses havegone and it is enclosed within abird sanctuary.

(PAUSE)

Notices were served by BasildonDevelopment Corporation underSection 6(4) of the New Towns ActIn March 1959 plots began to becompulsory purchased . As the plotswere vacated, roads becameovergrown with dog roses, haw andblackthorns and many of the housesarsoned. Demolition by the councilbegan in 1993. Predominantly builtof wood, mostly only the hardiestof the building materials remain onthe site; brick fireplaces, gardenstepping stones and bomb shelterbases.

A sped up aging process has gone onhere. Ruins strune among thesuburbs.

SCENE FOUR - WALTERS WAYTo Local Authority planningdepartments, plotlands seen as aproblem due to their labourintensiveness.

But, it has happened planned. In1976, by one vote Lewisham Councildecided to explore the possibilityof promoting a self build scheme.Difficult for them to build on, asmall oddly shaped parcel of landon a steep slope was passed on toWalter Segal and 48 previouslyuntrained Lewisham Council housingwaiting list tenants. The land wasthen divided into 13 parcels for 13houses to be built by their to beoccupants. The total cost to thecouncil was £480,000. The schemeran from 1982 to 1986.

Upkeep is quite difficult andexpensive.

SCENE FIVE - ECOBUILD44,000 people visited Ecobuild lastyear. According to their websiteEcobuild is a platform forbusinesses representing the entirespectrum of sustainableconstruction products for newbuild, refurbishment, residentialand commercial projects. Runningover three days, it is marooned atCustom House.Segal world butts up to smarttechnologies, Paul from Walters Wayis here and some of these productsalready installed at his house - aheat exchanger, solar panels,ekodeck. Are some ofthese technologies too smart to besustainable?

Ecobuild, where the prevailingsense is not of a sustainable orecologically minded event, butrather just another trade show.Where materials are smart overbeing sustainable, maybe too smart.Full of seminars on how to rig up a
