With  this  being  a  small  site  and  right  on  the  point  of  land  parking  and  access  will  be  an  issue  because  we  have  to  maximize  space  inside  but  keep  reasonable  parking  space  on  the  outside.

 New   Regulations   state   that   there   has   to  be   enough   room   for   two   cars   and   also  space   for   them   to   turn   around   on   the  property.   I   think   the   best   option   for   this  site   would   be   to   enter   on   the   point   to  maximize   space   for   the   house   and   for  parking,  I  realize  that  with  it  being  right  on  the  end   it  will  be  a  tight  corner  but   it  still  leaves   reasonable   room   to   get   a   car  around  it.    

I   was   thinking   of   putting   in   a   garage   or  lean   to   so   that  way   there  would  be  more  space   on   the   driveway   for   cars   and   a  turning  space.

When  adding  a  new  entrance  to  a  property  you  have   to   also   put   in   a   bell   mouth   too   for   a  passing   place.   But   since   this   is   a   very   popular  tourist   destination   I’m   planning   to   add   in   a  gate   so   no   one   can   park   there   and   block   the  gate.      

Another   thing   we   have   to   think   about   is  whether  we   are  going   to  asphalt   it   or   tile   the  driveway  or  pave  it  etc.   I  will   look  further   into  these  with   the  concepts  and  the   final  concept  too.  Since  I’m  planning  to  put  the  access  point  on   the   bend   I   think   installation   of   mirrors  would  be  essential  to  prevent  accidents.

v The  ground  on  the  site  is  irregular  heights  and  slightly  off  level.  I  plan  to  flatten  the  site  but  not  completely,  I  want  it  to  be  at  a  slight  angle  pointing  towards  the  sea  so  the  run   off   water   can   easily   be   taken   away   from   site.   This  mean   it  will   be  easier   for  drainage  and   less   likely   to  be  pools  of  water  on  the  grounds  too.    

v Obviously   the  water   gathered  by   the   guttering   and   run  off  water  from  the  building  has  to  go  somewhere  too  so  my   plan   is   to   run   that   water   to   a   soak   away   with   a  filtration   system   so   then   the  water   can  be   left   to  drain  into  the  sea.  Since  there  will  be  a  filtration  system  then  the  water  will  be  of  good  enough  quality  to  be  allowed  to  drain  directly   into   the  sea.     I   think  the  soak  away  pit  will  have  to  be  to  the  side  of  the  house  or  even  behind  it  with  enough  distance  to  meet  regulations.    

v This  site  does  not  have  mains  sewage  so  there  will  have  to  be  a  septic  tank.  It  is  believed  that  there  is  an  existing  septic  tank  underneath  the  car  park,  which  is  owned  and  maintained  by  the  council.  There  may  be  the  possibility  of  taking  that  septic  tank  up  and  replacing  it  with  a  new  one   and   adding   in   a   soak   away   or   some   kind   of  treatment  plant.    Seeing  as  this  is  an  exceptionally  small  site   then   this  will  have  to  be  thought  out  very  carefully  as   regulations   and   standards   have   to   be   met   by   law.  Maybe  negotiations  could  be  made  to  use  or  buy  some  of  the  land  around  the  site.      

v Depending  on  what  kind  of  driveway  we  will  be  putting  in   drainage   will   have   to   be   though   about   that   too   as  there   will   be   a   considerable   amount   of   run   off   water  from  it.  Or  since  this  site  will  be  designed  around  it  being  on  a  slight  slope  we  could  just  add  drainage  to  one  side  and  run  it  onto  the  soak  away  or  into  the  sea.    

v This  site  Benefits  from  being  on  really  sandy  ground  with  little  topsoil  so  drainage  should  not  be  a  major   issue  as  sand  is  one  of  the  best  grounds  for  drainage.

Entrance  is  a  box  like  shape  protruding  from  the  building  to  maximize  useable  space  on  the  inside  and  it  also  breaks  up  the  linear  sides  to  the  building  by  taking  your  eye  away  from  the  stark  long  flat  edges  and  sides.    

Long  walls  on  the  back  and  left   side   so   rooms   can   be  placed  along   it  allowing  for  best   views   from   public  room   on   the   southward  facing   side.   Also   building  could   easily   be   rotated  without   much   change   to  view  points  to  allow  for  the  weather  to  not  have  as  big  effect  of  the  structure.    My   idea   is   for   the   building  to   have   a   curved   roof   on  the  side  of  the  balcony  and  the   kitchen   with   a   mono  pitch  roof  covering  the  rest  of   the  house;   this   is   so   the  building  stands  out  not  just  for   its   size   but   also   for   its  unique   style   and  modernism.

The  kitchen  and  dining  room  have  windows  on  both   sides   to   get   views  and   light   in   the  morning  and  evening  sun.

Bi  folding  doors  in  the  lounge  means  it   can   be   made   open   planned   and  more   spacious,   views   to   the   east,  south  and  west  and  since  it  is  on  first  floor  views  are  greater  and  privacy  is  greater  too.  

I  have  put  in  Bi  folding  doors  on  the  balcony  to  make  all  of  upstairs  open  and   closer   to   the   outside.   Large  balcony   for   guests   and   BBQs   etc.  views   to   the   south   and   west.  Kitchenette   upstairs   to   makes  design   more   diverse   and  multifunctional.

Originally  started  off  with  a  curved/chamfered  shape  but  change  my  design  as  I  thought  I  could  get  best  use  of  space  out  of  an  original  ‘L’  shape.  Also  it  would  take  construction  costs  down  too.

Open  plan  kitchen,  dining  and   lounge  means  lots  of  useable  space  and  lots  of  light  spread  around   the   house.   Larger   than   usual   sizes  means  it  feels  comfortable  and  free.    

Use  of  long  hallway  for  best  space  of  rooms  in  building  

The   ‘Snug”  lounge  is  to  get  best   use   of  views   to   the  southeast   and  west.  There  are  two   staircases,  which   means  more   room  upstairs  and  no  use  of  hallways  on  upper  level.

Driveway  is  curved  shape  juxtaposed  to  shape   of   house.   There   is   an   accessible  ramp   for   access   into   house.   Inset  balcony   in   master   bedroom   so   still  keeps   roof   shape   the   same   for   effect.  There   is   another   inset   balcony   in   the  upper  lounge  to  make  use  of  views  and  extra  space.  Master  bedroom  has  views  to   the  west,   which   look   right   over   the  firth  and  dolphins.    

This  building   is  a  traditional  steading  shape  as   it   is   long  and  thin.  The   ‘L’  shape  adds  downstairs  space  and  mixes  it  up  a  bit  as  opposed  to  just  a  long  rectangular  shape.

The   dormer   window   and  the   Chamfer   on   this  building   add   to   the   design  so   it   looks   less   boxy   and   is  attractive  to  the  eye.    Entrance  way  is  attached  to  the  outside  so  that  there   is  more   usable   space   inside  and   doesn’t   detract   from  layout.   The   en   suites   are  placed   back-­‐to-­‐back   so  easier   access   for   plumbing.  There   is   Activity   space   in  the   center   of   house   and  possible   storage  underneath  the  stairs.

Large   open   plan   style   will  make   it   feel   spacious   and  will  be  very  bright.  This  will  be   more   appealing   for  holiday   lets  because   it  will  make   the   inside   of   the  house   closer   to   the  outside,   this   beautiful  location   is   great   for   that  because   the   views   are  stunning   and   the   site   sits  less  than  20  metres   to   the  sea.      

With  the  driveway  down  the  side  of  the  house  and  accessible  access  right  off  it  then  we  can  afford  to  put  the  house  further  to  the  right  or  rotated  it  if  we  need  to  for  the  septic  tank  and  soakaways  etc.  with  the  site  being  relatively  flat  it  is  somewhat  flexible  in  terms  of  positioning,  aside  from  the  that  that  it  is  a  very  small  site  that  is.

Storage/  Spare  room

This   design  makes   use   of  use   of   a   wrap   around  balcony   and   a   bay  window.   With   the   open  plan   nature   of   upstairs’  secondary   lounge   and  kitchenette   it   again   takes  in   lots  of   light  and  makes  the   house   very   diverse.  The   house   can   easily   be  split   top   and   bottom   for  more  holiday  let  purposes  and   its   great   for   function  and  for  guests.  

Two  and  a  half  storey  building  gives  more  head  room  upstairs  and  means  there  can  be  attic  space  too  which  may  be  converted  later  on  down  the  line.
