Greetings Residents and Tenants!
There's always something interesting happening each day at Shanghai Centre! I'm happy to announce that we've just received an award from City Weekend Magazine's Best Home of Shanghai Competition, taking top honors in the "Best Facilities" category, and Runner-Up for "Best Home of Shanghai." We're proud to have been recognized as one of the best properties in Shanghai!
One important note: as of July 1st of this year, we're required to use a tax department-designated fapiao machine. For those new to China, "fapiao" is the Chinese word for tax invoice. Previously we pre-printed the fapiao in batch and were able to send you the fapiao as your supporting document for payment. Since the switch over to the new fapiao machine, however, we can no longer batch print fapiaos and now can only send you a payment invoice. We apologize for any inconvenience this may cause.
If you have any questions regarding your accounts with us, or other matters such as local banking or overseas remittance, you can always find one of us to help you out. The financial management team members who can help are: Frances Hau, Financial Controller; Lydia Wu, Senior Manager; Maggie Guan, Accounts Receivable Manager; and Jack Ni, the Cashier who always has a smiling face seating beside our best coffee machine in the 7th floor reception area. Just give us a call at the main office phone number, or visit our Cashier.
I wish you a happy stay with us! Benjamin KamFinance Director.

UPGRADES Now Underway
Shanghai Centre is pleased to announce that the penthouse apartment entry doors, corridors & lobbies have begun to be upgraded and will be completed by the end of December. Floors 10-28 will receive a similar update, commencing just after the 2013 Chinese New Year. The transformation includes new dark timber-colored entry doors and New Zealand wool carpets, while designer colors and accents will compliment the apartment interiors & main lobbies that have recently been updated.
“Shanghai was my first stop on an around the world trip, and I got stuck here,” Scott Minoie says intriguingly. Almost on cue a waitress dims the lights as the sun sets outside, lighting a small candle at our corner table for two. It just so happens to be my favorite table, the one I always sit at whenever I eat at Element Fresh, which I usually do at least once a week. I settle into a soft over-sized chair and prepare for what’s sure to be an interesting story. I have to admit I’ve always wondered about the guy who started this legendary café, which celebrates its tenth anniversary this month. “I was working in the prepared foods department at Whole Foods Market in Boulder, Colorado,” Scott continues. We laugh at discovering we once worked for the same department of the same company, making Shanghai – and the world – seem smaller than it proverbially is. Whole Foods, in case you don’t know it, is America’s largest natural foods grocery store – a place where words like “MSG”, “Preservatives”, and “Genetically-Modified” are never uttered, other than with a shiver. A place where, as Scott jokes, “customers would occasionally hold protests at the meat section.” Scott was being transferred to a new Whole Foods Market in Santa Fe and, as fate would have it, he had three months of downtime before the store opened. He decided to “see the world” for a few months, then settle into his new life. “I had a friend in Shanghai I planned to visit for two weeks before seeing the rest of Asia,” he says. “I was here for maybe one week, and I said “This is it. I’m not going back.” He had all of his things sent over, and has been here ever since. Fast forward a little more than a decade, and Scott is mar-ried to a Shanghainese girl, with their first child on the way, and he’s co-created one of the most successful foreign-owned businesses in China, employing over 1250 people, with a total of 13 restaurants in Beijing, Guangzhou, and Shanghai. He’s achieved legendary status amongst the Old School China clique, and yet he’s clearly not one to rest on his laurels. In fact, you could say he’s just getting started. But it’s how he got this far that really intrigues me the most. The long-shot story of a rare and endangered species these days – the lucky lao wai who was in the right place at the right time. The place was Gold’s Gym – the first international fitness center to open up in Shanghai in 2001. Scott had gotten a footin the door by catering events in Shanghai as a side gig to teaching English, which back then earned him a whopping 2,000RMB per month – a sum not quite sufficient to cover his bar tab and phone bill. The owner of Gold’s (who incidentally fled the country before the gym opened, but that’s another story…) had invited Scott to open a small café inside the gym, which he did. When the corporate management of Gold’s stepped in to take over the project, Scott was asked to stay, under the condition that the name of his café would tie into the name of the gym.
Scott Minoie - Keeping it Fresh after
Ten Years of Ruling Shanghai’s Café
Empire
by Richard
Baimbridge
After giving it some thought, he came up with “Element 79” – the atomic position of gold on the Periodic Table of the Elements. But alas, all that glitters is not…well, you know the rest. Things with Gold’s turned sour, and Scott was about to have his nuggets turned out on the street when some loyal customers (fans, actually, of his famous “Truck Driver” sandwich, which remains on the menu to this day) came to his rescue. They were from the management office of nearby Shanghai Centre, and suggested he relocate to greener pastures. “I took a look at the space they offered, which has a great outdoor seating area,” he says, gesturing to the sprawling café in which we now sit. “It was only a single floor at that time. The monthly rent back then was in the six digits, and I thought, are you crazy? I don’t have that kind of money! So later I was talking to some of my customers back at Gold’s, telling them about the space at Shanghai Centre, and they said, ‘We’ll give you the money.’ I like to say Element Fresh is a customer-driven business…because it literally is.” Scott changed the name to “Element Fresh”, and kicked things off with about as little fanfare and marketing acumen as humanly possible – he stuck a small, hand-written sign on the door that said “open for lunch tomorrow.” The next day, the place was packed, with people queuing up for tables right from the start. “It was just gang busters from day one,” he says. One thing he didn’t plan for, however, was the lull that would come over the holidays. “Back then, at Christmas time, everybody went home. And we just got killed!” The other unforeseen issue was SARS. But in retrospect, he says, it turned out to his advantage, buying him some time to think out his business plan at a less frenetic pace. Scott describes Element’s recent ten-year anniversary party as being more of a low-key family reunion in honor of the people who helped get the business off the ground - including two of the three original members of Shanghai Centre’s leasing department who helped him in the beginning, and who still work in the building to this day. “If it weren’t for this location, I don’t think we would have been successful in the same way,” Scott muses. “In 2001, I was 27 years-old and just starting out - there’s no way you could get a location like this in Shanghai today! Even in 2001, one of the building’s top management guys from New York came in and said he wanted to put a luxury retailer into this space. At that time I didn’t even have a contract, just a handshake. But one of the guys from the leasing office said, ‘I put my reputation on this, I shook hands with [Scott], and if you don’t honor that, then I’m outta here.’ “I was just a kid in a t-shirt and jeans telling a guy in a power suit from New York, “Yeah, I wanna like do some salads and some fresh juice…” he says, laughing at his own naivete.
To his good fortune, at the time Scott started Element together with former partner Sheldon Habiger, the dining landscape of Shanghai had few choices for Western food on a mid-level budget. Another crucial element in his success came in 2004 when Frank Rasche, who had worked in management for Coca-Cola, Asia for two decades, signed on as his new business partner, taking Element to the next level of expansion. And lastly, there’s the ethos that Scott still clings to of eating healthy – a leftover from his days at Whole Foods – and one that’s now starting to take hold in the Chinese consciousness. “In the first consumer tests we did of Chinese people a few years ago, the number one thing they talked about when we asked what ‘healthy food’ meant was that food should be ‘clean’,” he recalls. “Now, in the latest tests we did, they’re throwing around words like antioxidants.” Indeed, it’s that “Fresh” in Element that keeps people coming back. Scott advocates leading a balanced lifestyle and making intelligent choices about nutrition. Yes, Element’s got the “Truck Driver” sandwich and the “Big American” breakfast. But it’s also got the tall fresh carrot juice and the Mediterranean salad to balance things out. That’s a godsend in a place like Shanghai, where living healthy is a luxury that doesn’t come easily. As a businessman, though he’s now on the verge of potentially far greater success than ever before, Scott still remains in a lot of ways like the kid he was ten years ago -- wearing jeans and a t-shirt, blissfully in over his head, just hoping things will turn out for the best. And in the end, he’s quite whimsical about it all. “Honestly,” he says, revealing the backpacker in his heart, “if everything fell apart tomorrow, I’d feel sad that I let my staff down. But other than that, I’d have no regrets.” The sky turns dark outside and candles flicker across tables throughout the restaurant, which is slowly filling with dinner guests. Scott smiles and adds thoughtfully, “I’d probably just go teach yoga or something like that.”

Thank You Leasing Agents! The quiet surroundings of our Terrace Garden was the perfect setting for our annual Agent Appreciation event. This year, a beer-tasting was combined with an awards ceremony for the top sales agents for both residential and commercial leasing. Thanks to everyone for your continued support!
Halloween PartyWhat a parade of interesting characters we had at our Halloween party! There were fairies, princesses, skeletons, pumpkins, monkeys and bees. Plus very original creations like Lego-man, Grape-girl and Ipod-lady. And all the action heroes were present as well: Ironman, Thor, The Hulk, Spiderman, you name it, we had them! The events team and the hotel staff did a fabulous job in transforming the Shen ballroom into a creepy haunted house, and the f&b was excellent, as usual. Plenty of trick-or-treating for this year, kids!
Dragon Boat Race For the fifth consecutive year teams representing the whole Shanghai Centre community joined in for the Annual Dragon Boat Race in Qingpu. Our event was part of the city's biggest ever dragon boat competition, with more than 130 boats participating! This time we opted for smaller, 11-seat boats which made the race even faster than previous years. The Shanghai Centre Staff Team came in first, followed closely by the US Consulate. The boat of the British Consulate closed the top 3. Nice job everyone!
Chilean Breeze After a refreshing beer-tasting during the summer holidays, we moved on to wine in the fall. Less than favorable weather forced us to move the event from the Lapis Thai Rooftop Terrace to the resident lounge, but that didn't temper the mood of the many attendees. The excellent Chilean wine, hors d'hoevres prepared by Lapis Thai and a great number of resident/wine-lovers made the evening last way beyond the "regular" event time.

Meet the people working at Shanghai Centre
Keeping an eye on Shanghai Centre renovationsProject Engineer Amy Yang
11
just aboutkids
What exactly do you do here at Shanghai Centre?Q:AY: I’m responsible for overseeing renovation plans for offices,
retail stores and some of the public areas of Shanghai Centre.
Did you study Engineering in university?Q:AY: No, actually my major was Interior Design at Nanjing University.
And before this job, I worked at a local Interior Design company.
What’s the most challenging aspect of your job?Q:AY: Communicating with tenants to be sure their plans meet the standards
of Shanghai Centre. It requires a lot of patience because often tenants don’t understand technical concerns, so we have to spend a lot of time explaining things to them.
How would you describe your own home?Q:AY: My home is in Pudong. I’d describe it as simple and comfortable. I like
cabinets and functional things like that. I tend to prefer Western-style design concepts.
What do you think when you look out over the Shanghai skyline?Q:AY: Very modern. Very beautiful!
Describe your dream home…Q:AY: I would live in the Chinese countryside, in a traditional Western-style
house with a big yard, a garden with plants and flowers, and a dog!
PUPPET ShowYou don't always have to leave the building to go on a fun field trip! The Caterpillar and Butterfly preschoolers went to our very own theatre for a special puppet-show... The dynamic team from the Shanghai Puppet Theatre troupe showed the kids all the tricks of how to bring a puppet to life, and they got to enjoy a funny performance with "flying" warriors, magic turtles and much more...
NEW trampolineIn addition to the bouncing castle and the many other kids amenities on the 8F
Terrace Garden, our youngest residents can now enjoy a super-sized, brand-new
trampoline. Being a kid has never been more fun at
Shanghai Centre!
