A JOINT VENTURE
Midlands Logistics Park is one of the biggest logistics opportunities in the UK. Its strategic location on the A14 in Corby allows access to both the East Coast Ports, and the Midlands/South East markets.
The dualled A43 Corby link road, opened in 2014, has transformed access to the A14 from Corby
Midlands Logistic Park benefits from its own dedicated rail terminal - Midlands Logistics Park (MLP) Rail Freight Terminal.
Planning permission has been granted for 2.6 million sq ft (241,548 sq m) including a single building of 2 million sq ft (185,805 sq m)
Very competitive rents
Corby has a large, suitably skilled labour force and pay is very competitive
Midlands Logistics Park can accommodate 5 million sq ft (464,515 sq m) of industrial/logistics space

Midlands Logistics Park is the largest strategic logistics scheme currently being brought forward in the region.
Rail connected and served by substantially upgraded road links, Midlands Logistics Park is just minutes away from the A14.
A strategically vital route, the A14 forms part of the TENTEC Trans European Network (part of route E24), which connects to Felixstowe as part of the North Sea – Mediterranean route, one of Europe’s most important freight corridors.

The dualled A43 link road has shortened journey times to the A14, and along the A14 itself significant upgrades have substantially reduced journey times between Midlands Logistics Park and national markets.
The M1 J19, Catthorpe improvement scheme is now complete. The old ‘dumbbell’ roundabouts have been replaced with new ‘free flow’ links connecting the M1 southbound and M6 to the A14. This has eliminated bottlenecks and reduced journey times through one of the most important interchanges in England.
Further improvements on the Cambridge to Huntingdon section will significantly improve the flow of traffic from the A14 to the M11, offering much quicker access via this route into London.
Access to the M1 south from the A14 is via the A43 and A45. The busiest section of the A43 will have been dualled by 2019, further improving journey times.

Rail offers the potential for economies of scale, improved reliability and a more sustainable supply chain. It is growing in importance for logistics operations, and the bigger the logistics scheme, the bigger the potential benefits of its rail connection.
Midlands Logistics Park has a 500 metre rail siding and yard, allowing easy connection to a network that is being substantially upgraded. The rail link between Corby and Kettering, which is currently single track, is to be dualled, effectively doubling capacity.
The line is also to be electrified as part of Network Rail’s wider commitment to electrifying the entire Midland Main Line, a line it sees as “the vital long distance corridor that serves the UK’s industrial heartland”.
The bi-modal capacity of Midlands Logistics Park connects the scheme to this heartland, and to the country’s ports and population centres, in the most efficient and flexible way for occupiers.
The electrification of the Corby branch line will be completed by 2019.

workforcea big logistics
Corby’s workforce is highly adaptable across a range of commercial and manufacturing processes. It also includes one of the largest pools of logistics and warehousing staff in the county, evidenced by the success of a significant number of major distribution operations based in and around the town.
The town continues to grow as its economy goes from strength to strength. Corby’s population grew by 14.5% between 2001 and 2011 – double the regional average. And this growth is set to continue, with North Northamptonshire setting a strategic house building target of 33,851 by 2021 to meet expected demand.
Detailed analysis of the 30 minute drive time catchment around MLP shows over 13,000 logistics workers, significantly above the level of logistics employment in Corby, and over 14,000 unemployed. So recruiting for 500 warehouse workers would represent less than 4% of locally available logistics workers and unemployed.
Such is the importance of logistics to the area that Northampton College and Tresham College both offer Warehousing and Distribution apprenticeships, and Northampton College also has a specialist academy to train and prepare the next generation of workers in the logistics industry.
Financial assistance
A period of rates discount is highly likely for new occupiers at Midlands Logistics Park, thanks to the boost their business will give to the local economy.
Corby still has Assisted Area Status, and European structural and investment funds are available to eligible businesses in the area, both for business support and employment and skills activity.
