Area Assessment : The vacancy rate of San Po Kong (10.2%) is relatively high when compared with the territorial rate of 8.4%. The shares of the GFA occupied by warehouse, manufacturing and other industrial operations (38.5%), and ancillary office and office uses (38.9%) are similar. Most of the buildings are in fair conditions and under multiple ownership. Up to end 2009, seven sites have obtained planning approvals for proposed hotel developments, and three sites have executed lease modifications for non-industrial uses. It is suggested to retain the area as “OU(B)” to continue giving opportunity for land use restructuring. Recommendation : To retain as “OU(B)”.
