Your inspection and report are based upon the conditions that existed at the time of the inspection. Theinspection covers the listed items in the report for function and safety; not for code compliance. Yourinspection is not intended to reflect the value of the property, nor make any representation as to theadvisability or inadvisability of purchase. Repair estimates may have been discussed during thewalkthrough portion of your inspection, but if provided, they should be considered approximations at bestand must be confirmed by quotes from qualified contractors.

All homes have some defects and it is our goal to identify as many of these as is possible during theinspection period. However, the inspection is not intended to be technically exhaustive and therefore,cannot guarantee that every defect was discovered. This is due primarily to time constraints, but also toweather conditions, and inaccessible / concealed areas. There is no destructive analysis, or technicaltesting performed during the evaluation.

A complete list of items that are and are not inspected is available at our website - The NAHI Standards ofPractice. Some of these limitations include the following:

No tests are performed to determine the presence of airborne particles such as asbestos or noxious gases(i.e. formaldehyde, molds, mildews, toxic / carcinogenic / malodorous substances) or other conditions of airquality that may be present. No test for lead products is performed. No representations as to the existenceof abandoned well(s), septic system(s), or underground fuel storage tank(s) are made. Hazardous wastesare not part of the inspection. The quality of drinking water is not a part of this inspection. No tests areperformed to determine the presence or absence of rodents and insect pests. All cosmetic conditions, suchas carpeting, vinyl floors, wallpapering and painting are also excluded.

If your inspector believes that specific items warrant further investigation, he will direct you to theappropriate specialist. As a prudent home buyer, you should consider requesting further evaluation bylicensed specialists of all issues that you are not comfortable with, regardless of your inspector's opinions.

HOUSE EXTERIORHARDBOARD SIDING:

TYPE OF SIDING: The type of siding installed is an OSB / Hardboard siding, rather than fiber cement siding, which was advertised onthe MLS form.

EXTERIOR WINDOWS:SCREENS: The screens are not in place. I suggest that you ask the seller to verify that all screens are accounted for.

EXTERIOR DOORS:SLIDING SCREEN DOORS: The screen door is not installed.

HOUSE ROOF SYSTEMASPHALT / FIBERGLASS COMPOSITION SHINGLES:

INSTALLATION: Many of the shingles were improperly installed. In this case, approximately 20 - 25% of the house shingles are notlaying flat. In addition, the shingle edges were not sealed to the rows below. This increases the chances for shingleblow-off during high wind storms. It is also possible to experience leakage after hard wind-driven rain gets underthe shingles. Repairs are needed. In this case, a complete tear off and re-shingling should be considered.

GUTTERS & DOWNSPOUTS:GUTTERS: Gutters are missing from all of the roof overhangs. Gutters, in addition to proper grading, will help reduce theamount of moisture that accumulates near the foundation walls, which helps to keep moisture out of the home. Gutters also help prevent the erosion of the grade.

ATTICROOF SUPPORT SYSTEM:

ENGINEERED TRUSSES: One of the truss cords is broken (located near attic hatch - see photo). Note: While repairs for cracked cords areusually simple, the general rule is that all repairs must be okayed by a truss engineer.

BASEMENTWATER PENETRATION:

SUMP PUMP DISCHARGE PIPE: The discharge pipe does not extend at least 10 ft. from the house. As a result, the water that is discharged to theexterior will easily migrate back to the foundation walls.

HEATING & COOLING SYSTEMSFURNACE CONDITION:

OVERALL CONDITION: The zone controls for the main floor and upstairs levels have been reversed. Currently, the thermostat in themaster bedroom controls the air flow to the main floor of the home and the thermostat in the main floor dining roomcontrols the air flow to the upstairs level.

AIR CONDITIONING:INSPECTION CONDITIONS: The exterior component has not been installed.

PLUMBINGDISTRIBUTION PIPES:

CPVC PLASTIC PIPE CONDITION: A leak was detected at a pipe joint - below the basement staircase area.

WATER SOFTENER: A water softener has not been installed. Note: When softeners are not used in homes with hard water, damage tothe fixtures and distribution plumbing can result (i.e. scale buildup, leaks, etc.). Consider testing the water to see ifa softener is needed (stores that sell softeners will do this for no charge).

SPRINKLER SYSTEM: The sprinkler system has not been installed.

LAUNDRYAPPLIANCES:

CLOTHES WASHER: It is unknown if a drain was installed below the washing machine. I suggest that you ask the builder if this wasinstalled. If a drain was not installed, a pan should be installed as a minimum.

KITCHENCABINETS AND/OR CLOSETS:

CABINETS: One of the pull-out shelves is sticking.

APPLIANCES & VENTILATION:ICE MAKER: The ice maker was not tested for operation. Currently there is no water flow to the dispenser.

DISPOSAL: Debris exists inside the island disposal.

BATHROOM(S)FLOOR, WALLS, CEILING & VENTILATION:

FLOOR COVERING CONDITION: Gaps exist at some of the floor tile / wall joints in the upstairs / shared bathroom (located at front side of home).

FAN: The exterior vent cover is damaged (for basement ceiling fan - located at left side of home).

A loose pipe joint exists below the sink in the upstairs hallway bathroom - located at back side of home.

PLUMBING FIXTURES:WATER FLOW: While the water flow meets minimum requirements, it is reduced when multiple fixtures are being used at the sametime, or when the whirlpool tub is flowing (ideally there would be no change in flow when multiple fixtures are inuse).

DOUBLE HUNG WINDOWS: A sash cord is sticking (one office window - at front side of home).

My evaluation of the exterior of the property conforms to the NAHI standards of practice. Thisinspection is not intended to address or include any geological conditions or site stabilityinformation. For information concerning these conditions, a geologist or soils engineer shouldbe consulted. Any reference to Earth grade is limited to the areas around the exposed areas ofthe foundation. This inspection does not attempt to determine drainage performance of the site. Fences and outbuildings (other than garages) are not observed.

GRADING: The finish grade has not been completed. A positive slope of 2.5" per ft., for a minimum of 10',is recommended. Flat or negatively sloped grading allows rain water to accumulate near thefoundation walls, which increases the chance for moisture to leak into the home.

A window well should be installed at the back side of the home - below the basement windowarea.

SINGLE FAMILY HOME: The inside of the wall structure is not visible. Therefore, the presence of rot, mold ordeterioration inside the wall cavity cannot be positively determined during the inspection. It isscientifically known that moisture and mold are inter-related. If moisture is listed in any portionof the report, you should understand that mold may also be present. If you are concerned, andwant further evaluation, please contact a moisture specialist (referrals are available on request).

All penetrations into or through an exterior wall / siding (typically around doors, windows,exterior light fixtures and outlets) must be kept well sealed against moisture intrusion by the useof an appropriate sealant such as caulk. These areas should be inspected and maintained on aregular basis by the homeowner.

SINGLE FAMILY HOME: My evaluation of the roof coverings, the components and drainage systems conforms to theNAHI standards of practice. I access every roof unless I feel it is unsafe to do so. The roofevaluation determines if portions are missing, deteriorated and/or subject to possible leakage. Every roof is only as good as the waterproof membrane beneath it. Since the underlayments,flashings and decking are hidden from view, they cannot be evaluated. The roof is notdisassembled during the inspection, so only surface areas are reported. My review is not aguarantee against roof leaks, nor is it a certification. Also note: certain attached roofaccessories, such as solar systems, antennae, and lightning rods are not observed.

SINGLE FAMILY HOME: Water seepage and moisture penetration is common in basements and is usually the result ofinadequate water management above ground. Most cases can be corrected by improvinggrading and drainage. Please note: The review of the basement cannot always detect the pastor future possibility of water in this area.

INSPECTION CONDITIONS:

ACCESSIBILITY: Note: The first floor support system is completely covered and was not evaluated as a result.

JOISTS & SILL PLATES:

ENGINEERED I-BEAMS: Most portions were not visible.

FOUNDATION WALLS:

INSPECTION CONDITIONS: Note: The basement walls have been finished, which means that the foundation was notevaluated from inside the home.

POURED CONCRETEWALLS:

Not visible.

EXPOSED FLOORS:

CONDITION: No problems noted.

WATER PENETRATION:

FOUNDATION WALLS: No signs of current moisture infiltration were found during the inspection. In this case, the wallsare finished, which means it is not possible to detect things like mold, mildew and decay inthese areas without removing portions of the finished wall materials. As mentioned earlier,improvements are needed at the exterior (i.e. slope of soil and gutter improvements) and untilimprovements are made, moisture seepage into the basement will remain a possibility.

SUMP PUMP: The sump pump uses an internal float, which is not accessible for testing. As a result, themotor was not tested for operation.

SUMP PUMP DISCHARGEPIPE:

The discharge pipe does not extend at least 10 ft. from the house. As a result, the water that isdischarged to the exterior will easily migrate back to the foundation walls.

ELECTRICAL

LIMITATIONS:

SINGLE FAMILY HOME: All accessible switches and outlets are tested for operation. Those that are inaccessible due tofurniture, or storage, or those that have electronic items such as clocks, stereo systems, orcomputers plugged into them are not tested. Inoperative light fixtures often lack bulbs, or havedead bulbs installed (light bulbs are not changed during the inspection, due to time constraints). Motion lights are not tested for operation. Cover plates are rarely removed, unless there is acompelling reason to do so. Time-clock motors are not tested for operation. Low voltagesystems - wiring that is not a part of the primary electrical distribution system - is not tested. Also, over current devices (other than ground fault circuit interrupters) are not tested. Determining the number of outlets per circuit is rarely determined (only if all wiring is exposed). Remember, the power to the entire house should be turned off prior to beginning any repairs, nomatter how trivial the repair may seem.

WHIRLPOOL / SHOWER SPA CLEANING SUGGESTIONS

Infections and illnesses of various types have been linked, in recent years, to the use of hot tubs and whirlpoolbathtubs. In some cases, whirlpool-related infections can be complicated because they can involve bacteria, whichare resistant to known antibiotics. Reported ailments include infections to the skin, eyes, lungs, kidneys, bladder, andreproductive organs. In response to this new health problem, updated warnings have been released by the ConsumerProducts Safety Commission in Washington D.C.

The main source of bacterial growth in whirlpool tubs is the residue, which accumulates in the piping. Thesesubstances include soap film, body secretions, skin, hair, bath oils, and dirt. When these organic substances combinewith minerals in the water, they congeal, forming a jelly-like matter, which coats the linings of the water piping andother components of the whirlpool system. The warm, dark environment where this coating accumulates is an ideallocation for the growth of infectious microorganisms (hardly a desirable concoction through which to circulate yourbath water.)

To eliminate this bacterial culture from your tub, it is recommended that the system be cleaned regularly. Be aware,however, that normal household disinfectants and cleaners such as bleach, vinegar, or baking soda may not becompletely effective in removing whirlpool contaminants.

Listed below are general cleaning instructions for whirlpools and body spa units:

4. Run the whirlpool for 5 to 10 minutes. Then shut off the whirlpool and drain the water.

6. Clean bath surfaces as needed with recommended cleaners.

Flush your BodySpa system twice a month or more, depending upon usage.

1. Fill the footbath with hot water to a level 2" above the suction cover.
