7. Access : Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner..

8. Rental Rate and Fees

a. Deposit : A deposit of $______ is due at least ____ days prior to the Check-In Date.

Option A: The deposit is for security and shall be refunded within ____ days of the Checkout Date provided no deductions are made due to:

i. damage to the property or furnishings;ii. dirt or other mess requiring excessive cleaning; or

LAKE TALQUIN LUNKER LODGE RENTAL RULES

(PLEASE MAKE SURE THAT ALL GUESTS WITH YOUR PARTY READS THESE RULES)

TWO MOST IMPORTANT RULES: HAVE FUN AND BE SAFE!

WIFI (Internet):

If you need super high speed internet, it does not exist on Lake Talquin and high data limits are likewise not offered in this area. Please do not try to stream movies (i.e. Netflix) or download or update computer programs - or else the service provider (the local government monopoly) will throttle service back to the lowest speed, through the next billing cycle.

NO SMOKING:

Due to fire hazards (We have a volunteer fire department and no sprinkler system), smoking is allowed outside of the buildings only. This also means outside of the screen porches and outside of the dock house. Please do not dispose of butts outdoors or in the Lake. Please do not place butts in trash, until they are “dead out”, e.g. they have been dipped in water. If someone on your party vapes, please have them to do that outdoors as well, due to the sensitivity of some guests to the residual smells from some vaping products. If you chew or dip, please do not put any tobacco in the sinks.

ADDITIONAL GUESTS:

People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above.

COMMUNITY:

Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 10:00p.m. – 8:00a.m. While we love football, pre or post game FSU or FAMU football parties are not allowed. We do not want anyone drinking and driving back and forth to Tallahassee.

SAFETY OF PERSONS AND PROPERTY:

We renovated the Lodge with safety first in mind, but please remember that LTLL is a long way from emergency medical care. If anyone in your party is severely injured or ill, please immediately call 911. There is a phone on the bar in the kitchen. Neither LTLL, Lake Talquin Lunker Lodge, LLC, nor the owners, agents or employees are responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Neither LTLL, Lake Talquin Lunker Lodge, LLC, nor the owners, agents or employees, are responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises, and are responsible for the conduct and safety of any others whom they invite to use the premise. Please remove all valuables from and lock all vehicles. If you see anything potentially unsafe, please immediately let us know.

NO SWIMMING:

Lake Talquin has alligators, snakes, floating timber, etc. and we cannot vouch for the electrical systems on other docks, so please – no swimming. The dock is on the main part of the Lake, so boaters can come by very fast and very close to the dock at times. The end of the dock is in approximately 9.5 feet of water. The boat house in middle of dock is in approximately 6 feet of water.

MAINTENANCE / USE:

Please keep the property and all furnishings in good order. There are 4 remote controls for audio visual equipment (dish network, sound bar, DVD, etc). They are on the large coffee table in the great room. There are more in the Master Bedroom for that system. There are laminated instructions for use. Please keep the remotes near the equipment. Likewise, there are remotes for the fans on both screened porches, two fan remotes on the wall for the twin bedroom and a remote for the air conditioner and TV in the dock house. Please leave them there. If your party loses a remote control, we will have to charge you full replacement cost, which may include the full cost of the replacement equipment if a remote is not replaceable.

Kitchen:

We have outfitted it with anything we could think of that a good cook might need. Please only use appliances for their intended uses. There may be items left in the refrigerator, fell free to use or to throw them away if out of date.

Washer and Dryer:

Are located off Master bath. If you should use them, please bring your own washing products. We use all non-allergic soaps and dryer sheets. If used, please leave washer door open when you leave, as it remains wet inside after a cycle is done.

Pets:

NOT allowed under any circumstances - other than in-use service dogs. If you have an in-use service dog, please discuss this with us in advance, so that we can accommodate you.

Driveways and Parking:

The black driveway into LTLL is shared with our neighbor. It has a couple of speed swells, so go slow please (which you will quickly learn if you go too fast). PLEASE DO NOT BLOCK OUR NEXT DOOR NEIGHBOR’S DRIVEWAY. When you enter the drive, there are 3 dirt pulls offs that go to the right, to a garage, carport and another residence. Just go straight ahead to concrete pad. LTLL is the gray building on the right. Parking on concrete pad is limited to 2 vehicle(s).  Parking on the road is not permitted.  If you need to park other cars, please coordinate that with "Onsite" Property Manager - Mike Kent. We have plenty of room for cars and trucks or trailers, as long as they are properly parked. Any improperly parked cars (i.e. if you block someone in) are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

Housekeeping:

There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring some of your own hand towels if fishing. We do not permit towels or linens to be taken to the yard, dock or boats. If you have a housekeeping issue or question, please ask or call Property Manager (Mike Kent, 404-951-2323), who is onsite.

Garbage:

Any garbage must be stowed in the proper garbage or recycling receptacle, located at the side of the house. Tall kitchen garbage bags are under double sink.

Jetted Tub in Master Bath:

No young children please and all children must be under constant supervision if on property and using facilities.

Fireplace:

Wood burning with power blower. Wood is on front porch near it. If you use the fireplace or light any candles, please constantly monitor and make sure that any fire is “dead out” before going to bed or whenever leaving the residence. Please do not put water in the fireplace. Please do not build a fire on your last morning, as we will not be able to clean it for the next guest.

Dock and Dock House:

Use of the boat lift is at your own risk! If you turn on any lights, please remember to turn them all back off. We want to keep happy neighbors, so no overnight dock lights please (unless you are fishing)! There is one fishing light at end of dock that is on a photocell timer and stays on all night. The other one has a switch. The other docks lights are controlled from switches on the left side of the dock, as you walk onto it. One switch is for boat area and one switch is for walkway. If you are fishing or using docks at night, turn on lights when you want, but please be mindful when you leave or go to bed. If anyone “camps” in dock house, you will need to bring your own linens or sleeping bags. Unattended fishing lines are not permitted (a ticketing offense) at any time. If you use fish cleaning sink (on dock), please do not put fish guts or carcasses in trash cans. They need to biodegrade in the Lake or be buried in designated yard areas (ask Mike). Lastly, please watch your step walking onto dock, as there are slopes, uneven surfaces, and tripping hazards.

Water and Septic:

LTLL is on city water and a pumped (elevated away from Lake) septic system. In the unlikely event that a problem develops, there is an audible and visual alarm that will go off (on Master bedroom side of house). If you hear that alarm, please immediately notify us. The septic system is very effective; however, it will clog up if improper material is flushed. PLEASE do not flush anything other than toilet paper. No feminine or other products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you will be charged damages for the full cost of repairs.

OTHER / SAFETY

Storms:

Please do not be on Lake or near Lake edge if it is lightning. If you hear Thunder, the chances of Lightening are HIGH. Please retire indoors for your safety.

If there is a storm or hurricane, no refunds will be given unless:

The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or

A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.

The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:

Any unused portion of rent from a guest currently registered;

Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and

Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

CHECK IN PROCEDURES

The cedar house to right when you come down drive is the Property Manager / Mike Kent’s PRIVATE residence. When you arrive, Mike will give you keys to house and to dock house. If he can’t be there, he will leave key in lock box and provide you with the code to get keys. If you have any questions, please direct them to him @ 404-951-2323. He also runs the website, so you can contact him through it as well.

WIFI (Internet):

The CODE for the Lodge Wifi is on the box on the kitchen bar counter and on the refrigerator. CHECK OUT PROCEDURES

10:00 A.M.

UNLESS OTHER ADVANCE ARRANGEMENTS WERE MADE

Please empty dishes from sink, etc. and load and turn on dishwasher (detergent tabs under sink).

Please place all household trash in tied bags in large outside trashcan.

If you used the dock, fish sink, dock house, please clean it all up and remove ALL trash, as that is not included in the cleaning service fee. If you used the fridge on the dock, please do not forget to take whatever you put in it with you when you leave, and to make sure all 3 doors are locked and closed.

Please notify Property Manager when you leave, so that he can notify the cleaning service for the next guests.
