Open House Event – Every Buyer has an allocated time slot so dedicated time is spent with each buyer. We find that buyers get put off if there are too many viewings at the same time.

We arrange a date shortly after the Open house so that all buyers have a chance to put in their best offer.

For any offers placed, we ask for financial status and progressions of mortgage (if any), so that we only bring serious offers and serious buyers to your attention. We would also collect proof of funds and ID’s.

Once an offer has been accepted, we will require your solicitor contact details as well as the buyer’s solicitor so that a Sales Memorandum can be send out to all parties involved. Once the Memorandum has been issued, the conveyancer will begin legal proceedings so we request that your chosen solicitor is instructed by you at this stage. We have an in-house mortgage advisor and conveyancer so if you would like us to refer you to these services please do let us know. Please note, we do not add any agency commission to these additional services. So you will be given competitive prices.

Once solicitors are instructed, the buyer’s broker will arrange for a mortgage valuation. We expect this to have taken place within 1-2 weeks after the offer has been accepted. Of course, we keep in touch with the buyer and brokers on a regular basis to ensure this is being carried out at the earliest possible date in line with the lender’s availability. We arrange for access and see that the surveyor is well informed of the property!

The draft contract will be issued from your solicitors and the buyer’s solicitors will begin to raise enquir-ies. The length of this procedure is all subject to satisfactory responses given and pro-active solicitors. (We make sure they are!)

The valuation is positive, the next stages happen very simply. If it is not in line with the purchase price then there are a few options you can chose:i) Alter the purchase price ii) Request the buyer to re-instruct another valuationiii) Put the property back on the market

The draft contract will be issued from your solicitors and the buyer’s solicitors will begin to raise enquiries. The length of this procedure is all subject to satisfactory responses given and pro-active solicitors. (We make sure they are!)

We set a completion date with the solicitors and buyer and you take a long sigh of relief!

We maintain good relationships between buyer and seller, as well as accurately documenting all stages of the transaction and keep you informed of the progression at all times.

Conveyancing

Once we have found you a buyer, it is very important that the remaining procedures continue as smoothly and quickly as possible. With this in mind, we can recommend solicitors and conveyancers who we know will get the job done with maximum efficiency. We have referred these so-licitors to many of our clients and they have delivered to expectation on each occasion. We do not add a commission on top of their fee, so that you can be rest-assured that you are getting the best price and service. We will put them in touch with you, so that they can provide you with a breakdown of all likely fees and costs. We can even arrange this for you prior to marketing.

Mortgages

There are so many options of mortgage products and lenders and it can be very confusing and time-consuming when it comes to choosing the best product to suit your circumstances. With our experienced in-house mortgage broker, we can save you time and possibly money in researching the market. We only ever deal with fully qualified experts in the industry, who we know has in-depth and updated knowledge of mortgage products and can find you the best deal possi-ble. Getting the Best Possible Price.

In order to get the most out of your property, here is a check list for you to complete. To achieve the MAXIMUM price for your property, please try and check through all of the below. We can provide services to carry out any of the following, if required.

Prior to professional photos and floorplans.

• Ensure the entire property has been cleaned thoroughly. Ideally you would have a professional clean inside. Remember, photos are the 1st impression, so they have to look great!

• De-clutter. Put the clothes away, get the kids toys in the attic, clear the magnets off the fridge etc.

• If you can, paint the walls, clean the windows. These things really make a difference and can add value.

• Make sure all lights are working.

General Maintenance

• Make sure extractor fans are not noisy. Small things like this give the impression that the property has not been looked after.

• Make sure drain pipes are doing their job correctly. Again, dripping drains give the impression that the property has not been maintained.

• EPC (Energy Performance Certificate)It has been a statutory requirement as of October 2008 that if you are looking to sell or rent your property, an EPC must be provided. This document states the ratings of how energy efficient the property is and what carbon dioxide emission the property is releasing. The EPC also provides information on how the ratings can be improved. The certificate is valid for 10 years. Appleton Estates can provide you with an EPC, which has a small additional cost and is generally applicable at the time of instruction.

Prior to Viewings

• Allow the heating to be on for 30 minutes before viewings can commence. If we are going to hold the viewings on your behalf, with your permission we can warm the place up. A warm property is a lot more inviting than a cold one!

• We have had HUGE success with light music playing in the background. If you have the facilities, keep some music going. For the exact same reason retail stores do, music can change the mood of a potential buyer almost INSTANTLY.

There is no real science to selling a house. Most people cannot see past clutter, dirt etc, so our job is to advise you on the tricks of the trade and get you the highest price possible.

They must see it in its best condition to get as close to your asking price as possible.

Remember, pricing the property too high will not even get people through the door, so pricing high with an intent to take a lower offer is not the best option at all.
