My Uncle, who lived alone, has just died,what should I do next?

This is obviously a common situation which raises certain urgent issues.

1. Make sure the house is secure. If there were a number of carers from an agency visiting the house did they have keys? If yes, then you may wish to consider changing the locks. If the house has window locks then lock them. Insurers will insist upon this.2. As a matter of urgency look for an insur-ance policy in respect of buildings and con-tents. If you can’t find a paper version there may be reference to a policy in your uncle’s computer. Or you could go back through the last year of bank statements looking for payments to insurance companies. At this stage you may need to instruct a solicitor to assist you as financial institutions may not be prepared to give you information.3. The house may not have been insured. Emmersons Solicitors Probate Department has dealt with a number of cases recently where this was the case. Some older people may overlook this especially if they are in ill health. 4. If there is an insurance policy in place then inform the insurer immediately. Some companies will allow the policy to continue until renewal. However, they will place condi-tions upon the policy. Eg. That the property must be visited weekly, or that the water is switched off. Some companies will refuse to renew the policy once it has expired. You need confirmation of the position in writing.5. If there is no insurance or the existing company will not allow a policy to continue then you will need an Empty Property Policy.

They can be quite difficult to purchase. Most solicitors deal with specialist insurers in this regard.6. Is there a funeral plan? This will be linked to one company. If you use another company for the funeral then the plan is wasted.7. Freeze all bank accounts. If you need money for the funeral and there are suffi-cient funds in your uncle’s bank account then the bank will release money directly to a funeral director. At Emmersons we regularly arrange for this to happen.8. Check damp garages and outhouses for paperwork. You would be surprised at how many people keep the deeds to their house in the garage! I always advise my clients that we can store their deeds free of charge.9. Is there a will? If you cannot find one in the house then contact your uncle’s last known solicitor. Many people do not keep a copy of their will in their home. If this applies to you then obtain a copy from your solicitor and advise your relatives which solicitor is storing the original.

As you can see there is a lot to do very quickly. Some people are happy to sort out all of the above without help. However, should you find the task too daunting then ask a solicitor for help.

And what about picking the tree? You have to wonder round endlessly at the same old place, examine, pick-up and twirl each and every one, before going back to the very first one you all liked. Then, when you have paid what is now an enormous amount for such a seasonal commodity, you realise you can’t get it home because it is too big for the car or you have forgotten the straps to tie it to the roof. Then, the season of goodwill soon evaporates.

Please, at least let’s get bonfire night scratched off the calendar first before dropping off the letters to Santa. In the meantime can I be first to wish you all a very Merry Christmas.

CHRISTMAS ISCOMING AND THEFESTIVITIES HAVEALREADY BEGUN.Yes, I know you have probably just packed away your Team GB t-shirts, filed photographs from the summer holidays and put the lawn mower back in the shed, but the season of goodwill is just around the corner. And it seems to get earlier every year.

You can already have a flutter on whether or not it will be a White Christmas and also who will top of the pops this Yuletide. My tips, for what they are worth, are December 25 being the hottest day of the year and Cliff Richard back at number one. But I could be wrong and it is interesting to note that the odds, which constantly change, have been available from the bookies well before summer turned to autumn and the leaves started falling from the trees.

The next thing will be a mad dash to get trick or treat, or Halloween in old money, out the way and the tree up and decorated, cards sent and presents delivered. Probably easier to have everything wrapped up, in some cases literally, by November 1 and then we can start buying our Easter eggs.

It is all getting a little out of hand. You can already go into some shops and be serenaded by a musical background of seasonal tunes and carols. No wonder some of the assistants have had enough well before December.

What is wrong with the old traditions of leav-ing everything until the last minute? Is it not more festive to wait in a Post Office queue for what appears to hours on end and then

Walking with the Radio Ramblers

We take another break and rest on the seats around the edge of the triangular village green. Unfortunately we do not have the time to visit the village ‘watering hole’ the Fox and Hounds pub.

We leave Cotherstone and head in the direction of Romaldkirk and leave the road and drop down to and walk over the bridge and through a gate into a pasture and then down some steps and follow the path ahead as it rises towards the trees. At the top of the rise we pass the elegant stone facade of Dow Oak House. Continuing on we climb more stiles and cross more fields and eventually cross a cattle grid and along a lane as it swings across Wilden Beck we follow the lane as it curves left. Beyond a second gate and at a barn we turn left and follow the road down into Romaldkirk and the welcome sight of the Rose and Crown ..... and yes this time we did have time have time to stop for a drink be-fore getting back on the coach to head for home.

Barnard Castle occupies a fine position above the River Tees. The town gets its name from the castle built by Bernard de Baliol in the 12th century. Its ruins are dominated by a circular tower, and crown a long ridge above the River Tees. In the town centre stands the 18th century Market Cross which was once used for the selling of dairy products and it is also called Butter Cross. Nearby is the large medieval church founded around the same time as the castle and it retains some Norman work but was enlarged and remodelled over the succeeding centuries and in particular in the 15th century un-der Richard III. Barnard Castle’s main street is also lined with beautiful stone buildings sloping down to the old bridge over the river.

We begin the walk in the town centre by the Mar-ket Cross and continue through the Market Place and along Horse Market to the bottom of Galgate passing the entrance to the castle. This drive heads downhill and along the side of the River Tees. We cross Deepdale Aqueduct built in 1893 to carry water from the reservoirs in Baldersdale. Here we pause and admire the classic view of Barnard Castle. We turn right and join the Teesdale Way and con-tinue through Pecknell Wood crossing a bridge over a beck then climb gently uphill through the trees and ascend steps which take us by the remaining arch of the demolished Tees Viaduct built in 1861. We stop here for a welcome break and tuck into our lunch packs.

Well rested its off again and we walk along the edge of steeply sloping woodland climb one of the many stiles on this walk and head towards a working farm and turn right down steps to cross a footbridge turn along the edge of a field and descend more steps to cross yet another footbridge. We keep to the edge of the fields until we turn left along a stony track in front of the farmhouse go through a gate and continue straight across the fields until we walk along a hedge lined track to emerge onto a road in the attractive village of Cotherstone which boasts an imposing 19th century church.

Dear NeighbourIt has been a quiet quarter although there have been two crimes too many on Brun-ton Park.

Brunton Park.June: - Nothing reported.July: - Criminal damage to a pedal cycle at the junction of Polwarth Drive and Princes Road between 6.15pm and 6.30pm on Monday 23rd July. Offender(s) have approached an unattended pedal cycle and used some kind of implement to punc-ture the tyres.August: - Theft of motor vehicle between 10.30 pm on Saturday 25th August and 12.20 on Sunday 26th August. Offender(s) have approached an unattended vehicle (with a flat tyre!) at the rear of the shops on Princes Road and stolen the vehicle.

Melton Park.June: - Nothing Reported.July: - Nothing reported.August: - Nothing reported

In the immediate area, the only other crime of note was a burglary during early Au-gust on Bridge Park, where the offender(s) have used a wheelie bin to climb onto a porch and entered the house through an insecure window.Of the 3 crimes in the area, two were avoidable and they highlight the fact that most crimes are opportunist, not planned and can be prevented by making it difficult for the criminal by simple measures. In these cases, bringing the bike into the house and closing a window before leaving the house.

Dog FoulingOnce again, the issue of individuals allowing their dog to foul the streets has arisen, this time on Brunton Park. Now, whoever is responsible, you know who you are! Al-lowing your dog to foul the street is a criminal offence.

There is no excuse whatsoever for not carrying a plastic bag to clear up the mess. If you forget, knock on someone’s door and ask for one. I am sure the resident will be only happy to oblige. Toxocariasis is a rare infection caused by roundworm parasites (Toxocara). It is spread from animals to humans via their infected faeces.Are you aware that, at worst, this can cause blindness? How would you feel if you caused a child to be infected? Do you actually care? My message is, ‘clear up or be prosecuted’.

Melton ParkingThe parking bay on Newlands Avenue, just inside the entrance to the estate has become an issue. A number of large vans and other vehicles are parking at right angles to the pavement and are sticking out into Newlands Avenue, causing an obstruction of the highway by preventing the free flow of traffic. The bay itself is clearly not deep enough to allow a vehicle to park in this way so why do drivers do it? Thoughtlessness: lack of consideration? Where do these vans come from and why do they park there? This problem is also exacerbated by some individuals who do not seem to recogn-ise that there is now a 20mph speed limit on our estates, others who have terrible difficulty in staying in their lane as they round the bend after entering the estate and others coming out of Bowfield Avenue who don’t seem to realise that they have to give way to traffic on Newlands Avenue.This is an accident waiting to happen.If this parking continues, registration numbers will be taken and passed onto the Police with a view to prosecution. Please park considerately.

Tips to keep your home safe: Keep windows and doors locked when you go out and even when you’re at home. Take steps to ensure your home looks secure from the outside. If you go out in the evening, close curtains and set light timers. Consid-er fitting a letter-box cage to stop intruders reaching inside. Don’t hide spare keys in the garage, shed or outside. If you store larger items such as bikes in a shed make sure it is secure, and use bike locks.
