The worst economic eventin the last 80 years… Is ita depression? Is it a deep

recession? Maybe it’s a de-cessionor a re-pression? Whatever it’scalled… homeowners are filledwith anxiety about the value oftheir property and remodelers layawake at night wondering wherethe next job will come from.

The marketplace has entered a verystrange and dangerous phase. Customersthink that prices are falling and remodelingprojects can be had for 30 percent to 50percent less than just a few short years ago.Remodelers are hungry for work and theyfear the competition from a flood of “startup” companies with little experience andlow overhead. It is truly is a buyers market.

But let’s take a look through the micro-scope to see what really goes on…

When homeowners are nervous abouthome values and return on investment, theprice of a project becomes the single mostimportant criteria for choosing a depend-able contractor. When a remodeler looks athis “jobs in backlog” file and sees that thecupboard is bare, cutting prices to competewith dozens of unemployed carpenters intown feels like the only desperate choiceavailable. The collision of these two forcescan create some very interesting fireworks.The client is happy that they found a bar-gain and the contractor is happy that theyfound work… right? Everyone wins andthe laws of supply and demand have onceagain proved wiser than us all…

Well… not so much… as the remodelinggets to the halfway point, there have been acouple of surprises and the contractor real-izes that he has severely under priced the joband won’t be able to pay for all the materialsand subcontractors. He needs to find anoth-er source of income to complete the project.So he lands another job by bidding lowagain and has to service two clients with thesame carpenters. He can’t take the time toproperly train another crew because heneeds the money from the second project topay for the first. So now the carpenters dis-

appear for days at a time from thefirst job and our homeowner startsto get worried. “Where are theseguys? It’s been two weeks sinceanything has been done?” Phonecalls are made and answeredinconsistently… tempers are short-er and everyone’s usual restfulsleep is frequently interrupted with

fits of frustration and anger. The ball rollsdown hill fast and soon the client and theremodeler are at each other’s throats. Whatonce looked like a bargain and a marriageof needs has turned into a nightmare.

This is an all too-familiar story… even intimes of prosperity. What should a smartconsumer do to avoid this madness?

Don’t be seduced by the false hope of“The Buyer’s Market.” If the price seemstoo good to be true… it probably is.

Expand your decision-making criteria to include honesty, dependability, a historyof customer care, and reliable warrantyservice. Find a remodeler that you cantrust over the long haul.

Be a smart consumer. Perform your duediligence when researching a remodeler’spast performance, time in the business, andhow problems were resolved during the jobprocess. These are all good indicators forpredicting a successful relationship.

My plea for consumers and professionalsis the following:

Homeowners… be careful and thoroughin deciding how to hire a contractor and besure that they listen to you and that youcan talk to them.

Contractors… be realistic in pricing proj-ects… you are in the customer care busi-ness first. Make sure you can fully providethe services that your estimate promises.

If these fundamentals get accomplishedin good faith, then everyone can enter thedelicate marriage of remodeling with eyesopen and with clear expectations.

Certified Remodeler (CR)Designed to recognize and identify full-service remodelers. Candidates musthave a minimum of five years experi-ence and be employed by or own afirm that derives 90 percent of its salesvolume from remodeling.

Certified Remodeler Associate (CRA)Recognizes individuals who activelysupport the remodeling industry, suchas architects, designers, educators,manufacturers, publishers, suppliersand consultants.

Certified Remodeler Specialist (CRS)Reserved for remodelers who specializein a particular area of the industry, suchas roofing or flooring, etc.

Master Certified Remodeler (MCR)This designation recognizes CertifiedRemodelers that have demonstratedcommitment to the remodeling industrythrough support of their local chapter,NARI National, and/or their local com-munity. The MCR identifies CertifiedRemodelers that have withstood the testof time and continue to be successfulwithin the industry. Candidates mustcomplete and submit this application forconsideration by the NARI CertificationBoard. In addition to completing andsubmitting an application to qualify forthe MCR certification, candidates mustbe a Certified Remodeler for a minimumof 10 consecutive years and holdanother NARI certification. Candidatesmust have been involved with their localNARI chapter or NARI National and/orinvolvement as a leader in the localcommunity. Candidates must submit aletter of recommendation from theirchapter executive or chapter presidentor three letters of recommendation fromrecent clients.

Universal Design Certified Remodeler (UDCR)This designation includes remodelerswith knowledge and skills in a broadrange of universal design and remodel-ing. Individuals with the UDCR designa-tion are recognized as experiencedremodelers with skills and knowledge inall aspects of universal design andremodeling. Candidates must completeand submit this application for consider-ation by the NARI Certification Board. Inaddition to completing and submitting anapplication, to qualify for the UDCR cer-tification exam, candidates must havebeen in the remodeling industry for a min-imum of 5 years. Candidates must alsohave completed a minimum of 8 hours ofuniversal design remodeling/buildingrelated education.

Certified Lead Carpenter (CLC)Designed for lead carpenters who areskilled and knowledgeable in the tech-nical, hands-on aspects of their work,but also have demonstrated skill andknowledge in project management,supervision and customer service.Candidates must have a minimum fiveyears experience with at least two ofthose years as a lead carpenter.Companies who believe in providing aquality product will make sure their leadcarpenters are trained and certified sothey can produce better jobs, be moreprofessional, run projects more efficient-ly, and interact more proactively withtheir customers.

Certified Kitchen & Bath Remodeler (CKBR)This designation allows homeownersto identify contractors who do exten-sive work in kitchen and bath remod-eling, and have gone the extra mile to improve themselves and their firm’s capabilities in these areas. TheCKBR certification addresses theunique aspects of kitchen & bathdesign and remodeling, includingtechnical expertise and new productknowledge.

Green Certified Professional (GCP)The GCP designation is designed torecognize and identify remodelerswho apply green or sustainable prin-ciples to their remodeling projects.They understand key green buildingconcepts including energy efficiency,site management and use, indoor airquality, water conservation and theuse of building materials and finishes.The GCP certification addresses howgreen remodeling can make homesmore durable, efficient, sustainable,healthier to live in and less expensiveto operate.

The National Association of theRemodeling Industry’s (NARI)core purpose is to advance and pro-

mote the remodeling industry’s profes-sionalism, product, and vital public pur-pose and the last couple of months havebeen no exception. Here is some NARINews that is very relevant throughout thelocal Metro Washington, D.C., area.

NARI ADVISES HOMEOWNERS OF NEW EPA LEAD RULEIf you live in a home built before 1978,chances are you may be exposed to lead.Common renovation activities like sand-ing, drilling, and demolition can distributeharmful lead dust and chips, creating ahazardous environment for homeowners.

To protect against this risk, the U.S.Environmental Protection Agency (EPA)

has issued a rule requiring the use ofmore stringent lead-safe practicesaimed at preventing lead poisoning.Under the new rule, beginning in April2010, contractors performing renova-tion, repair, and painting projects thatdisturb lead-based paint in homes,child care facilities, and schools builtbefore 1978 must be certified and mustfollow specific work practices to pre-vent lead contamination.

“When you’re doing remodeling of ahome built pre-1978 there is an awfulamount of lead dust that gets releasedinto the air—if you don’t take the properprecautions,” said Michael Hydeck, CR,CKBR, Vice President of NARI. “This isparticularly dangerous for children undersix years of age and pregnant women,but it’s also not good for the worker.”

Lead is a toxic metal that was used formany years in products found in andaround our homes. Lead may cause arange of health effects, from behavioralproblems and learning disabilities, toseizures and death. Children six years oldand under are most at risk.

The EPA has encouraged lead-safepractices for many years, but the new regulations give remodelers and home-owners a higher standard to refer to.According to the new rules, contractorsworking on homes built before 1978 willhave to have a certified lead remodeler onstaff. Remodelers will get certified by theEPA by participating and passing a con-centrated eight-hour training courseabout the dangers of lead paint, how toset up work areas that will not expose res-idents, minimize dust, and leave the workarea clean. Contractors will use a numberof protective measures, including: wear-ing appropriate eyewear, clothing, andrepertory protection on the job. Insidethe work areas remodelers will removefurniture and belongings during the proj-ect or cover them with heavy plasticsheeting, close and seal vents, and turnoff forced air heat and air conditioningsystems if necessary.

In addition, remodelers will berequired to give each homeowner a pam-phlet called, “Renovate Right: ImportantLead Hazard Information for Families,Child Care Providers, and Schools,”which includes a sheet in it for the home-owner to sign that acknowledges thatthey have read it.

Although the new rules don’t kick inuntil April 2010, the EPA recommendsthat anyone performing renovation,repair, and painting projects that disturblead-based paint in pre-1978 homes, childcare facilities, and schools follow lead-safe work practices. Contractors workingon projects with the potential of leadexposure should follow these three sim-ple procedures: contain the work area,minimize dust, and clean up thoroughly.

The Federal Government's Renovation Repair and Painting rule (RRP) goesinto effect in April 2010, and it has important implications for remodelers.

WHERE DO I GET THE TRAINING?The EPA has certified a number of companies to perform the training (cur-

rently up to 72 companies nationwide). They publish (and update) the completelist on their website.

It’s been going on for too long. Andtoo many of us have postponed ourplans to remodel, renovate, or

improve our homes. Many of us are nowasking what now? How long do we wantto put life on hold?

At this point it is time to re-assessour lives, the economy, and the worldaround us. And it is time to decide ifwe want to continue to be the effect ofthe economic climate. In his recentState of the Union address PresidentBarack Obama asked “How longshould we wait? How long should weput our future on hold?” For those ofus who are optimistic and for those ofus who want to be in charge of ourlives, it is time to stop waiting, andmove forward with our lives and plans.Additionally, the national unemploy-ment rate fell from 10.0 percent to 9.7percent in January and recent pollstaken think it will only get better.

Now that the economy is on the wayto recovery, it is important that wedon’t continue to keep our lives andplans on hold. Now is the perfect timeto dust off those plans for your homeimprovement project and resurrectyour dreams and plans for your remod-eled home. There are many possibilitiesto consider ranging from simple cos-metic improvements to major remodel-ing projects.

Cosmetic changes to theinside or outside of your home can make ahuge difference in its look and feel.Perhaps you would like changes to yourspace or the functionality of your home. Anew kitchen, bath, or family room are onlysome of the possibilities. If your familyneeds more space, now would be the timeto start planning for an extension. Lookaround and ask yourself what do you wantand what would make your home moreenjoyable for you and your family.

Another valid point that Patty withAdvanced Contracting mentioned, wasthat with the snow storms that the D.C.area recently got bombarded with she esti-mated that there may be significant dam-age with the huge amount of snow thatthe area got hit with. “If there was dam-age to your home or building—such asleaks and so forth—it’s better to get therepair work done right away before it caus-es bigger problems,” she said.

As you move forward with your plans itis important to seek professional help andfind the best contractor for your project.Please keep in mind that the best contrac-tor is most likely not the cheapest. To pre-pare for your project it will be beneficialfor you to clarify your needs, wants, andgoals. In addition you should make a listof any concerns you have for your project.A professional National Association ofthe Remodeling Industry (NARI) homeremodeler will assist you in clarifying allissues regarding your project.

“We find that looking for the questionbehind the question brings us closer tothe needs of the homeowner,” Jonas withCARNEMARK said. “It is easy toassume you understand, but going theextra step ensures a deeper understand-ing of the issues. This leverages the cre-ativity a remodeler can apply to theissues and creates a richer value by focus-ing the budget on the real priorities.”

Keep in mind that just as there are dif-ferences in projects, there are many differ-ences in contractors. Of course you wantto make sure that the company or individ-ual you decide to work with is licensed and

insured, but there are other differences aswell. For example, if you want to renovateyour kitchen you would want to choosesomeone who specializes in kitchens. Evenbeyond that there are many differences.Some contractors have more expertise indifferent areas of construction. Some spe-cialize in doing simple, straightforwardwork, while others specialize in designingthe project around your needs. It is impor-tant for you to determine who will best suityour specific needs. Depending on the sizeof your project you could be dealing withyour contractor for an extended period oftime. Therefore it is very important that heis willing to listen and communicate.

Carnemark suggests, “Once you narrowdown the type of company that makessense for you, go with the team that makesyou feel most comfortable in your relation-ship with them. When the relationship isbuilt on integrity and trust, magical thingshappen and the projects turn out even bet-ter than you can imagine.”

Communication is critical to a success-ful outcome, whether your project is asmall enhancement or a major homeimprovement. It starts with the profes-sional remodeler asking the right ques-tions and listening to your answers. Itincludes his ability to understand yourneeds, wants, and goals. It also includeshis ability to rapidly assess the projectand create a proposal that is understand-able without being overly complicated.These abilities encompass a sense of car-ing and honesty and the willingness to dowhat it takes to satisfy you. Just as you

want to work with a contractor who iswilling to communicate to you, it isequally important that you communicateopenly and honestly to him. With goodcommunication you will end up with asuccessful project, a project that satisfiesyour hopes and dreams, and a projectthat your contractor will be proud of.

Abeautiful Victorian house in Takoma Park

was busting at the seams. A previous

kitchen addition was not meeting the

needs of the family of five. Merrick Design and

Build partnered with Broadhurst Architects to

create a stunning new addition on the rear of the

home. The new addition almost doubled the first

floor area and includes a new kitchen, family room

and breakfast area. All of the exterior details from

the Historic home were carefully duplicated, down

to the 2 inch wood clapboard siding. This Painted

Lady was restored to her original glory by a caring

and thoughtful renovation and addition.

After many years of faithful service the old reardeck was ready to be retired. The clients love the wooded backyard and used the deck often to

stargaze and take in nature. They desired a permanentreplacement of the deck, and wanted to create the perfect“backyard retreat.”

Kingston Design Remodeling carefully listened to the client’s expressed needs and after a thorough designprocess, expertly created three distinct yet unified spaces:a large two-story sunroom, an adjacent climate controlled“spa room” housing a seven person hot tub, and an expansive composite deck.

Both the sunroom and the spa room additions featureglass on five sides, providing the light and views desired by the client. To accommodate star watching, an elaboratemulti-paneled skylight system was custom designed foreach addition space. A favored detail in both of the newspaces is the arched ceiling, mimicking the curve of thegenerously sized picture windows.

Kingston carefully considered the many complexitiesinvolved when enclosing a hot tub. Due to the likelihood ofwater spillage the entire spa room is waterproofed. A dedicatedHVAC system with space humidistat enables the client toaccurately control the temperature and humidity level.

Red cedar decking was selected as the floor surroundingthe hot tub. This allows the tub to be recessed into thefloor, creating a safe environment by eliminating the need

for bulky steps. By panelizing the decking, any section canbe removed allowing proper service access to the hot tub.

To give the clients the utmost comfort, Kingston incorpo-rated electric floor heat in the sunroom and energy-savingicyene foam insulation throughout both addition spaces.

Through Kingston’s thoughtful design and sublime execution, any area of the award-winning project is easilyaccessible, feels extremely open to nature, and is privatefrom the neighbors. With so many improvements,if only the old deck could see them now!

This project exemplifies how the Greg Smith Company

SEAMLESS RESOLUTION

The clients wanted what most every 1930s-era homeowner does: a larger kitchen, functional diningroom, upgraded master suite, and convenient home

office. A gracious front foyer and a rear family entrancerounded out their wish list. The proposed scope seemedfamiliar enough, except the clients weren’t square with theidea of an addition.

Realizing the entire program—while remaining true tothe home’s existing footprint and historic neighborhood—would be a challenge. But a series of sympathetic designsolutions combined to create a seamless whole-houseremodel that maximizes square footage to meet the needs of the modern family.

The Tudor style home’s new façade barely nods at thewholesale changes required inside. The relocated frontentrance—complete with mahogany door, custom rough-sawn posts and copper details—provides a warm welcome.The former garage gets downsized to allow for more two-story space, where another dormer fits right in. Theoverall mass remains in balance against the enlarged sun-room turned family room/home office on the opposite end.

Careful attention to exterior details—in both material choice and installation—raised curb appeal instead ofeyebrows. The Spanish slate roof, new bay window,and copper gutters and downspouts all echo the home’s architectural style. Weaving in original brick salvaged from the back and side of the house using the same textured relief helped create the flawless transition.

Moving the exterior basement stairs allowed for the newrear entrance with mudroom—and simultaneously solved along-time water-runoff issue for the clients. The remainingstairwall would need to be underpinned to carry the new load of the master suite above.

Inside, flow was the big issue. Relocating the frontentrance offered ample room for a gracious foyer—with clear sight lines to the expanded dining room and comfortable living room. The kitchen area grew as thehub of the home where the homeowners enjoy easyaccess from all areas of the house. Classic cherry cabinetry, stainless appliances, and a honed limestonecountertop feel right at home within the new space.

Upstairs, a reconfigured master bedroom suite maderoom for a roomy walk-in closet and luxurious bath withframeless shower, his and her sinks, tub with a view, andseparate toilet area. An awkward spiral staircase was alsoreplaced to provide alternate space-saving access to theexisting attic office, where an additional dormer was added to the third floor.

With such a large scope of work, the opportunity forenergy retrofitting became obvious. Upgrades includedspray-foam insulation, a high-efficiency HVAC and airpurification system, energy-star appliances, and energy-efficient windows throughout. Wood flooring—like theexterior brick—was salvaged for re-use. Other materials,such as the kitchen’s recycled glass backsplash and corkfloor, were also chosen for their sustainable qualities.

You’ve hated that cramped kitchenfor years. There’s another childon the way. Your house would be

better if only… And so the question aris-es: “Do I need someone to design myproject, and if so, who?” The answer tothat depends on a number of things—how large the project is, how complicatedthe project is, how much aesthetic senseyou have, what your budget can supportand finally, what your timetable is.

Smaller projects, like a simple bath-room remodel, may require input from atile vendor, and visits to a plumbing orelectrical showroom. Other projects maybenefit from the input of an interiordesigner, especially when no structuralchanges are being made.

For larger, more involved projects—kitchens, a new master bathroom, addi-tions, etc., there are basically two waysin which residential remodeling projects

are designed and built—working withan architect or working with a design-build firm.

WORKING WITH AN ARCHITECTA traditional way is for a homeowner tohire an architect, who then preparessome initial design schemes, costs them,and then assists the homeowner ineither negotiating with a contractor, orin preparing a detailed set of drawingswhich can be given to multiple contrac-tors to bid.

For some architects, this is where theirinvolvement in the project ends. Otherscontinue on, acting as the homeowner’sagent; approving payment requests,answering contractor’s questions. Stillothers help the homeowners to select fin-ishes, paint colors, countertops, etc.

To an architect, these various levels ofwork are known as:• Schematic design—where initial

sketches and rough costing are done;• Design Development—where an

agreed scheme is further developedand costed;

• Construction Drawings—where finaldrawings and specifications are pre-pared;

• Bidding—where the architect distrib-utes the plans and specifications to sev-eral contractors for the purpose of gen-erating a firm quote from each ofthem; and

• Construction Administration—wherethe architect monitors the project,making site visits, approving paymentrequests, etc.Architects vary in how they charge for

these services. Rob Brennan, of Brennan& Company Architects, says that hecharges an hourly rate, but gives an esti-mate of hours for each of the five phasesdescribed above. Greg Wiedemann, ofWiedemann Architects, generally billson an hourly basis, with a cap on his feeof a set percentage of the constructioncosts. Amy Stacy, of Stacy Studio, billson an hourly basis; sometimes with andsometimes without a cap on feesdepending on how tightly the project’swork is defined.

Most architects will meet with you ini-tially at no cost, and will bring a portfolioof their work, showing various projects.After discussing what you want toaccomplish, most architects will be ableto give you a budget estimate. Upon yourapproval of that budget, the architect willthen prepare a design agreement.

Once the design development phase iscompleted, the architect will usuallyshow the plans to several builders withwhom they have worked with in the past,to generate more accurate pricing. At thispoint, clients usually elect to either nego-tiate with one contractor through finalpricing, or will direct the architect tofinalize the plans and issue them to sev-eral contractors for bidding.

In general, fees for an architect canrange anywhere from 12 percent to 20percent of the total cost of the job. Onlarger projects, such as a whole-houseremodel, fees would be near the lower

end, while on smaller projects, theywould be toward the higher end.

WORKING WITH A DESIGN-BUILD FIRMDesign-Build places the responsibility fordesign and construction with one compa-ny. The design/build process is typicallydone in two phases, the first being wherethe homeowner will hire thedesign/build firm to do an initial “feasi-bility study,” where a few rough designconcepts are explored, and some costsassigned to them. For smaller projects thedesign process is often streamlined.

The second phase takes the design andcosting to completion, and allows thecontractor to give a fixed price to theowner to build the project. Ideally, by thistime, all product selections have beenmade, and the plans and specificationsare as complete as those generated by anarchitect to issue to bidders.

As with architects, there are differentways that design-build contractors chargefor their services. Tabor Design-Buildcharges clients a fee of between 5 percentand 10 percent of expected costs, depend-ing on the complexity of the project.Merrick Design and Build quotes itsclients a firm price for the design and plan-ning work, based on the amount of timehe feels will be needed to prepare the nec-essary drawings. At Patterson Builders-Remodelers, clients are charged an initialfee of 1 percent, to explore a few differentscenarios. After deciding on a direction,clients are then charged a fee of 10 percentto prepare the final plans. Hopkins &Porter will charge clients hourly for thefirst phase of design, and a percentage ofconstruction costs for the second phase.

Design-Build companies also vary asto who actually does the designing. Insome companies, the work is done by thecompany owner. In others, there might

be an on-staff designer or architect. Instill others, the design work is done by asubcontractor, who may or may not be alicensed architect.

SO, WHAT NOW?Which route you decide to take in theplanning of your project is up to you. Witha positive attitude and respect for each par-ticipant’s unique abilities, either way canwork fine. As with any comparison, thereare questions you should ask yourself.Here are a few:• What size is your project? Though

some will take on small projects, in gen-eral, architects tend to work on some-what larger projects, such as additions,or whole-house renovations. Design-build firms have a bit wider spectrum ofprojects that they undertake. Any suc-cessful project requires planning, andmany require drawings of some sort.

• How important is design and thedesign process to you? Architects havea design sense that results from special-ized training, and when the obvioussolutions are not evident, their expert-ise can really shine. Being moreremoved from the actual construction,they are often able to explore solutions

that have a less budget-centric view ofthe project. These solutions are some-times more expensive, sometimes less,but can often make for a truly success-ful and economical design in a creativeand original way.

• How important is your budget? Fees ofdesign-builders are generally lower thanthose of architects, and include theplanning time necessary to fully explorecost options. Because budget is the pri-mary driver of the design process withdesign-build, cost overruns happen lessfrequently. The design, estimating, andconstruction teams are constantly intouch during the design phase, keepingbudget foremost in mind.

• Do you find the construction processintimidating? An architect can providevaluable advice during construction tohomeowners. Remodeling your home isa big event… one that can be intimidat-ing. Architects are good at navigatingyou through and acting as your agent.

• Do you value efficiency? Timing ofdesign to construction is often quickerwith a design-build firm. The biddingphase is also removed, which savestime and money. Going “back to thedrawing board” happens less often.

• Who is accountable? Working with adesign-build firm places responsibilityfor the project’s success with two peo-ple—you and your builder. For somepeople, this represents the ideal.Others liken the ideal project to athree-legged stool, in which each leg;the architect, the builder, and theclient is separate, but all are necessary,keeping everyone “honest.”

TRUST AND ACCOUNTABILITY IS VITALRegardless of which method you prefer,trust and accountability is vital. Without it,neither arrangement is likely to succeed.

Obviously, the above questions are notexhaustive, nor are the answers absolute.The bottom line is this: when each pro-fessional’s expertise and contribution tothe whole is recognized, valued, andappreciated, and where each is trusted,things are off to a good start.

When Alex Dean, CR, CGR,GCP, CGP, LEED APHomes, CEO and President of

the Alexander Group, a Kensington-based design-build firm, was first con-tacted about this remodeling project heknew that it presented an aggressive andinnovative task, but he knew that hiscompany was up for the challenge.

The homeowner, Nancy Barnes, is asingle mother to her 12-year-old-son, aparaplegic since birth. The existing three-bedroom home, situated on a cul de sacin Oxon Hills, MD, was about 1,500square feet, was not handicap accessible,and Nancy needed a much bigger hometo meet her sons’ needs. “As my son wasgrowing older, I needed to address hislong-term needs and it was becomingobvious that we were outgrowing thespace,” she said.

Her son has respiratory problems aswell, so she wanted to improve the in-door

air quality of the home. She wanted to usea remodeling company that specialized ingreen technology and universal design.

FINDING THE RIGHT REMODELERShe did look into buying another homealtogether, however, with the beautifullandscape her current house was situatedon—which overlooks rolling farmlandviews—she opted to look into remodelingthe existing space. Nancy began her searchfor the right remodeling company andinterviewed about four area companies.

Nancy’s attorney referred Alex Deanwith the Alexander Group who has spe-cialized in building energy-efficient homesfor more than 30 years. “I was intriguedby the possibilities this project presentedfor our company,” Alex said. “We havebeen proponents of energy efficiencysince the 1970s and we see ourselves asleaders in energy efficient home remodel-ing.” The Alexander Group has earnedseveral green certifications, including theNational Association of the RemodelingIndustry’s (NARI) Green CertifiedProfessional designation.

COMING UP WITH THE DESIGN“We began evaluating Nancy’s home forthe project,” Alex said. This was alsoaround the same time that the Leadership

in Energy and Environmental Design(LEED) for Homes program by the U.S.Green Building Council was forming. TheLEED for Homes program is a green certi-fication program that states that homes aredesigned and built to be healthy and energyefficient. “This project was an excellentopportunity for us [The Alexander Group]to build one of the first LEED homes in theD.C. metro area,” Alex said.

After going over many designs and planstogether--including a bungalow style--Nancy's older son came to Alex with aMediterranean design idea and theAlexander Group perfected the idea. Theylove the outcome and the Mediterranean-style of the home. The new home is about4,000 square feet and includes all brand-newelectrical, plumbing, and HVAC systems.

ASSISTED LIVING ACCOMMODATIONS THROUGHOUT“In addition to being a beautiful new home,the house was specially designed as anassisted living care home,” Alex said. “Thehome includes a backup generator so in theevent of a power failure, cooling, heating,cooking, etc., can all be maintained.”

Universal design is also incorporatedthroughout the home, which includefour-foot-wide hallways and three-foot-wide doors. An elevator is available toeach level of the three-level home.

“I love my new home,” Nancy said.“And most importantly—it provideseverything I need for my son. TheAlexander Group did a fantastic job.”

Alyssa and Phil Tanner built theirFairfax Station, VA, four-bed-room, four- and one-half-bath-

room home about 10 years ago. At thetime, the home fit their family’s needs—but now two children later—they decidedthat it was time to remodel their kitchen.“Phil really wanted to remodel thekitchen. It was a wonderful space, but alot of the area was ‘wasted use of space’and we wanted to make better use of thearea,” Alyssa said.

RESEARCHING AREA REMODELING COMPANIES They looked into about four arearemodeling companies to discuss theirplans for an updated kitchen. Alyssalikes to read area remodeling anddesign magazines so that was how shelearned about various companies. Oneof her friends who had recently done aremodeling project also recommendedthe company that she used—MichaelNash Custom Kitchens & Homes,Inc.—in Fairfax, VA. Alyssa and Philmet with each company and ultimatelydecided to go with Michael Nash. “We

liked them. They seemed easy to workwith and it just seemed like a great fitfor us,” she said.

They also really liked that MichaelNash Custom Kitchens & Homes usestheir on-staff employees, such as theirown on-staff electrician, plumber, etc.“They don’t use subcontractors, and weliked that, as well,” she said. Additionally,they visited their showroom and reallyliked their design team.

THE EXISTING KITCHEN“At first we just looked into replacing thecabinetry throughout. But then, once wesat down and talked to Sonny Nazemian,of Michael Nash Custom Kitchens, hepointed out various deficiencies of ourexisting kitchen. So we then decided tostart from scratch and build a much morefunctional kitchen,” Alyssa said. Thegoals of the Tanners was to create amuch more functional kitchen, as well asimprove the aesthetics of the existing 21'by 23' kitchen.

According to Sonny Nazemian withMichael Nash Custom Kitchens &Homes, the existing floor plan was poorly

rationalized and wasn’t relative to theappliance placements. “The triangle-areaworkspace and the existing applianceswere inadequate for the Tanners’ gourmetcooking needs,” Sonny said. “The exist-ing kitchen was large, however, the spacewasn’t being used efficiently—there was alot of unused and wasted space.”

RECONFIGURING THE AREAThere was also an adjacent mudroom—separated from the kitchen by a bearingwall—that had no functional value.Additionally, there was a built-in desknear the staircase in the kitchen that thefamily never used. A 6' by 9' kitchenpantry also took up a lot of space that could be put to better use via an alternative interior design that increasesin-kitchen storage. “The family reallywanted a more visual continuum and amuch more open floor plan,” Sonny said.

Additionally, the Tanners also want-ed more convenient places for high-endappliances such as a wine cooler, largerrefrigerator, a second dishwasher, anisland beverage drawer, and steamcooker.

Michael Nash Custom Kitchens &Homes removed the obstructive bearingwall between the kitchen and the mudroomand integrated the space into the kitchen asa recessed niche for a 48" gas range with acustom hood. “It was really important toremove the cook top from the island andreplace it with a professional range top forthe family,” Sonny said. A beautiful customMuriel was hand painted and made withgreat detail under the hood.

They designed an L-shaped granite-surfaced island with a bar sink, an ice-maker, a mini drawer refrigerator, andincluded seating for six. They alsodesigned and installed a new cabinetrysystem with 40 percent more storage.Additionally, they replaced the desk areawith a console that includes a new loca-tion for a 48" wood-paneled refrigera-tor/freezer and a butler’s pantry.

They also routed gas lines for a newgas range, re-did the plumbing for a new

bar sink, and developed an area for aMiele steamer.

BEAUTIFUL OUTCOMEThe new kitchen boasts softly accentedwall paints, decorative ceramic tile back-splashes with exotic granite countertops,decorative mantle hood, and a hand-painted Muriel. The antiqued soft opaquecabinet facings are an excellent contrastwith the wood-panel front refrigerator,and the glass-facing display cabinets forchina and collectibles. The recessed light-ing throughout and the under-cabinethalogen lighting also adds a nice touch.

Sonny said the project went really welland is happy with the results. “The out-come is a total gourmet kitchen with allcustom desired amenities. It is muchmore functional, and the family loves it.”This kitchen earned the prestigious 2010National COTY Award for the SoutheastRegion in the kitchen category.

According to Alyssa and her husband,they couldn’t be happier with the results.“We really enjoyed working with thecompany. They were very professionaland kept us informed of the day-to-dayprogress. And, they cleaned up everydayto make our living situation really easythroughout the remodel. Most impor-tantly, I love my new kitchen. It was ahuge transformation—and they [MichaelNash Custom Kitchens & Homes] didsuch a fabulous job. If we had to do itagain, we definitely would; we stronglyrecommend them to anyone who is look-ing to remodel their kitchen or any otherpart of their home.”

THE CALLWhen Tim Burch, of Burch BuildersGroup, in Warrenton, VA, got the callthis past summer, he was stunned.

After screening design-build firmsthroughout the Washington, D.C., metro-politan area, producers with EXTREMEMAKEOVER, the ABC Television reali-ty series, selected his firm, BURCHBUILDERS GROUP, for the job. Andwhat a job it was: design and build ahome for a family in Maryland and, thebiggest challenge, re-build a large house ininner-city D.C. and transform it into anafter-school program for at-risk youth.

There were a few other conditions:Obtain all the materials from suppliers atno-cost and donate their craftsmens’time. Do it all for free, and have it donein a week.

THE DREAM & THE BURCH TEAM’S RESPONSE They met the producers of the show intheir Warrenton and Alexandria offices.Called the THE FISHING SCHOOLPROJECT (TFS), it was the brain-childand, the dream of Tom Lewis. A formerD.C. police officer and three-time cancersurvivor, Tom dreamt of creating a safe,positive environment for young peopleadrift in an urban sea of drugs and vio-lence. If he could provide a safe haven forthem—with committed mentors and char-

acter-building activities—he could calmthat violent sea and rescue kids on the vergeof steering a dangerous course in their lives.

Tom could “fish” for adrift kids, hehad talented volunteers, but he could notlead them to safety. His “safe haven” atMeade St., NE Washington, D.C., wasunsafe—a disused, ramshackle house inthe middle of a D.C. neighborhood rid-dled by violent crime.

After hearing the proposal from ABC,Tim assembled the entire BURCH team.While Tim shared Tom Lewis’ dream,he was very specific about the colossalchallenge they faced. They all lovedEXTREME MAKEOVER, and theyhad talked about the thrill of being notjust fans but stars of that show. Now theyhad that chance. Before Tim told ABC“yes,” however, before a hammer hit thefirst nail, every single team member hadto be aboard.

After all, this was no re-design of aposh home in a safe, rural enclave in therolling hills of Fauquier County. Thiswas a back-breaking overhaul—in just asingle week—of a dilapidated house heldtogether by donations, prayer, and notmuch more. It was also 60 miles away ina violent crime breeding ground whereevery night was punctuated by gun shots.

They could only pull it off if everyonewas fully committed, so Tim had resolvedthat just one person on his team could

veto the project. Tim did not share thatpersonal resolution. Pausing and lookingaround the room after briefing the project,Tim asked the team: “Are we in or out?”

The team voted “Yes!” It was not justunanimous. It was enthusiastic. It had to be.

PLANNING AND POLLING FOR CONTRIBUTIONSThey decided to partner with a fellow con-tractor member of the National Associationof the Remodeling Industry (NARI) to helpthem tackle the smaller of the two projects,the house in Maryland. BURCHBUILDERS GROUP would build theschool, the largest undertaking in the histo-ry of EXTREME MAKEOVER: morethan 6,700 square feet, demolished, andrebuilt in seven days.

They had three weeks to design bothhouses, order all the materials, and get com-mitments from subcontractors for everyconstruction task, all 100 percent donated.

In three weeks, they completed all thearchitectural drawings, filed the engineer-ing reports, arranged material deliveries,conducted job task analyses, coordinatedvolunteers, pre-staged procurements, andconfirmed precise production schedules.Just the planning stage alone was around-the-clock operation.

More than half of the subcontractorswho helped on the build and site set-upwere craftsmen Burch Builders Groupwork with routinely, right here inFauquier County, and all were volunteers.“I was honored to partner with our greatsubcontractor teammates to make historyand a brighter future for young people inthe nation’s capitol,” Tim said. “They arethe real heroes of this story.”

ON LOCATION: THE BUILD BEGINSThe first day on the job, the build teamsand film crews met for the first time. “Aswe shook hands, I realized this was notjust a project for our builders. It was 24/7for the television crews as well.” DayOne saw them shooting the “before re-build” set-up shots—the condition of thestructures before construction began.They would break-off frequently for tap-ing set-ups, interviews, and talent prep(briefing and shooting the main voices in

the episode, like Ed Sanders, PaulieDiMeo, Ty Pennington, Tracy Hutson,and celebrity Tyler Perry).

On arrival at the site, Ty Pennington useda bull horn to announce to the families andthe neighborhood that they were there, thatTom Lewis’ dream would become a realityin just seven days. “It was an extraordinari-ly emotional moment,” Tim said. “Theneighbors simply could not believe we werethere to help, to keep our promise of trans-forming their neighborhood.”

DEMOLITION AND DELAYSThey demolished the house in Marylandin the morning of Day Two, then went tothe school and demolished it as well. Assoon as the production film crew was doneshooting, they got the go-ahead and putconstruction on both projects in high gear.That was when the first delay set us back.

The home in Maryland immediatelysuffered a delay. The soil was less thandesirable for building. They needed extrafooting engineering and concrete pour-ing. Because the same concrete companywas donating to both projects, the delayin Maryland triggered a delay at THEFISHING SCHOOL.

Since the school delay was unavoid-able, they turned their attention to theneighborhood and pulled off an extrememakeover of their own doing that rangedfor several city blocks around the school.In eight hours, they mowed all the yards,weeded, cleaned up streets and sidewalks,and made the impossible look impressive.

Adjacent to the school was a house onMeade Street, N.E., that was struck by atree during a storm. They staged materi-al to repair the damage.

Many VIP’s visited the site throughoutthe week to wish us well, like D.C. MayorAdrian Fenty. Members of PresidentBarack Obama’s own cabinet came,including Secretary of Labor Hilda L.Solis, Secretary of Energy Steven Chu,and Secretary of Education ArneDuncan.

But junior VIPs were most impressive.Children from Tim’s son’s school,HIGHLAND, volunteered to donate andstuff backpacks for the children of THEFISHING SCHOOL. The youngsters

from HIGHLAND came to the schooland presented them personally.

It was a fever-pitch slog, day and night,for seven solid days.

THE FINISHED FISHING SCHOOL, BAPTIZED BY TEARS

On EXTREME MAKEOVER, theshow’s bus blocks projects from viewuntil their unveiling. On Day Seven, itwas time to “move the bus” and unveilthe project. There was not a dry eye any-where in the neighborhood.

With tears in his eyes, Tom Lewiscame up to Tim after the filming wascompleted and said, “You have done awonderful thing for the kids in this neigh-borhood. This structure will serve gener-ations of families. How can I ever repayyou or thank you enough?”

“Of course, he had already repaid me,and richly. I told him, ‘“I came to thisneighborhood to help the children ofD.C. and make a difference in their lives.As it turns out, Tom, this project changedme more. Changed my team more. Ithas given us faith that a group of peoplecan come together to do something goodfor someone else, to extend the blessing.”’
