Without limiting the generality of the provisions of clause 7.0, the contractor's attentionis drawn to the provisions of the Construction Regulations, 2003 issued in terms of theOccupational Health and Safety Act, 1993. It is specifically stated that the employershall prepare a documented health and safety specification for the works and that theemployer shall ensure that the contractor has made provision for the cost of health andsafety measures during the execution of the works. The contractor shall price oppositethis item for compliance with the act and the regulations and the reasonable provisionsof the aforementioned health and safety specifications.

B Warranties for material and workmanship

Where warranties for materials and/or workmanship are called for, the contractor shallobtain a written warranty, addressed to the employer, from the firm supplying thematerials and/or doing the work and shall deliver same to the principal agent on thecertified completion of the contract. The warranty shall state that workmanship,materials and installation are warranteed for a specified period from the date of finalcompletion and that any defects that may arise during the specified period shall bemade good at the expense of the firm supplying the materials and/or doing the work,upon written notice to do so. C Co-operation of contractor for cost management

It is specifically agreed that the contractor accepts the obligation of assisting theprincipal agent in implementing proper cost management. The contractor will beadvised by the principal agent of all cost management procedures which will beimplemented to ensure that the final building cost does not exceed the budget. Theprincipal agent undertakes to make available to the contractor all budgetaryallowances and cost assessments/reports to enable the proper procedure to beimplemented and the contractor shall attend all cost plan review and costmanagement meetings. The contractor undertakes to extend these procedures, asnecessary, to all subcontractors

A Testing of windows for watertightness

Each window shall be tested for watertightness with water sprayed on using adequatepressure. If in the opinion of the principal agent, the pressure proves to be inadequate,then the pressure shall be boosted by means of compressed air or other approvedmeans

B Testing of flat roof waterproofing for watertightness

Flat roof waterproof areas shall be prepared with small sand dykes around them of asize and enclosing an area approved by the principal agent, flooded with water andkept "ponded" for at least 36 hours as a test to ensure the watertightness of thewaterproofing and before any further construction work is carried out above thewaterproofing

ALTERATIONS

PREAMBLES

Tenderers are advised to visit the site before submitting atender and to acquaint themselves with the nature and extent ofthe work to be done and the value of the materials in thebuildings to be demolished. The attention of tenderers is drawnto the fact that, unless otherwise stated, loose furniture, kitchenand other equipment, apparatus, machinery, etc., is to remainthe property of the Employer and does not fall within the scopeof this Contract.

The Contractor shall completely carry out the demolitions andalterations hereinafter described, in a careful, skilful, practicaland safe manner under the constant supervision of acompetent foreman : break up floors, surface beds, pavings,channels and steps as well as foundation walls, foundations,inspection and other pits, drains, pipes, cables, etc. aboveground level and effectively seal off, or plug, all pipes, drains,etc. Old material, rubble and rubbish shall be collected andremoved from time to time and the site left clean andunencumbered before the new work is commenced.

Where only sections are to be demolished, they shall be donewithout damage to the rest of the building and if sodamaged, the Contractor shall make good any suchdamage at his own expense to the entire satisfaction of theRepresentative/Agent.

Prices for demolitions and alterations are to include forremoving all rubble and rubbish from the site.

Where required, prices for demolition items are to include fordisinfecting any contaminated ground, completely sealing allends to drains, vent pipes, manholes, etc., cutting and sealingall water pipes and leaving roughly level and ready for buildingupon.

Reinforced concrete lintels, where so described over openingsin existing walls, are to be of Class E Concrete, with a bearingon both sides equivalent to the thickness of the wall.

The lintels are to be reinforced with one 12 mm or 16 mmdiameter mild steel rods to every half-brick thickness of wall asdescribed. Prices are to include for cutting out rests for ends oflintels and also for all formwork required.

ALTERATIONS

PREAMBLES

Tenderers are advised to visit the site before submitting atender and to acquaint themselves with the nature and extent ofthe work to be done and the value of the materials in thebuildings to be demolished. The attention of tenderers is drawnto the fact that, unless otherwise stated, loose furniture, kitchenand other equipment, apparatus, machinery, etc., is to remainthe property of the Employer and does not fall within the scopeof this Contract.

The Contractor shall completely carry out the demolitions andalterations hereinafter described, in a careful, skilful, practicaland safe manner under the constant supervision of acompetent foreman : break up floors, surface beds, pavings,channels and steps as well as foundation walls, foundations,inspection and other pits, drains, pipes, cables, etc. aboveground level and effectively seal off, or plug, all pipes, drains,etc. Old material, rubble and rubbish shall be collected andremoved from time to time and the site left clean andunencumbered before the new work is commenced.

Where only sections are to be demolished, they shall be donewithout damage to the rest of the building and if sodamaged, the Contractor shall make good any suchdamage at his own expense to the entire satisfaction of theRepresentative/Agent.

Prices for demolitions and alterations are to include forremoving all rubble and rubbish from the site.

Where required, prices for demolition items are to include fordisinfecting any contaminated ground, completely sealing allends to drains, vent pipes, manholes, etc., cutting and sealingall water pipes and leaving roughly level and ready for buildingupon.

The Contractor is referred to the Model Preambles (1999),Plastering

Concrete surfaces are to be prepared to receive plaster bythoroughly hacking, washing down and wire brushing to formkey and then having a cement (1:2) slurry applied to surfaceand cured for a minimum of two days before the plaster isapplied.

The rates for plastering, screeds and paving, etc., are toinclude or all necessary preparation of surfaces as describedand for working around projecting pipes, timbers, etc.

ALTERATIONS

PREAMBLES

Tenderers are advised to visit the site before submitting atender and to acquaint themselves with the nature and extent ofthe work to be done and the value of the materials in thebuildings to be demolished. The attention of tenderers is drawnto the fact that, unless otherwise stated, loose furniture, kitchenand other equipment, apparatus, machinery, etc., is to remainthe property of the Employer and does not fall within the scopeof this Contract.

The Contractor shall completely carry out the demolitions andalterations hereinafter described, in a careful, skilful, practicaland safe manner under the constant supervision of acompetent foreman : break up floors, surface beds, pavings,channels and steps as well as foundation walls, foundations,inspection and other pits, drains, pipes, cables, etc. aboveground level and effectively seal off, or plug, all pipes, drains,etc. Old material, rubble and rubbish shall be collected andremoved from time to time and the site left clean andunencumbered before the new work is commenced.

Where only sections are to be demolished, they shall be donewithout damage to the rest of the building and if sodamaged, the Contractor shall make good any suchdamage at his own expense to the entire satisfaction of theRepresentative/Agent.

Prices for demolitions and alterations are to include forremoving all rubble and rubbish from the site.

Where required, prices for demolition items are to include fordisinfecting any contaminated ground, completely sealing allends to drains, vent pipes, manholes, etc., cutting and sealingall water pipes and leaving roughly level and ready for buildingupon.

Prices for breaking down brick walling, etc., are to includefor breaking down any concrete lintels contained therein.

Unless stated to the contrary, prices for breaking downreinforced concrete work are to include for cutting through steelreinforcement as required.

Prices for demolitions are to include for such being carried outto ensure a minimum amount of damage to the materials andremaining buildings.

Materials arising from demolitions, except where described asto be set aside for re-use, are to become the property of theContractor and credit for same is to be allowed as provided forin the Summary. Material from the demolitions not itemised asset aside for re-use shall not be used in any new work.

Dimensions stated for demolition items generally areapproximate.

All bricking up of existing openings are to be carried out inselected hard burnt bricks in 4:1 cement mortar, toothed andbonded at sides to existing brickwork and pinned up at top.

All openings formed in existing walls are to have the jambsquoined up in selected hard burnt bricks in 4:1 cement mortar.

Reinforced concrete lintels, where so described over openingsin existing walls, are to be of Class E Concrete, with a bearingon both sides equivalent to the thickness of the wall.

The lintels are to be reinforced with one 12 mm or 16 mmdiameter mild steel rods to every half-brick thickness of wall asdescribed. Prices are to include for cutting out rests for ends oflintels and also for all formwork required.

ALTERATIONS

PREAMBLES

Tenderers are advised to visit the site before submitting atender and to acquaint themselves with the nature and extent ofthe work to be done and the value of the materials in thebuildings to be demolished. The attention of tenderers is drawnto the fact that, unless otherwise stated, loose furniture, kitchenand other equipment, apparatus, machinery, etc., is to remainthe property of the Employer and does not fall within the scopeof this Contract.

The Contractor shall completely carry out the demolitions andalterations hereinafter described, in a careful, skilful, practicaland safe manner under the constant supervision of acompetent foreman : break up floors, surface beds, pavings,channels and steps as well as foundation walls, foundations,inspection and other pits, drains, pipes, cables, etc. aboveground level and effectively seal off, or plug, all pipes, drains,etc. Old material, rubble and rubbish shall be collected andremoved from time to time and the site left clean andunencumbered before the new work is commenced.

Where only sections are to be demolished, they shall be donewithout damage to the rest of the building and if sodamaged, the Contractor shall make good any suchdamage at his own expense to the entire satisfaction of theRepresentative/Agent.

Prices for demolitions and alterations are to include forremoving all rubble and rubbish from the site.

Where required, prices for demolition items are to include fordisinfecting any contaminated ground, completely sealing allends to drains, vent pipes, manholes, etc., cutting and sealingall water pipes and leaving roughly level and ready for buildingupon.

Prices for breaking down brick walling, etc., are to includefor breaking down any concrete lintels contained therein.

Reinforced concrete lintels, where so described over openingsin existing walls, are to be of Class E Concrete, with a bearingon both sides equivalent to the thickness of the wall.

The lintels are to be reinforced with one 12 mm or 16 mmdiameter mild steel rods to every half-brick thickness of wall asdescribed. Prices are to include for cutting out rests for ends oflintels and also for all formwork required.

ALTERATIONS

PREAMBLES

Tenderers are advised to visit the site before submitting atender and to acquaint themselves with the nature and extent ofthe work to be done and the value of the materials in thebuildings to be demolished. The attention of tenderers is drawnto the fact that, unless otherwise stated, loose furniture, kitchenand other equipment, apparatus, machinery, etc., is to remainthe property of the Employer and does not fall within the scopeof this Contract.

The Contractor shall completely carry out the demolitions andalterations hereinafter described, in a careful, skilful, practicaland safe manner under the constant supervision of acompetent foreman : break up floors, surface beds, pavings,channels and steps as well as foundation walls, foundations,inspection and other pits, drains, pipes, cables, etc. aboveground level and effectively seal off, or plug, all pipes, drains,etc. Old material, rubble and rubbish shall be collected andremoved from time to time and the site left clean andunencumbered before the new work is commenced.

Where only sections are to be demolished, they shall be donewithout damage to the rest of the building and if sodamaged, the Contractor shall make good any suchdamage at his own expense to the entire satisfaction of theRepresentative/Agent.

Prices for demolitions and alterations are to include forremoving all rubble and rubbish from the site.

Where required, prices for demolition items are to include fordisinfecting any contaminated ground, completely sealing allends to drains, vent pipes, manholes, etc., cutting and sealingall water pipes and leaving roughly level and ready for buildingupon.

Prices for breaking down brick walling, etc., are to includefor breaking down any concrete lintels contained therein.

Unless stated to the contrary, prices for breaking downreinforced concrete work are to include for cutting through steelreinforcement as required.

Prices for demolitions are to include for such being carried outto ensure a minimum amount of damage to the materials andremaining buildings.

Materials arising from demolitions, except where described asto be set aside for re-use, are to become the property of theContractor and credit for same is to be allowed as provided forin the Summary. Material from the demolitions not itemised asset aside for re-use shall not be used in any new work.

Dimensions stated for demolition items generally areapproximate.

All bricking up of existing openings are to be carried out inselected hard burnt bricks in 4:1 cement mortar, toothed andbonded at sides to existing brickwork and pinned up at top.

All openings formed in existing walls are to have the jambsquoined up in selected hard burnt bricks in 4:1 cement mortar.

Reinforced concrete lintels, where so described over openingsin existing walls, are to be of Class E Concrete, with a bearingon both sides equivalent to the thickness of the wall.

The lintels are to be reinforced with one 12 mm or 16 mmdiameter mild steel rods to every half-brick thickness of wall asdescribed. Prices are to include for cutting out rests for ends oflintels and also for all formwork required.

PROVISIONAL SUMS

PRIME COST AND PROVISIONAL SUMS

All prime cost items and provisional sums are "NET". i.e. noBuilder's discount is allowed.

All amounts stated for prime cost items are for goods deliveredto the site. The Contractor shall allow opposite the relevantitems for taking delivery, unloading, checking against invoicesand/or delivery notes, getting in, unpacking, storing, hoistingand fixing of such goods.

The Contractor shall check carefully the quantity and conditionof all goods on taking delivery as any goods subsequentlyfound to be missing or damaged shall be replaced at theContractor's expense.

Without in any way limiting the meaning and interpretation,general attendance on subcontractors shall include free ofcharge to the subcontractor the following services for thepurpose of the relative subcontract works:

1. access to the site and to the places where the work isto be carried out, including the use of any temporaryp e r s o n n e l hoists erected by the Contractor for his ownuse;

2. the provision of water, lighting and electric power to aposition within 50 metres of the place where the work is

to be carried out;

3. the use of erected scaffolding belonging to theC o n t r a c t o r , in common with others having the like rightwhilst it so remains erected upon the site;

4. the use of site services, messrooms, toilets, health andwelfare facilities and the like, where provided;

In the event of the Contractor allowing for profit and/orattendance, the amount(s) will be subject to adjustmentpro-rata to the actual value of the subcontractor work calculatedin direct ratio to any adjustment to the Provisional Sum.

The cost of fuel for the commissioning of plant shall be borneby the selected subcontractor appointed for the relevantsubcontractor works in terms of the conditions under which theyhave/are to contract for the specialist work involved.
