Risk management beyond individual property level How do we do it? What’s involved? The challenge to identify and manage risk across a number of assets (buildings and infrastructure) is becoming increasingly complex in a world where data expands and decision timeframes contract. This acute challenge is resident across a number of sectors that cover the way these assets change, including development, transaction management, lending and investment. We provide services that solve these challenges for a wide range of clients, from surveyors and architects to fund managers and conveyancers – for example environmental risk management for fund managers transacting property portfolios, with the methodology below. Stage 1. Addresses All we need from the client is a list of the asset addresses. Stage 2. Geo-Coding By using proprietary and interactive software, Landmark can work from this simple list of addresses and slot them into the assessment process, saving clients’ valuable time. Stage 3. Interactive Risk Screen We can screen every asset against a combination of datasets to identify sites that are at risk from a wide range of environmental perils (including contaminated land, flooding, ground stability etc.). This screening tool is completely flexible and can be tailored to each client’s risk type and tolerance requirements. Stage 4. Tailored Reporting We complete a detailed desktop report on any asset highlighted at risk after Stage 3. These reports are provided by our technical specialists and provide a manual and pragmatic analysis. Stage 5. Consultation We provide consultation services for any assets remaining at high risk after Stage 4. This may comprise consultation with the regulatory authority (Local Authority, Environment Agency), or a review of past reports. Stage 6. Risk Solution or Transfer If any assets remain at risk after Stage 5 we can present solutions to resolve these risks, which could include, for example, cost appraisals for flood protection measures or insurance terms for contaminated land insurance policies. Stage 7. ‘Other’ Group Data & Services We can include any wider group data (and analysis) that complements this service, such as 3D mapping for architects, extensive Promap title boundary plan options for fund managers and/or highways searches for conveyancers. Argyll has been appointed by Aberdeen Asset Management to support a number of property fund mergers.

By analysing assets already owned by Aberdeen we had to be pragmatic in our environmental risk analysis and focus attention on areas of real concern.

With a commercial approach to environmental risk and by effectively looking at regulatory risk only, our focus was on resolving any contaminated land liabilities within the funds prior to their mergers.

Following the screening process allowed us to focus our time on reporting on high risk assets, from which we completed consultation steps where necessary with the regulators. This allowed us to reduce the number of areas of concern dramatically and end up with only a handful of assets at risk.

Following further analysis involving the Financial Risk Model process, we were able to advise Aberdeen’s insurers to get the risks transferred, and support the fund mergers in a timely fashion.

Having worked with Landmark to provide due diligence support on several large property portfolio transactions, their expert data analysis and highly commercial approach is clear.
