Activity Mr. Alvarez wants to build a simple starter home to be used as a rental unit and has given you a sketch showing a single line layout of what he would like to start with and requests that the unit has 2 bedrooms. Based on functional planning and standard room sizes you must do the following.
a) Redesign and develop the plan outline shown above to include what is outlined in the conditions below so that it meets with Mr. Alvarez approval.

CONDITIONS The design must conform to functional planning standards using standard room sizes
which has been left up to you
Move the kitchen/utility room making that space a second bedroom (utility room is laundry)
Use another appropriate space in the layout for the kitchen and laundry Include a small porch Include a carport The building should be 750mm off the ground with a hip or gable roof which covers
the carport as well.
b) Prepare a Design Document to include the following headings: (i) PROBLEM STATEMENT Having spoken with Mr. Alvarez, who have provided you with the sketch shown above as an example of his idea for a rental starter home. Develop a sentence describing what problems you have observed and how your design will solve these problems. (ii) JUSTIFICATION OF DESIGN Make preliminary sketches of your design solution and keep them in your portfolio. Write a statement explaining why you chose the design you will present as your final solution to Mr. Alvarez (iii) BUSINESS PLAN You are required to assume a company name which reflects a design/build service. Prepare a document which may be used to source funding for your company to design and build the residential starter unit. See (Appendix 7) for business plan template
