ELEVATOR SYSTEMSNine Otis passenger elevators, each with 2,500-pound capacity, and two 3,500 pound freight elevators provide service to the Property. There are two core banks of passenger elevators, which provide service to the office floors and lobbies. Two freight elevators provide access to the basement and mechanical loft at the 13th floor.
ELECTRICAL SYSTEMSElectrical power for the Property is supplied by dual13,200-volt, 3-phase public utility (PECO Energy) lines, Numbers 2288 and 408. The two incoming lines enter the Property in the basement electrical service room and are connected to a primary switch gear consisting of two main circuit breakers. The 13,200-volt service is distributed from the primary switchgear which provides 120/208-volt power. A bus-duct system with two risers has been integrated into the distribution systems.
FIRE DETECTION, ALARM, EMERGENCY AND EXIT LIGHTINGThe Property’s fire alarm consists of a fully addressable system. The system includes pull stations, horns, strobes, and hard-wired smoke detectors. The system is also equipped with tamper and floor alarms and notification to the Philadelphia Fire Department when water flow is detected. Water pressure is provided by the pump, and the primary control panel is located in the dedicated fire pump room at the basement level. Hand-held, chemical based fire extinguishers are located throughout the Property and inspection/ service certificates are up to date.
Emergency power is provided by a diesel generator located in the basement. The generator, manufactured by Caterpillar, has a capacity of 500-KVA. In the event of a power loss the generator will automatically start and transfer power via a dedicated riser to the essential emergency building equipment including emergency lighting, the fire alarm panel and one elevator per bank. The generator is run on a routine basis.
