Retail

Our retail teams have an extensive track record working across the whole of the UK, with the majority of the UK’s leading food retailers, including Morrisons, Sainsbury’s, Tesco and Waitrose in the food retail sector and for Primark, Marks & Spencer and B&Q across the non-food and DIY market sectors. Bishop Centre, Taplow

The Bishop Centre Taplow was an existing retail park with petrol filling station which was in a rundown state. The Client, Land Securities arranged for the site to be decommissioned and demolished ready for the new scheme. The new build project consisted of a 55,000ft2 Tesco Store and 10 Retail units for Costa, Majestic Wines and Nike to name a few.

This project was located on the town centre bus interchange and public car park in the middle of the town of Bicester. This required all buses having to be displaced to temporary bus stands around the market square and car parking being allocated around the smaller car parks around the town. The project consisted of 3 different blocks.

Town Centre Redevelopment, Bicester

Block A – A 7 screen cinema for Vue cinemas incorporating 3D technology, 6 Retail units, new public toilets, a shop mobility unit with direct access from the car park levels above, a Pop in Center for the elderly and a small kiosk for the centre manager, all areas being provided with a dedicated service yard within the centre of the block .

Block B - A new 60,000ft2 Superstore for Sainsbury’s with mezzanine and glazed atrium housing 6 travellators linking with the upper car park decks.

Block C – consisted of 5 linked two storey retail units, a standalone two storey retail unit, a two storey extension to a trading store (Superdrug) and co joined 2 storey retail unit. Enhancement works were carried out to the Ex Servicemen’s club effectively creating a new entrance from the development. All block C units were constructed to blend in with the adjacent Sheep street which is the main street within Bicester.

Above Blocks A & B were constructed two levels of car parking giving 537 spaces which were accessed from the new insitu concrete spiral ramps.

Externally the whole scheme was provided with an enhanced block paved walk way linking the new development with the existing town. This was supplemented with a scheme of heritage sign posts agreed with the local council. An access control system using rising bollards were installed to prevent unauthorised vehicle access to the development outside of core trading hours. A new bus interchange was created to the rear of the main blocks.

The external facades of the development consisted of a multitude of materials which blended the new with the old of the existing town which helped link the development to the town centre.

During the construction period access had to be maintained to some businesses which required direct access through the construction areas for delivery vehicles.

The development is a mixed use building featuring an indoor market and up to eight shop units fronting The Moor in Sheffield.

The indoor market will have space for 200 modern stalls for general produce, food and cafe use.

The building is modelled on popular, contemporary, European markets. It features a spectacular glass and timber diagonal grid roof fronting, The Moor, designed to be highly sustainable: low energy with natural ventilation and daylight. The building will also use a rainwater recycling scheme and use some renewable energy.

The design followed extensive discussions by the design team with Sheffield City Council to create an innovative scheme despite the difficult economic conditions.

This project involved the phased demolition of the existing showroom, offices, parts store and workshop buildings and the phased construction of new buildings within the site to form a brand new Ford motor dealership.

Section A - Café (H): (Ed’s Diner)The 371 m2 Café (H) unit is located on a very constrained plot of land between the exiting Boots store and the busy Newcraighall main Road. This is also the key link between the northern and southern sections of the retail park. Prior to commencing this section of the contract the existing retailer was relocated and underground utilities including a large diameter fire hydrant main serving adjacent properties was diverted.

The location of Section ‘A’ works and the continuous live trading of the busy retail park presented a number of constraints and challenges. Very careful planning, logistics, public interface control and liaison with the Centre Management Team helped ensure the delivery was safely and successfully achieved.

The Café has since been occupied by Ed’s Diner, the fit out works were undertaken under a separate contract.

Section B - Restaurant Units & Café GSix restaurant units for Frankie & Benny’s, Nando, Chiquito, TGI Friday’s, Pizza Express and Five Guys Burgers & Fries were built to the north and south side of the New Odeon Cinema with units varying in size from 287m2 to 650m2.

Coordinating and accommodating the specific requirements of each of the individual restaurant and café operators such as drainage, services, signage, access, etc. was a very important factor in ensuring the units were delivered and dovetailed fully with the individual fit-outs. We were able to accommodate this and still deliver in line with our design & build programme.

Section C - Multi Screen Cinema (Odeon) / Public Realm

The new Cinema is situated in the heart of the development with Nando’s and Pizza Express units either side of the main public entrance.

The Cinema was built in 38 weeks and has 1223 seats in total across seven auditoria with the smallest at 54 seats and the largest at 236 seats. Major mechanical plant is accommodated at roof level with the latest digital projection technology housed within seven projection suites at first floor level. Ticketing, refreshments, concessions and toilet / washroom facilities are located on the ground floor.

Section E – Car Park / LandscapingThe final section of the project consisted of the refurbishment and upgrading of an existing car park.

The car park is located at the north west corner of the retail park. In addition to providing 154 newly upgraded spaces, new public access and footpaths were constructed to link the adjacent residential areas.

The aim of this new development was to provide a retail park where the whole family can go for the day to shop, eat and be entertained. With this new expansion it is predicted that an additional 46,000 people will visit the park each year.

Fort Kinnaird Shopping Centre and Retail Park is one of the largest out-of-town shopping destinations in Scotland. Located just off the A1 at Kinnaird Park approximately 5 miles East of the Capital City Edinburgh. The shopping center is home to a range of retail and leisure outlets and offers 50,854m2 of accommodation.

As part of the redevelopment of the Park by British Land, Bowmer & Kirkland were employed to construct the latest expansion phase. The main works were split into four sections
