Al término del primer semestre de 2012, en el mercado de locales comerciales de los principales
corredores de la Ciudad de Buenos Aires (Peatonal Florida, Av. Santa Fe y Av. Callao, Av. Santa Fe
y Av. Pueyrredón, Av. Cabildo y Juramento y Av. Rivadavia y Av. Carabobo) se registraron 3.276
m² disponibles en alquiler. Esto representa un incremento de 39,5% de la superficie disponible
en relación al segundo semestre de 2011, cuando se verificaron 2.349 m². La mayor disponibilidad
se concentra en los ejes Av. Rivadavia y Av. Carabobo y en Av. Santa Fe y Av. Callao.
La vacancia global en unidades fue de 1,1%, lo que constituye un incremento de 0,5 p.p. en
relación al segundo semestre de 2011 (cuando la vacancia fue de 0,6%). Las mayores tasas de
vacancia se observaron en Av. Rivadavia y Av. Carabobo (2,4%) y en Av. Santa Fe y Av. Callao
(1,8%), mientras que las menores se registraron en Av. Santa Fe y Av. Pueyrredón (0,5%) y en Av.
Cabildo y Juramento (0,3%).
Tal como indicáramos en nuestro anterior informe, se mantiene la tendencia a la apertura de
nuevos shoppings centers a nivel nacional. Entre los inaugurados recientemente se destacan
Arena Maipú (Mendoza Capital), Paseo del Fuego (Ushuaia), Canning Plaza Central (Ezeiza) y Luz
Paraná Shopping (Paraná, Entre Ríos).

Los precios promedio de alquiler se redujeron un 8% en comparación con el segundo semestre de 2011.

SUPPLYFor the commercial retail store market at the
end of the first half of 2012, the main corridors
of the City of Buenos Aires (Pedestrian Florida
St., Santa Fe Ave. and Callao Ave., Santa Fe Ave.
and Pueyrredón Ave., Cabildo Ave. and
Juramento St., and Rivadavia Ave. and
Carabobo Ave.), 3,276 sq.m. were recorded as
available for rent. This represents an increase
of 39.5% of the available areas, compared to
the second half of 2011, when 2,349 sq.m.
were recorded. The greater availability is
concentrated along the axes of Rivadavia Ave.
and Carabobo Ave., and the Santa Fe Ave. and
Callao Ave.
Total vacancy in units was of 1.1%, which
represents an increase of 0.5 p.p. regarding the
second half of 2011 (when vacancy was of
0.6%). The greater vacancy rates were
observed at Rivadavia Ave. and Carabobo Ave.
(2.4%), and at Santa Fe Ave. and Callao Ave.
(1.8%), whilst the lowest were recorded at
Santa Fe Ave. and Pueyrredón Ave. (0.5%), and
at Cabildo Ave. and Juramento St. (0.3%).
As mentioned in our previous report, the
tendency continues towards the opening of
new shopping centers at national level.
Amongst those recently inaugurated, the
following are included: the Arena Maipú
(Mendoza Capital City), Paseo del Fuego
(Ushuaia City – Province of Tierra del Fuego),
Central Canning Plaza (Ezeiza – Province of
Buenos Aires), and Luz Paraná Shopping (in
Paraná, Province of Entre Ríos).
DEMANDA
En el primer semestre de 2012, se observa una
absorción negativa de 12 locales comerciales
en los corredores relevados. Este movimiento
obedecería en general a la desaceleración de la
economía, así como también a la menor
afluencia de turismo extranjero verificada en
los primeros seis meses del año.
En cuanto a los rubros predominantes, se
observa un comportamiento homogéneo en
casi todos los corredores relevados. Sigue
siendo mayoritario el rubro Indumentaria y
Accesorios, con una participación del 61% en el
conjunto de los corredores. Esta presencia se
vuelve más destacada en el corredor Av. Santa
Fe y Av. Callao y tiene su menor importancia
relativa en el eje Av. Santa Fe y Av. Pueyrredón.
El siguiente rubro en importancia es
Gastronomía, que participa con un 9.2% sobre
el total de locales relevados y, finalmente, el
rubro Higiene, Salud y Belleza, que reúne un
7%.
DEMAND
During the first half of 2012, a negative
absorption was observed of 12 retail stores in
the surveyed corridors. This movement could
be due to economic slowdown, as well as to a
lower inflow of foreign tourism, verified during
the first six months of the year.
As to the predominant activities, a standard
behavior is observed in practically all the
surveyed corridors. ‘Clothing and Accessories’

continues to be the main activity, with a
participation of 61% for all the corridors. This
presence is more prominent within the Santa
Fe Ave. and Callao Ave. corridor, and is less
important on the Santa Fe Ave. and Pueyrredón
Ave. axis. The next activity in order of
importance is Gastronomy, which participates
with a 9.2% of the total of stores surveyed, and
finally, Hygiene, Health and Beauty, which
covers a 7%.
PRECIOSLos precios promedio de alquiler de locales
comerciales se redujeron un 8% en el primer
semestre de 2012. El valor promedio pasó de
U$S 56,80 a U$S 52,20 en los corredores
relevados, en comparación con el segundo
semestre del año pasado. Esta caída se
encuadra en el escenario descripto
anteriormente, en el cual la liberación de
locales expande la oferta y repercute en los
precios de alquiler. Además, la situación actual
genera un proceso de decisión más lento por
parte de las empresas que también se refleja
en los precios.
La zona más cotizada de la Ciudad de Buenos
Aires sigue siendo Peatonal Florida, con un
valor promedio de alquiler de U$S 85/m². En
segundo lugar, aparece Av. Santa Fe y Av.
Callao con U$S 60,33/m², y apenas por debajo
se encuentra Av. Cabildo y Av. Juramento con
U$S 60,20/m². Entre las principales bajas de
precios en comparación con el segundo
semestre de 2011, se encuentran Peatonal
Florida (-16,3%) y Av. Santa Fe y Av.
Pueyrredón (-13,8%).

half of 2012. The average value went from U$S
56,80 to U$S 52,20 in the surveyed corridors,
compared to second half of 2011. This drop fits
within the previously described scenario, in
which the freeing of stores has extended the
supply and has had an impact on lease prices.
Furthermore, current situation creates a slower
decision-making process by companies, which
is also reflected in prices.
The most sought-after area of the City of
Buenos Aires, continues being the Florida
Pedestrian St., with an average lease value of
U$S 85/sq.m.Next to this corridor, is the Santa
Fe Ave. and Callao Ave. area, with U$S 60.33/
sq.m., and just below, is the Cabildo Ave. and
Juramento St., with U$S 60.20/sq.m. Amongst
the main price decreases, compared with the
second half of 2011, are the Florida Pedestrian
St. (-16.3%), and Santa Fe Ave. and Pueyrredón
Ave. (-13.8%).
NUEVOS CORREDORES
Se relevaron dos nuevos corredores: Puerto
Madero (zona Oeste) y Av. Rivadavia y Av.
Acoyte, que serán incorporados al inventario a
partir del próximo informe semestral.
En Puerto Madero se registró una superficie
disponible de 785 m² y una vacancia de 2,3%.
Por su parte, en Av. Acoyte y Av. Rivadavia se
encuentran 901 m² y una tasa de vacancia de
apenas 0,7%.
En cuanto a los rubros, en Puerto Madero el
predominante es Gastronomía con un 68%
sobre el total de locales relevados, mientras
que en Av. Rivadavia y Av. Acoyte los locales
de Indumentaria y Accesorios representan el
40%.
En cuanto a los valores locativos, los precios
promedio son de U$S 38,40/m² en Puerto
Madero y de U$S 42,10/m² en Av. Rivadavia y
Av. Acoyte.
NEW CORRIDORS
Two new corridors were surveyed: Puerto
Madero (West zone), and Rivadavia Ave. and
Acoyte Ave., which shall be incorporated into
the inventory, as from the next half-yearly
report.
In the Puerto Madero zone was verified an
available lease area of 785 sq. m., and a
vacancy of 2.3%. Meanwhile, in Rivadavia Ave.
and Acoyte Ave., an available lease area of 901
sq. m. and a vacancy rate of just 0.7% were
recorded.
As to the activities carried out, in the Puerto
Madero zone the prominent activity is
Gastronomy with a 68% of all the surveyed
spaces, whilst at Rivadavia Ave. and Acoyte
Ave., the retail spaces for Clothing and
Accessories, represent a 40%.
Regarding the lease values, the average prices
are of U$S 38.40/sq.m. at Puerto Madero, and
of U$S 42.10/sq.m.at Rivadavia Ave. and
Acoyte Ave.
