Managed allotted portion of multi-million Capital budget. Projects managed - roof replacements, HVAC replacements, standby generators, ATS, ground fields, building automation… and other building related issues affecting the network or people facilities. Performed record drawing updates on corporate CAD system. Budgets varied GREATLY.

Managed slate of planned construction projects, as the TX Unit Focal Point for the PhoneMart Program supporting the National Manager. Coordinated pre-construction meetings, provided higher level construction supervision, technical assistance, inspection punch lists, and certificates of payment approvals. Most projects were lease facilities.

Coordinated merger-related remodeling, space planning and staff moves of approximately 500 and 300 employees at two Midwest HQ locations. Also managed in concert, $2.1 mil (adjusted) facility remodeling in addition to, the staffing move project. Project tasks handled internal customer interviews /programming, consultant/contractor coordination, higher level construction supervision, IT coordination, scheduling, problem resolution, invoice approval, certificates for payment and budget supervision.

Coordinated land purchases for telecommunications central office equipment facilities, and requisitioned detailed property surveys, in coordination with HQ and local field managers.

Assigned TX Unit coordinator role for FCC (Building) Asset Verification Audits. 1- Provided detailed facility audit of construction projects determining tax asset classes for the Finance group. 2- Developed automated & standardized spreadsheet reducing man-hours required to complete the audit. Savings depended on type and size of project audited. 3- Submitted this solution to the Finance Director to assist other units.

Selected as member of National Corporate Standards Task Force – (Building Systems related) Reviewed, advised and developed updates, and new construction standards and practices, for this national corporate program.

Created and maintained database for the Fuel Storage Tank Program; over 600 above & below ground tanks for the 5 state area. Database was RECOGNIZED & Recommended as a MODEL for other regions for it's format and thoroughness, helping to ensure the company's compliance with the states' environmental regulations and audits.

Monitored & analyzed monthly ($270K +/-) departmental expense budget for the TX Regional Unit Manager, is one example of support for the REO staff with the preparation of scheduling, budget, contracts, and status documents.
