No resident in CCV1 is exempt from dealing with this perennial problem. The trick to staying on top of the situation is daily diligence if possible. If you’re out of town for awhile, you need to have someone regularly maintain the landscaping. Most of us do that. It is important to note that from back property lines to the center of the alleyways are included in our weed and foliage control efforts. This is sometimes easy to forget…out of sight, out of mind. Raising Annual Dues for 2018

The board has discussed this issue since last year and it was mentioned at the annual meeting. Our

association has one of the lowest annual dues in Green Valley, which has not increased in over 10 years.

The board believes the association needs to raise the dues from $35.00 to $45.00. The board tries to do

many projects with volunteers and sometimes this works but in some instances we need to hire help.

As you may know, if we wait for the county to do some things in our area we may not be here by the

time they get around to it. Our CC&R on Page 9 allows the board to vote on this at our Annual January

meeting and go with the majority vote present. Therefore, on January 28, 2017 we will be voting on

raising our annual dues to $45.00 beginning in 2018. Some reasons for this are:

We took on the project of repairing an alley where the sand runoff into the road was dangerous

and messy looking. We had many volunteers, but the work was so hard that we had to hire a

small bobcat to move the rock around. They were able to do three alleys and we are proud to

say the project was successful at a total cost of $1167.00. Now we have two more that need to

be done and again that will require volunteers and the rental of a bobcat and someone to run it.

A well-kept neighborhood affects property values; therefore, we must clean up the medians on

La Canoa and install new plants. The board is appealing to the county to remove the

overgrowth of cholla and dead plants; however, if the request is denied, it will necessitate

contracting the job. We will need volunteers to help us plant the new vegetation. We also are

talking to Median Green for possible help.

The board has had to purchase a new laptop computer to hold our expanding database.

Insurance, storage, postage and supply costs are rising.

We have had to use our association’s lawyer for a few things in the past couple of years and

you know they don’t come cheap!

We installed various signs around the neighborhood, along with our message board by the

front entrance.

We try to hold at least two socials during the year so people can get together.

We have hired a gardener to keep the front entrance free of weeds and trim bushes and trees.

The board has discussed hiring a service to clean up alleys.

There will always be other projects that will arise and additional funds will be required to

tackle them.

The CCV1 Board met on Monday, November 14

at 2:00 p.m. We welcomed new association member,

Nomi Shannon, who was interested in the workings

of the board.

The board again addressed the number of trash

companies going through our neighborhood. Pam

will check with Green Valley Council and perhaps

our Association lawyer to see where we stand legally

to enforce just one trash company. This has been an

on going problem for the last ten years. As Pam

reminded the board we voted to promote one trash

company. It seems everyone you talk to likes their

specific company for their own reasons. More on this

next meeting.

The board discussed the raising of dues for the

association for 2018. Please refer to the article on

page 2.

The terms of these board members are ending

this January: Pam Haukaas, Nancy Schultz, Don

Thompson (moved away) and Diane Longo. Pam and

Nancy will be putting their names forward for

another term. We must replace two people on the

board and we are talking to neighbors to try to fill

those vacancies. A notice will be posted on the white

board by the entrance and in the newsletter.

The board established that the annual meeting

will be held on Saturday, January 28,2017 at 12:00

p.m. at the East Center. A lunch will be provided.

Pam is looking into a speaker for the meeting.

Ballots, the POA dues notice and the Fair

Housing Act Compliance form will be mailed to

owners.

Indicate that we have enough residents to have our community classified as a 55 plus community

Notify your emergency contacts in the case of an urgent situation

Keep you informed of the board’s activities as well as community concerns or events via the e-

a garage with door and wrought iron gate. Added 4’x18’ section to an existing walk and enclosed area with 30” high

wall with 2-15” high wrought iron arches for drainage. Construct stucco wall 5’ high on north side with 5’wood gate.

To All New 2015 and 2016 Neighbors

Welcome to CCV1. Green Valley is an unincorporated community, therefore Property Owners Associations

(POA) are very important. You need to know that with the purchase of a home in a POA comes membership in

the Association. The objective of our Association is to maintain the property values of our members. You will

find our residents friendly, active and involved. They look forward to meeting you and welcoming you to your

new home.

Country Club Vistas 1 is an Arizona Corporation

We are governed by Articles of Incorporation, By-laws, and Covenants, Conditions , and Restrictions

(CC&R’s). These documents are available on our CCV1 website: www.ccv1gv.org CCV1 will provide you

copies of the legal documents before closing. If you did not received a copy call any board member and they will

get you a copy. The CC&R’s, adopted by the homeowners, spell out the responsibilities of the homeowner and

the POA. The CC&R’s are an enforceable contract between the homeowner and the POA. This document

enables all our residents to live together in harmony.

CCV1 is Self Managed

A seven member board is elected from the membership (2 year terms are staggered). The board elects officers

following the Annual meeting each year. The annual meeting is held the last Saturday of January. The board

meets the first Monday of each month from November to May, at 2:00pm. All members are welcome at our

meetings. CCV1 will be your Property Owner’s Association. We hope you will be be an active member. Even if

you are not on the board perhaps you can volunteer for a committee.

Finances

Annual dues are only $35.00 per year. This may change in the coming year. A $60.00 Transfer Fee is charged

each new homeowner, at closing, to pay for POA expenses incurred with the sale of each home.

Additional Information

There are 229 properties in our POA. CCV1 is age restricted. Each home must be occupied by at least one

person 55 years of age or older. No person under the age of 18 is allowed except on a temporary basis not to

exceed 6 weeks in any twelve month period. Most homes in CCV1 hold a deed-restricted membership in Green

Valley Recreation. The board has also voted that CCV1’s preferred trash company be Titan. The board has

tried hard over the years to have only one trash company coming into our neighborhood, to save wear and tear

on our roads. So please consider this company when moving in.

There is an additional and imperative reason for keeping alleys clear of debris, weeds, overgrown bushes,

trees, etc. Adequate width and height clearance for any size utility vehicle and/or fire/police department vehicle

must be maintained in the alleys.
